Valia is an Emaar Properties apartment tower at Dubai Creek Harbour, the waterfront masterplan Emaar is building on the creek beside the Ras Al Khor Wildlife Sanctuary. It is a 56-storey tower of 491 homes, from one to four bedrooms, rising from a mixed-use podium directly across from the site of the Dubai Square mall. The source listing's AED 2.06 M matches a sales page that prints the same figure, and sits within 4% of the AED 2.1 M and 2.14 M other pages round it to. One broker page advertises "from AED 1.8 M", which no other source supports, so we have not used it. Emaar's price list on the day of booking settles it.

Only one page gives unit counts: 208 two-bedrooms and 32 three-bedrooms available when it was written, which suggests two-bedrooms are the core of the building. The four-bedroom has a published size but no published price.

Valia against Creek Harbour's own numbers

Dubai Creek Harbour's median sits near AED 2,518 per sq ft on DLD-derived transaction data. Valia's one-bedroom at about AED 2,509 per sq ft is priced at that median, and its two- and three-bedrooms run slightly under it per foot, which is normal for larger units. That is a fair position for a new Emaar tower: it is not being sold at a launch premium over the resale market.

Emaar's other recent launches here give the comparison. Arlo offered one-bedrooms from about AED 1.7 M at an implied AED 2,050 to 2,460 per sq ft, with handover in Q4 2028. Mangrove at Creek Beach sold its entry flat at about AED 2,427 per sq ft and is due in 2026. Valia costs a little more per foot than either and hands over two to four and a half years later; what the difference buys is the Dubai Square frontage.

Payment plan and total cost

Every version of the plan we found is 80/20: 80% is paid before handover and 20% at handover. The sources disagree on how the 80% is split, and the difference is largest at the start:

  • 10/70/20 - 10% at booking, seven construction instalments of 10%, and 20% on completion (two payment-plan pages).
  • 20% a year - 20% in each of 2026, 2027, 2028 and 2029, then 20% at handover in 2030 (two other pages).
  • 20% down, then construction-linked - a 20% down payment on booking and the rest of the 80% tied to construction milestones (one page).

On the entry flat that is either AED 206,000 or AED 412,000 at booking. Emaar's payment schedule in the SPA is the only version that binds, so ask for it before you pay anything.

The 4% DLD fee is due when the sale is registered on Oqood, the DLD's off-plan register, which happens at or soon after booking. On the 10/70/20 version you therefore need about AED 288,440 in the first weeks: the booking, the DLD fee and the AED 40 Oqood fee. On the 20%-a-year version the same step costs AED 494,440.

Emaar's own admin charges are on its cost sheet and were not published. A broker's 2% commission would add AED 41,200. There is no sales tax and no VAT on a residential sale.

Running costs after handover

Valia's service charge is not published. Creek Harbour buildings run AED 13 to 24 per sq ft a year, so the 821 sq ft one-bedroom would cost about AED 10,673 to 19,704 a year, with district cooling billed on top. A tower with a full amenity floor and podium retail is more likely to land in the upper half of that band, so ask Emaar for its budget estimate in writing.

Location and connectivity

Valia sits in the part of Dubai Creek Harbour that Emaar is building around Dubai Square. Emaar places it directly across from that retail and entertainment hub, with a canal and the planned RTA Blue Line Metro on the other side. One page puts it on plot 392 in Al Khairan First, the DLD's name for the area, and another describes it as on Creek Island.

Quoted drive times are about 10 to 15 minutes to Downtown Dubai and about 15 minutes to Dubai International Airport (DXB). Dubai Creek Marina and Creek Beach, the community's swimmable beach and promenade, are inside the masterplan, and the Ras Al Khor Wildlife Sanctuary, with its flamingo lagoons, faces it across the creek. For anyone working in Downtown, Business Bay or Deira, that short drive is the main practical case for Creek Harbour.

Be clear about what is not there yet. The Dubai Square mall is a site, not a shopping centre, and the Blue Line is not running; today residents drive, because no Metro station serves the community. Amenities and specifications

Emaar describes a dedicated amenity floor built around six uses: swim, play, relax, gather, move and connect. Other pages add an indoor pool, a gym, gardens and podium retail. Homes are planned with floor-to-ceiling windows and private balconies, and Emaar says each unit faces the creek, the city skyline or the community park.

The building is quoted as two basement levels, a ground floor, two podium levels and 50-plus residential floors, 56 storeys in all; one page counts 53 residential storeys.

What is not published: the appliance package, parking allocation per unit, smart-home features and the finish specification. Those come in the SPA's specification schedule, which is the binding list, so read it before signing.

About the developer

Emaar Properties is Dubai's largest listed developer, the company behind Burj Khalifa and Downtown Dubai, and the master developer of Dubai Creek Harbour, which it has been building in phases since 2016. In an Emaar masterplan, the tower, roads, promenade and retail come from one company.

The community gives a delivery record to judge: Dubai Creek Residences completed in 2019, Creekside 18 in 2020, Creek Rise in 2022 and Creek Edge between 2023 and 2024, with Mangrove at Creek Beach due in mid-2026. Those buildings arrived broadly when Emaar said they would, which is the best evidence available for a 2030 date.

The caution is supply, not delivery. Emaar keeps launching here - Arlo, Mangrove, Valo, Creek Bay, Lyvia and now Valia - so Valia's owners will let and resell next to the same developer's newer stock.

For Indian buyers

Ownership. Dubai Creek Harbour is freehold for foreign buyers, and the DLD issues the title deed in your name once the unit is complete and paid for. Until then your purchase is recorded on Oqood. There is no annual property tax in Dubai.

Remitting the money. Under the LRS each person may send USD 250,000 per financial year, about AED 918,000 or Rs 2.36 crore. The entry flat's total of about AED 2.14 M is roughly USD 583,000, so it spreads comfortably over the four-year plan for one buyer, or fits a couple's combined USD 500,000 in little more than a year. TCS at 20% is collected on remittances above Rs 10 lakh a year and is credited against your Indian tax.

Golden Visa. The UAE's 10-year Golden Visa needs AED 2 million of property. The one-bedroom at AED 2.06 M clears it by AED 60,000, which makes it the cheapest way into the visa in this building. Confirm with the DLD how an off-plan, part-paid unit is assessed when you apply.

Rent, tax and exit. Creek Harbour runs about 5.2% gross and 4.4% net; on AED 2.06 M that is roughly AED 107,000 gross or AED 90,600 net a year, but not before 2031. Dubai does not tax that rent; if you are resident in India, it is taxable there and the flat belongs in Schedule FA of your return. Valia is a straightforward Emaar proposition: a large tower in Emaar's own masterplan, priced at the community median rather than a premium, from a developer that has already handed over four buildings at Creek Harbour. What you pay for is position next to a mall and a Metro line that do not exist yet. The payment plan is the one thing the sources do not agree on, and the difference is AED 206,000 at booking on the entry flat, so get Emaar's schedule in writing first. After that the question is time: four years of payments, with a net yield near 4.4% at the end.

A reasonable buy for a patient end user or Golden Visa buyer who wants Emaar at Creek Harbour at the community's median rate.
