About Riverside Views DAMAC Riverside DIP 2 Dubai

Riverside Views is the apartment side of DAMAC Riverside, the master community DAMAC Properties is building around an artificial river in Dubai Investment Park 2 (DIP 2). Launched in January 2025 as DAMAC's first project of that year, it sells only 1 and 2 BHK apartments, in more than 20 mid-rise buildings grouped into eight clusters. One-bedrooms opened at AED 888,000. The newest phase, Capri One, released in August 2025, starts at AED 993,000 (about Rs 2.56 crore).

DAMAC gives handover as May 2028; one portal prints Q1 2029. This page covers the apartments only. The townhouses around them are a different product, with different prices and an earlier date, covered on our DAMAC Riverside page and, for one cluster, on Ivy at DAMAC Riverside.

We print AED 993,000 because it is the most recent starting price DAMAC itself announced, for the Capri One phase in August 2025. The source listing still shows AED 888,000, the January 2025 launch figure. Two portal pages quote from AED 1.3 M and AED 1.4 M; they may reflect larger units or what is left in stock, and neither says which. DAMAC's price list on the day you book settles it.

The 1 BHK moved from AED 888,000 to AED 993,000 in seven months, a rise of about 12%. The 2 BHK moved from AED 1.42 M to AED 1.9 M, about 34%, too large to be price alone; the Capri One two-bedrooms may be larger layouts. No source prints sizes by phase, so ask for the floor plan with the suite area and compare the price per foot, not the headline.

Against the rest of DAMAC's range

At about AED 1,265 per sq ft on the smallest quoted size, Riverside Views is well below the AED 1,630 to 1,790 per sq ft that DAMAC's Lagoon Views one-bedrooms launched at in DAMAC Lagoons. It is also DAMAC's cheapest new way into DAMAC Riverside: the townhouses start at about AED 1.99 M. The finished alternative nearby is resale. DAMAC's Celestia buildings in Dubai South, completed in 2019, average about AED 704,756 and AED 881,305 in their two blocks on one portal, with a tenant from day one.

Payment plan and total cost

Riverside Views launched on a 70/30 split: 20% on booking, 50% during construction and 30% at handover. One project-named site advertises a 10% reservation. For Capri One, DAMAC advertised instalments of 0.25% a month, about AED 2,499. The SPA's payment schedule is final; the worked example below uses the 70/30 split on the entry unit.

Check the monthly headline against the table. At 0.25% a month, the entry flat costs about AED 2,482 a month, close to the AED 2,499 DAMAC quoted. Over the 33 months from August 2025 to May 2028 that adds up to roughly AED 81,922, about 8% of the price. So the small monthly payments cannot be the whole construction share. The rest must fall as a larger booking amount, milestone payments or a bigger sum at handover. Ask DAMAC for the full schedule before you book, and plan the cash you need in the first 90 days.

Service charge. DAMAC has not published one for Riverside Views. A 2026 guide puts DAMAC Lagoons at AED 6 to 9 per sq ft a year and DAMAC Hills at AED 7 to 12. Apartment buildings carry lifts and shared pools that villa clusters do not, so budget toward the top of that range. At AED 12 per sq ft a 785 sq ft 1 BHK would cost about AED 9,420 a year; treat it as a planning figure and get DAMAC's budget in writing.

Location and connectivity

Dubai Investment Park 2 is the southern half of DIP, off Sheikh Mohammed Bin Zayed Road and Expo Road, between Expo City Dubai and Jebel Ali. Agency estimates put Expo City at 10 to 15 minutes by car, Jebel Ali Port and Free Zone at about 15, Al Maktoum International Airport (DWC) at about 20, Dubai Marina at 25 to 30, and Downtown Dubai and DXB at 35 to 40. The nearest Dubai Metro stop is Expo 2020 station on the Red Line, a drive rather than a walk.

DIP 2 today is a working district of warehouses, showrooms, schools and the older Green Community villas. DAMAC Riverside builds its own centre on top of that: the artificial river, with the apartment buildings along it, and about 1,900 townhouses in the Ivy, Lush and Sage clusters behind. The townhouses are due first, in Q4 2027, so apartment owners should arrive in a community that already has residents.

The address suits people who work around Expo City, Jebel Ali and DWC; for a Downtown commute it is a long drive. For other options, see all Dubai projects we track.

Amenities and specifications

The eight clusters are named after shades of blue: Teal, Azure, Marine, Indigo, Royal, Capri, Sun and Pacific (one portal prints Sky in place of Sun). Trackers list individual buildings such as Marine 1, Marine 2 and Royal 1-B.

Quoted amenities include an aqua gym, calisthenics equipment, a climbing wall, a community farm, a floating cinema, a games room, outdoor fitness areas, restaurants and a spa. DAMAC's Capri One release added a clubhouse, a floating island restaurant, a Zen spa, a Portofino restaurant and a hydroponic garden. Which of these sit inside your building and which are shared across DAMAC Riverside is not published.

Not published: the finish schedule, the appliance package, parking per unit, balcony sizes and the service-charge budget. The SPA is the binding list.

About the developer

DAMAC Properties, founded by Hussain Sajwani in 2002, is the UAE's largest private developer. In 2026 it reported more than 50,000 homes handed over, a pipeline above 55,000 and USD 2.72 billion of construction contracts awarded in the first half of the year. It is handing over 8,800 homes in Dubai in 2026, about 6,300 of them at DAMAC Lagoons and more than 1,500 villas at DAMAC Hills 2, plus Chic Tower in Business Bay and Elegance Tower in Downtown.

The other side of the record is timing. DLD data on DAMAC projects delivered in 2023 and 2024 shows an average delay of 6 to 12 months beyond the SPA date, more than Emaar or Sobha. For Riverside Views that points to late 2028 or 2029 rather than May 2028. The SPA's completion clause and grace period, and your building's record on the Dubai REST app, are what you can hold DAMAC to.

For Indian buyers

Ownership. DIP 2 is freehold for foreign buyers, and the DLD issues the title deed in your name. The UAE charges no annual property tax and no VAT on a residential sale, so the government cost is the 4% DLD transfer fee, AED 39,720 on the entry flat, plus the Oqood registration charge.

LRS. The Liberalised Remittance Scheme allows USD 250,000 per person per financial year, about AED 918,000. The entry flat at about AED 1,032,720 with the DLD fee is roughly USD 281,204, so one person can fund it across two financial years, and a couple can do it in one. The booking plus all construction instalments, about AED 695,100, fits inside one person's allowance for a year. Tax collected at source applies above Rs 10 lakh a year and is credited against your Indian tax.

Golden Visa. No single unit reaches the AED 2 M property threshold. The dearest published price, AED 1.9 M for a Capri One 2 BHK, is AED 100,000 short.

Rent, tax and exit. Nothing lets before 2028. One agency's pricing analysis quotes up to 9% gross for DIP apartments; that is a projection, not a record, and it comes before the service charge. Rent is taxable in India if you are resident, and the flat goes in Schedule FA of your return. At resale you will compete with more than 20 buildings of similar flats. Our verdict

Riverside Views is DAMAC selling a waterfront master plan to the under-AED 1 M buyer, and on price per foot it undercuts DAMAC's own apartments in DAMAC Lagoons by a wide margin. The catch is that the entry price is moving: AED 888,000 in January 2025, AED 993,000 by August, and portal pages already quoting AED 1.3 M and more. The second catch is supply. More than 20 buildings of 1 and 2 BHK flats will hand over into the same small rental market, next to about 1,900 townhouses. The location works for people employed around Expo City, Jebel Ali and DWC, and much less for anyone commuting to Downtown. We would want the building's DLD number and a service-charge estimate before booking.

Buy a Capri One or earlier-phase 1 BHK if you want a new DAMAC flat under AED 1 M, can hold until 2029 and have a tenant base in the Expo-Jebel Ali corridor in mind. Compare the price per foot on your actual floor plan against the launch figure, since the 2 BHK prices suggest the units got larger as well as dearer. If you need a rent before 2029 or a Golden Visa from one unit, look at finished stock instead.
