We print AED 1.67 M because the source listing gives it and the resale market backs it: one portal lists one-bedrooms from AED 1,700,000, within 2%, and a broker page quotes resale from AED 1.67 M for a 673 sq ft unit. The launch price in 2023 was also AED 1.7 M.

The other figure is AED 2,496,000, which Property Finder's project page and several broker pages carry, and one broker says one-bedrooms start at AED 2.5 M "as of 2025". That looks like DAMAC's later release price, not what the smallest resale units trade at. The average one-bedroom ask of about AED 2.07 M sits between the two. So: the AED 1.67 M units are the smallest plans on lower floors, and a better view or a larger plan costs more. The DLD transaction record for Volta settles what units have actually sold for.

Against Downtown

Apartments in Downtown Dubai average about AED 2,950 per sq ft on one 2026 guide, with a blended sale price near AED 3.96 M. The AED 1.67 M one-bedroom, at about AED 2,480 per sq ft, is about 16% below that. The AED 2.5 M start is about 22% above it. Volta sits on the Sheikh Zayed Road side rather than on the Boulevard, which is part of why its entry price is lower.

Payment plan and total cost

The plan is 20/60/20: 20% on booking, 60% during construction, 20% at handover. DAMAC sold this as an 80/20 plan: 80% paid while the tower is built and 20% when you take the keys.

DAMAC adds its own admin charges, and a broker adds 2% plus VAT, about AED 35,070 on this price.

Buying a resale. Construction is more than two and a half years in, so most units offered at AED 1.67 M to 1.7 M are resales of launch contracts. You repay the seller what they have paid DAMAC plus their premium and take over the remaining instalments; the 4% DLD fee is charged on the full resale price. Ask DAMAC for a statement of account and its transfer fee in writing before paying the seller.

Service charge. Not published for Volta. Downtown Dubai runs about AED 18 to 35 per sq ft a year on 2026 guides, among the highest in the city. On a 673 sq ft one-bedroom that is about AED 12,100 to 23,600 a year. A tower with a full wellness floor is likely to sit in the upper half; ask DAMAC for the budget before handover.

Location and connectivity

Volta stands on Sheikh Zayed Road, on the Downtown side, and one portal puts Burj Khalifa about three minutes away. The Dubai Mall and the Downtown Boulevard are a short drive, Business Bay and DIFC are along the same road, and Dubai International Airport (DXB) is typically about 15 to 20 minutes by car outside peak hours. The Dubai Metro Red Line runs along Sheikh Zayed Road; check the walking route to the nearest station from the tower's entrance, as SZR itself is not a road you cross on foot.

Units face Burj Khalifa and Downtown on one side and the sea on the other, and broker pages describe extra-large balconies to take in both. The trade-off of a Sheikh Zayed Road address is traffic noise and a less walkable street than the Boulevard.

Amenities and specifications

Wellness is the point of Volta. The amenity list quoted across DAMAC's pages and broker pages includes lap pools, a boxing ring, a climbing wall, a jogging track, sky yoga spaces and a spa offering aqua massage, ice therapy and acupuncture. That is a longer fitness list than most Downtown towers carry, and it is reflected in the service charge.

The tower splits into two tiers. One and two-bedrooms fill the lower and middle floors (levels 2 to 48 on one page, 2 to 50 on another), and three and four-bedrooms and full floors take the top ten levels. Sizes run from about 673 sq ft for a one-bedroom to about 2,167 sq ft for the largest units.

The sources checked do not publish the finish schedule, appliance brands or parking per unit. Ask for them with the floor plan before you commit. Final specification as per the SPA.

About the developer

DAMAC Properties was founded in 2002 by Hussain Sajwani. In September 2026 it said it had handed over more than 50,000 homes, with over 55,000 in its pipeline and more than AED 10 billion of construction contracts awarded in the first half of 2026. Its 2026 handover plan of 8,800 homes spans DAMAC Hills, DAMAC Hills 2, DAMAC Lagoons, Chic Tower and Elegance Tower.

For Volta, DAMAC appointed Al-Ashram Contracting, a local firm, as main contractor, and construction began in December 2023. On delivery, a 2026 review of DLD data puts DAMAC's average delay at six to twelve months beyond the SPA date, the upper end of the Dubai range, and snagging complaints are more common than at Emaar or Sobha. Plan around a late-2028 or 2029 handover and a proper inspection.

For Indian buyers

Ownership. Downtown Dubai is freehold for foreign buyers. During construction your purchase is an Oqood record at the DLD; at handover the DLD issues the title deed in your name. The UAE has no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 66,800 on a AED 1.67 M one-bedroom.

Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. The one-bedroom with fees is about AED 1.74 M, roughly USD 474,000: above one person's allowance and just inside a couple's USD 500,000. A resale on the plan spreads the rest over two or three financial years. TCS of 20% on remittances above Rs 10 lakh a year is adjusted against your income tax.

Golden Visa. The property route needs AED 2 million. The AED 1.67 M one-bedroom falls short; a larger one-bedroom at the average ask of about AED 2.07 M, or any two-bedroom, should clear it on the title deed value.

Rent and tax. 2026 guides put Downtown gross yields at 5% to 6.5%, about AED 83,500 to 108,600 a year on AED 1.67 M, and net yields at 3.5% to 5% after service charges, management and vacancy. The UAE levies no tax on the rent; an Indian tax resident declares it in India, with the 30% standard deduction, and reports the flat as a foreign asset.
