We print AED 1,100,000 because a portal's project page for Lagoon Views 12 and a broker page both give it as the starting price. The catalogue carries no price for this row. It is a launch figure. The Lagoon Views series has been selling since before its second phase was released in Q2 2024, and with building 12 due in 2027 DAMAC is unlikely to have much stock left at that level. The six-month average asking price on another portal, about AED 1,747,734, mixes one and two-bedrooms and floors, so it overstates what a one-bedroom costs, but it shows the direction.

Buying on resale. An off-plan resale in Dubai works as an assignment. You pay the seller what they have paid DAMAC so far plus their premium, you owe DAMAC the remaining instalments, and the 4% DLD fee is charged on the full resale price. On a unit bought at AED 1,100,000 and resold at AED 1,400,000 with 80% paid, you would hand the seller AED 1,180,000 (AED 880,000 paid in plus AED 300,000 premium), owe DAMAC AED 220,000 at handover, and pay about AED 56,000 of DLD fee. Location and connectivity

DAMAC Lagoons sits beside DAMAC Hills in Dubailand, with Emirates Road (E611) and Hessa Street (D61) as the main links and Sheikh Zayed bin Hamdan Al Nahyan Street as another way in. Dubai Sports City and Motor City are about 10 to 15 minutes by car, Mall of the Emirates about 25 minutes and Al Maktoum International Airport about 25 to 30 minutes. There is no metro.

Lagoon Views buildings sit on the community's swimmable lagoons and beaches, with a sunny Mediterranean theme meant to feel like a seaside resort. The community around them is moving from building site to neighbourhood: DAMAC is targeting about 6,300 Lagoons handovers in 2026, and Santorini residents have been in since late 2025. The Lagoons District, with offices and DAMAC Mall, is still planned.

Amenities and specifications

Lagoon Views buildings are low-rise - 8 storeys with 9 units a floor on the phase descriptions - which keeps lift waits short and corridors quiet compared with a tower. Building 12 is quoted with an indoor swimming pool, fitness centres, landscaped gardens and direct lagoon access. Portals label its blocks by letter (a "Lagoon Views 12 C" appears on one), so check which block and floor a unit is in.

Not published: the finish schedule, the appliance package, parking per unit and the service-charge budget. Because handover is near, ask DAMAC or the seller for the final specification and the snagging procedure. Final specification as per the SPA.

About the developer

DAMAC Properties, founded in 2002 by Hussain Sajwani, said in September 2026 that it had handed over more than 50,000 homes, with over 55,000 in its pipeline and USD 2.72 billion of construction contracts awarded in the first half of 2026. About 6,300 of its 8,800 targeted 2026 handovers are at DAMAC Lagoons, against about 513 there in 2025, and community infrastructure was reported more than 80% complete.

Santorini, the first Lagoons cluster, began handover in November 2025, about a quarter after target. Company-wide, a 2026 review of DLD data puts DAMAC's average delay at six to twelve months beyond the SPA date, with snagging complaints more common than at Emaar or Sobha. For Lagoon Views 12, that suggests keys in late 2027 or 2028 and a careful snagging inspection.

For Indian buyers

Ownership. DAMAC Lagoons is freehold for foreign buyers and the DLD issues the title deed in your name. The UAE has no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 44,000 at the launch price and more on a resale price.

Remittance. Under the LRS each person can remit USD 250,000 per financial year. AED 1,100,000 is about USD 300,000, above one person's allowance but inside a couple's USD 500,000. A resale close to AED 1.75 million, about USD 476,000, still fits a couple's single year - just.

Golden Visa. The threshold is AED 2 million of property. Launch prices are well below it; only a larger two-bedroom resale at or above AED 2 million would qualify, and the title deed value is what counts.

Rent and tax. One 2026 guide puts DAMAC Lagoons gross yields at 5.5% to 7%; on AED 1,100,000 that is about AED 60,500 to 77,000 a year, but on a AED 1.75 million resale the same rent is only 3.5% to 4.4%. The UAE levies no income tax on rent; in India it is taxable and the flat goes in Schedule FA.
