We print AED 1,911,000 because several broker and portal pages for Violet 3 give it as the starting price. DAMAC's own site has no Violet 3 page, and the source listing shows no price, so treat it as the phase's launch figure as reported, not a current DAMAC price list. One broker quotes a band of AED 800 to 900 per sq ft, which on these sizes spans about AED 1,881,600 to 2,173,500; the top of that band is a corner unit priced near AED 2.2 M.
Against its sister phases the pattern is simple: each later release of the same townhouse costs a little more. Violet 3 is AED 42,000 above the first release and AED 49,000 below Violet 4 Phase II. A 50% construction share at 1% a month takes 50 months to pay. The phase was released before Violet 4 arrived in Q4 2024 and is due in Q4 2026 or Q2 2027, so the monthly payments cannot all fit before handover. Either some construction milestones are larger than 1%, or the monthly payments stop at handover and the balance is added to the 30%. Ask for the full schedule, because it decides how much cash you need at keys.
Buying on resale
With the phase marked sold out, most buyers today take over a seller's contract. You pay the seller what they have paid DAMAC plus a premium, take over the remaining instalments, and pay the 4% DLD fee on the full resale price. As an illustration only, with an assumed seller who has paid 40% (AED 764,400) and an assumed premium of AED 100,000: you would pay the seller AED 864,400, owe DAMAC AED 1,146,600, and pay a DLD fee of AED 80,440 on AED 2,011,000. Developers usually charge a transfer fee as well; ask DAMAC for its figure. Get DAMAC's statement of account before paying the seller anything.
Location and connectivity
DAMAC Hills 2 is the later and larger of DAMAC's two Dubailand communities, reached along Al Qudra Road (D63) past the original DAMAC Hills. Quoted drive times run about 20 minutes to Dubai Outlet Mall, 25 to Global Village and IMG Worlds of Adventure, 35 to Al Maktoum International Airport (DWC) and 35 to 45 minutes to Downtown Dubai. There is no Dubai Metro station, so every trip is by car.
Inside the gates, the community is built around the Malibu Beach wave pool and a lazy river, with parks, sports fields, cycling tracks and a retail centre. DAMAC scheduled more than 1,500 villas here for handover in 2026, so a Violet 3 owner arriving in 2027 should find a lived-in neighbourhood, with building work still going on in the newer clusters around it.

Violet 3 uses the same design as the other Violet phases: four bedrooms, a study, a private garden and a rooftop terrace, in middle units of about 2,352 sq ft and corner units of about 2,415 sq ft. Corner units may carry more garden, but plot sizes are not published for this phase, so get the plot area on the SPA before comparing prices.
Community amenities quoted for Violet buyers include the wave pool and lazy river, parks, fitness centres and shops within DAMAC Hills 2. The golf course and equestrian centre belong to the original DAMAC Hills, a separate community. Not published: the finish and appliance schedule and the service-charge budget. Everything quoted is final as per the SPA.
About the developer
DAMAC Properties, founded by Hussain Sajwani in 2002, is the UAE's largest private developer. It reports more than 50,000 homes handed over and a pipeline above 55,000, and it is handing over 8,800 homes in Dubai in 2026, including more than 1,500 villas at DAMAC Hills 2. It awarded USD 2.72 billion of construction contracts in the first half of 2026.
On timing, DLD data on DAMAC's 2023-2024 deliveries shows an average delay of 6 to 12 months past the SPA date. The Violet cluster shows the pattern: the first release was sold with a June 2026 date that has passed. For Violet 3, that argues for planning around late 2027 rather than Q4 2026, and for checking the phase's progress on the Dubai REST app before paying a premium.
For Indian buyers
Ownership. DAMAC Hills 2 is freehold for foreign buyers, and the DLD issues the title deed in your name. There is no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 76,440 at the quoted price.
LRS. The Liberalised Remittance Scheme allows USD 250,000 per person per financial year, about AED 918,000. The entry townhouse with its DLD fee is about AED 1,987,440, roughly USD 541,168: a little more than a couple's combined allowance for one year. The 1% monthly schedule, about AED 229,320 a year, fits easily inside one person's allowance. Tax collected at source applies above Rs 10 lakh a year and is credited against your Indian tax.
Golden Visa. At AED 1,911,000 a unit is AED 89,000 below the AED 2 M property threshold.
Rent, tax and exit. One portal put the starting rent for a four-bedroom townhouse in DAMAC Hills 2 at AED 80,000 a year in Q3 2024, about 4.2% gross at this price; community-wide gross yields of 6.0% to 7.2% quoted for 2026 would need AED 114,660 to 137,592. Violet Phase 3 is the middle child of the Violet cluster: the same four-bedroom townhouse as the first release, AED 42,000 dearer, and AED 49,000 cheaper than Violet 4 Phase II. At about AED 812 per sq ft the product is fairly priced for DAMAC Hills 2, and the 1% monthly schedule is easy to live with. The complications are that a portal marks the phase sold out, so you are likely buying from a seller at a premium, and that its handover date is quoted two ways, Q4 2026 and Q2 2027. The first Violet release has already missed its date, which is reason enough to check this phase's progress before paying. As an investment it is modest; as a family home in a community that is filling up, it is sensible.
Buy a Violet Phase 3 townhouse if you want four bedrooms in DAMAC Hills 2 and the seller's premium is small: at about AED 50,000 over the AED 1,911,000 launch figure you are already at Violet 4's AED 1.96 M. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none.
