We print AED 1,869,000 because it is the starting price on the main portal's project page for this release, and it matches DAMAC's own launch post of AED 1.87 million. The source listing shows no price. With the release sold with a 2026 date, DAMAC may have little stock left at that level, and a resale seller will want a premium; DAMAC's statement of account and the seller's paid-to-date figure settle what you actually pay.

The Violet phases are the same four-bedroom townhouse at different dates. Violet Phase 3 costs AED 42,000 more and Violet 4 Phase II AED 91,000 more than this release, about 2% and 5%. That is the premium for joining later, not for a bigger home.

The layout is the community's standard four-bedroom: Verona sells 2,352 to 2,415 sq ft townhouses from AED 1,829,000, and Natura from AED 1,830,000, both with 2026 dates. Violet is about AED 40,000 dearer than either. The community's median sale price is about AED 1,650,000 on 2026 data, which includes older and smaller homes.

Payment plan and total cost

The handover date has passed

The first release was sold with a Q2 2026 date, and 1 June 2026 appears on one portal. A portal tracker now lists four Violet phases: Violet 1 at 13% built for Q3 2027, Violet 2 for Q1 2027, Violet 3 for Q4 2026 and Violet 4 for Q1 2027, the last three marked sold out. None matches June 2026, and the sources do not say which phase a first-release unit belongs to.

The benign reading is that the listing dates are out of step with the phases DAMAC registered, and DAMAC is handing over more than 1,500 villas in DAMAC Hills 2 in 2026, so the community is moving. The cautious reading is that some units are a year or more away. Before paying, ask DAMAC for your unit's phase, its DLD completion date and progress, and the escrow record. Do not pay the AED 560,700 due at handover under 70/30 until the completion certificate is issued.

Buying on resale. An off-plan resale works as an assignment: you pay the seller what they have paid DAMAC plus their premium, take over the remaining instalments, and pay the 4% DLD fee on the full resale price. Get DAMAC's statement of account before paying the seller anything.

Location and connectivity

DAMAC Hills 2 lies well out along Al Qudra Road (D63) in Dubailand, past the original DAMAC Hills and Arabian Ranches III. Quoted drive times are about 20 minutes to Dubai Outlet Mall, 25 to Global Village and IMG Worlds of Adventure, 35 to Al Maktoum International Airport (DWC) and 35 to 45 minutes to Downtown Dubai and Business Bay, depending on the hour. There is no Dubai Metro station, so every trip is by car.

The community is organised around themed zones DAMAC calls Water Town, Down Town and Sports Town, with the Malibu Beach wave pool at the centre. It is filling fast: DAMAC scheduled more than 1,500 villas here for handover in 2026, and new clusters are still going up around the finished ones. Expect construction traffic for a while and a steady supply of similar four-bedroom homes coming to the rental market.

Amenities and specifications

Each Violet townhouse has four bedrooms, a study, a patio and a private garden, a garage, a balcony, a laundry room and a rooftop terrace. The two sizes are the middle unit at about 2,352 sq ft and the corner at about 2,415 sq ft. Plot sizes are not published, and on a townhouse they decide how much outdoor space you own, so ask for the plot area on the SPA.

Community amenities listed for Violet buyers include the Malibu Beach wave pool, a splash pad and slides, a lazy river, a Zen garden, a green zone and hedge maze, a jungle gym, a fishing lake, a petting farm, a dog park and an outdoor cinema. The golf course, equestrian centre and Malibu Bay belong to the original DAMAC Hills, a separate community with its own gates.

Not published: the finish and appliance schedule and the cluster's service-charge budget. Everything quoted is final as per the SPA.

About the developer

DAMAC Properties, founded by Hussain Sajwani in 2002, is the UAE's largest private developer. It reports more than 50,000 homes handed over and a pipeline above 55,000, awarded USD 2.72 billion of construction contracts in the first half of 2026, and is handing over 8,800 homes in Dubai in 2026: about 6,300 at DAMAC Lagoons, more than 1,500 villas at DAMAC Hills 2, and Chic Tower and Elegance Tower.

On timing, DLD data on DAMAC's 2023-2024 deliveries shows an average delay of 6 to 12 months past the SPA date, more than Emaar or Sobha. Violet has already missed its June 2026 date, and a 6 to 12 month slip would put keys in late 2026 or 2027, which matches the tracker's phase dates.

For Indian buyers

Ownership. DAMAC Hills 2 is freehold for foreign buyers, and the DLD issues the title deed in your name. There is no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 74,760 on the entry townhouse.

LRS. The Liberalised Remittance Scheme allows USD 250,000 per person per financial year, about AED 918,000. The entry townhouse with its DLD fee is about AED 1,943,760, roughly USD 529,274, a little more than a couple's combined USD 500,000 for one year. The booking and construction instalments, AED 1,308,300, fit inside it; the handover payment can fall in the next financial year. Tax collected at source applies above Rs 10 lakh a year and is credited against your Indian tax.

Golden Visa. AED 1,869,000 is AED 131,000 below the AED 2 M property threshold, so this unit alone does not qualify.

Rent, tax and exit. One portal put the starting rent for a four-bedroom townhouse in DAMAC Hills 2 at AED 80,000 a year in Q3 2024, about 4.3% gross at this price and about 3.7% after the service charge. Community-wide gross yields of 6.0% to 7.2% quoted for 2026 would need AED 112,140 to 134,568 a year; underwrite at the AED 80,000 figure. Rent is taxable in India if you are resident, and the townhouse goes in Schedule FA. At resale you compete with Verona, Natura and later Violet phases selling the same layout. Violet is a sound family product at a fair price: a four-bedroom townhouse with a study, garage and rooftop for about AED 795 per sq ft, in a community with a low service charge. What changed is the calendar. The June 2026 handover it was sold on has passed, and a portal's phase dates now stretch to Q3 2027, with one phase at 13% built. DAMAC is handing over more than 1,500 villas in DAMAC Hills 2 this year, so the likelier story is a phase in progress rather than a stalled one, but a buyer should not pay a seller's premium on a date nobody can confirm. As an investment it is modest: the community's quoted starting rent gives about 4.3% gross at this price.

Buy Violet as a home if you want four bedrooms under AED 2 M and can wait into 2027, after DAMAC confirms your phase and its completion date in writing. Price it against Verona and Natura and against later Violet phases, which cost more for the same townhouse. Dubai off-plan is sold on a split written as two numbers. A 10/90 or 20/80 plan takes that much on booking and the rest at handover, which suits a buyer arranging a mortgage at completion; a 60/40 is the common structure, with 10% to 20% on booking, 40% to 50% across construction milestones and 40% at handover; a 70/30 puts more in the middle and leaves a smaller final cheque. A post-handover plan spreads the balance over one to three years after you have the keys, so rent can help pay it. Two questions settle whether a plan is as good as it looks: is the construction portion tied to milestones or to dates - milestones are better, because they stall if the building stalls - and what does the sale and purchase agreement say happens if you miss an instalment. Your money sits in a DLD-approved escrow account and is released against construction.

Hidden Charges to Budget For

Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation. After handover the running cost is the service charge - roughly AED 10 to 32 per sq ft a year for apartments and AED 14 to 40 for villas - with no annual property tax on top.

What changed is the calendar. The June 2026 handover it was sold on has passed, and a portal's phase dates now stretch to Q3 2027, with one phase at 13% built. DAMAC is handing over more than 1,500 villas in DAMAC Hills 2 this year, so the likelier story is a phase in progress rather than a stalled one, but a buyer should not pay a seller's premium on a date nobody can confirm. As an investment it is modest: the community's quoted starting rent gives about 4.3% gross at this price.
