The five-bedroom at AED 3,234,000 and the villa at AED 6,839,000 come from the same launch price sheet. Townhouse sizes are quoted only as a 2,208 to 3,178 sq ft range, so the five-bedroom rate depends on the plot.
One portal now shows Bora Bora 2 "starting from AED 4.0 M". That is not a new list price for the same townhouse. It is most likely the price of what DAMAC still has, which after nearly two years of sales will be larger five-bedroom units or corner plots. A resale seller who bought at launch will ask somewhere between the two. DAMAC's current price list, or the seller's SPA and the DLD transfer history, settles what you pay today.
How it compares with the other clusters
Launch pricing across DAMAC Islands tells you how much the developer lifted prices between releases. Bora Bora 3, the next release, opened at AED 2,296,000 with the same sizes and the same Q4 2028 date, so it was slightly cheaper at launch. Seychelles, launched in March 2025, opened near AED 2.3 M but carries a later handover. At DAMAC Islands 2, launched in November 2025, a four-bedroom townhouse of 2,186 sq ft starts at AED 2,994,000 in Bahamas and AED 3,329,000 in Barbados, or roughly AED 1,370 to 1,520 per sq ft. Before the Oqood charge, the entry townhouse costs about AED 2,519,620 with a broker and AED 2,472,080 without one, or about Rs 6.49 crore and Rs 6.37 crore. Of that, about AED 1.78 M leaves your account before you get keys. DAMAC has run DLD-fee waivers on some launches; if one is offered, get it written into the SPA.
Service charges are the unknown. DAMAC Islands has no published rate, because no cluster has been handed over. A townhouse community with lagoons, beaches and pools will not be cheap to run; ask DAMAC for its budget estimate per sq ft in writing, and check the DLD's service charge index once the owners' association is set up.
On a resale from a launch buyer, you pay the seller's premium plus what they have paid DAMAC, then take over the rest. DAMAC charges a fee to assign an off-plan contract and may require a minimum paid-up share first; ask for both before agreeing a price.
Location and connectivity
Bora Bora is part of phase one of DAMAC Islands, alongside Maldives, Seychelles, Hawaii, Bali and Fiji. The community sits in Al Yelayiss 1, in the southern Dubailand belt between Sheikh Mohammed bin Zayed Road (E311) and Emirates Road (E611). DAMAC Lagoons and DAMAC Hills 2 are neighbours, and Global Village and Dubai Outlet Mall are the nearest attractions.
Drive times quoted for the community are about 30 to 35 minutes to Downtown Dubai and 35 to 40 minutes to DXB on a clear road, with Al Maktoum International Airport (DWC) and Expo City to the south-west. The Dubai Metro does not reach Dubailand, so this is a car-dependent address.
The area is a building site and will stay one for years. DAMAC Islands holds 5,915 homes across its clusters, and DAMAC Islands 2 adds eight more clusters next door with handovers into 2030. Bora Bora 2 is among the first to finish, which cuts both ways: you get keys earlier, but you may live beside cranes for another two years.

Amenities quoted for the community include lagoon and beach access, infinity pools, a fitness centre, yoga and wellness areas with steam rooms, jogging and cycling trails, a marina-style area and dining outlets. These are shared master community facilities, not Bora Bora 2's own; appliances, parking and any smart-home package are not published. Your SPA and its specification schedule are the only binding list.
About the developer
DAMAC Properties was founded in 2002 and is controlled by Hussain Sajwani's family. It says it has delivered more than 50,000 homes, with more than 54,000 under construction across the UAE, Saudi Arabia, Qatar and other markets. It reported AED 36 billion of sales in 2025, the highest of any private Dubai developer, and 8,800 handovers in the first half of 2026.
For a villa buyer the useful comparison is DAMAC Lagoons, the Mediterranean-themed community next door, where the first Santorini cluster units were handed over in November 2025. DAMAC Hills and DAMAC Hills 2 are older, completed villa communities you can visit to judge build quality and upkeep.
The record on dates is weaker. Independent reviews put DAMAC's average handover delay at 6 to 12 months past the SPA date, at the upper end of Dubai developers. Management has said construction and handovers are on schedule, but for Bora Bora 2 we would plan for keys in 2029 rather than December 2028.
For Indian buyers
Ownership. DAMAC Islands is a freehold area, so an Indian passport holder can own the townhouse outright and the title deed is issued by the DLD in your name. There is no annual property tax in Dubai.
Getting the money out. The LRS allows USD 250,000 per person per financial year, about AED 918,000 at 3.6725. The 20% booking of AED 475,400 fits within one person's allowance. The full AED 2.47 M including the DLD fee needs close to three years of one person's allowance, or a couple remitting USD 500,000 a year for about 16 months. The construction schedule allows that, but plan it before you sign. Remittances above Rs 10 lakh a year attract TCS at 20%, which you claim back against your Indian tax.
Golden Visa. Every Bora Bora 2 unit is priced above the AED 2 M property threshold for the ten-year Golden Visa. Rules on off-plan property and how much must be paid up change from time to time, so confirm with the DLD when you apply.
Rent and tax. There is no rental history, because nothing in DAMAC Islands has been handed over. Any rent you earn after 2028 is taxable in India if you are a resident, with credit under the India-UAE tax treaty for any UAE tax (there is none on personal rent today). The property must be declared in Schedule FA of your return.

At launch the four-bedroom townhouse worked out at about AED 1,077 per sq ft, which is well under what DAMAC asked a year later at DAMAC Islands 2. The catch is that the launch price is almost certainly gone; a portal now prints AED 4.0 M, the level of a five-bedroom or a resale unit. That makes the real question what a resale seller wants over the original price, and whether that premium still leaves you under the DAMAC Islands 2 rate. What is missing is a DLD number and any service charge figure.

The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none.
