The catalogue we list from carries no price for this row. The AED 2.75 million that several pages repeat is the starting price for DAMAC Islands 2 as a whole, and on some pages for phase-one DAMAC Islands; it is not what Bermuda's list shows. The AED 3.84 million headline elsewhere, at a quoted AED 1,292 per sq ft, implies a unit of about 2,970 sq ft, so it looks like a five-bedroom. DAMAC's own price list on the day you book settles which unit costs what.

One broker quotes DAMAC's "Pay Like 4, Live in Five" offer on the five-bedroom, from AED 3.55 million with a 16% down payment. A broker microsite also advertises a DLD-fee waiver and a spot discount. None of these is on a DAMAC page we could read, so get any offer written into your SPA.
Service charge. DAMAC has not published one for DAMAC Islands 2. Guides for the neighbouring DAMAC Lagoons quote AED 6 to 8 per sq ft a year in one case and AED 14 to 18 in another. On a 2,186 sq ft townhouse that is about AED 13,100 to 39,300 a year, a spread wide enough to change the investment case. Ask for DAMAC's estimate in writing.
Location and connectivity
DAMAC Islands 2 sits in Dubailand, south of the developer's DAMAC Lagoons and DAMAC Hills communities, with Emirates Road (E611) and Sheikh Mohammed bin Zayed Road (E311) as the main links. One broker guide puts Downtown Dubai about 30 to 35 minutes away on a clear road and Dubai International Airport about 35 to 40 minutes. Global Village and Dubai Outlet Mall are the nearest large attractions. There is no metro and none announced for this sector.
The master community is quoted at about 20 million sq ft (20.91 million on one page), organised around five themes - nature, wellness, adventure, social and cultural - with more than 45 amenities. Around Bermuda you should expect years of construction: all eight clusters (Bahamas, Bermuda, Tahiti, Barbados, Maui, Antigua, Mauritius and Cuba) are due around 2030, and the schools, retail and clinics a family needs are planned rather than open.

Bermuda's homes are described as coastal in design, with marine-themed interiors, tropical landscaping and views over the community's water features. The unit mix is four and five-bedroom townhouses and five-bedroom villas; the brochures describe private gardens and open-plan layouts, but not a room-by-room finish schedule.
Community amenities named for DAMAC Islands 2 include lakes, eco parks, a solar park, waterfalls, trails, salt-water pools, a spa, a zipline park and a treehouse park, shared across the eight clusters. Not published: parking per unit, plot sizes, the appliance package and the service-charge budget. Final specification as per the SPA.
About the developer
DAMAC Properties, founded in 2002 by Hussain Sajwani, announced in September 2026 that it had handed over more than 50,000 homes, with over 55,000 in its pipeline and USD 2.72 billion of construction contracts awarded in the first half of 2026. It is targeting about 8,800 handovers in 2026, of which roughly 6,300 are at DAMAC Lagoons, up from about 513 there in 2025.
That Lagoons programme is the closest evidence for how DAMAC Islands 2 will go. The first Lagoons cluster, Santorini, began handover in November 2025, about a quarter after its target. Across the company, a 2026 review of DLD data puts the average delay at six to twelve months beyond the SPA date, with more snagging complaints than at Emaar or Sobha. The DAMAC Islands 2 launch itself sold AED 11 billion in five hours, so demand is not in doubt; timing is.
For Indian buyers
Ownership. DAMAC Islands 2 is freehold for foreign buyers, resident or not, and the DLD issues the title deed in your name. The UAE has no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 133,160 on the entry townhouse.
Remittance. The Liberalised Remittance Scheme allows USD 250,000 per person per financial year. AED 3,329,000 is about USD 906,000. The 20% booking, about USD 181,000, fits inside one person's allowance, and the construction instalments can be spread across financial years, but the full price needs a couple's allowance over at least two years. Plan the handover payment, about USD 227,000, for its own year.
Golden Visa. The threshold is AED 2 million of property. Every Bermuda unit clears it by more than AED 1.3 million, so one purchase is enough.
Rent and tax. No Bermuda rent exists yet. One 2026 guide puts DAMAC Lagoons townhouses at 5.5% to 7% gross; on AED 3,329,000 that would be about AED 183,000 to 233,000 a year, which is above the AED 100,000 to 180,000 that guide gives for ready Lagoons units. That gap is the honest warning: at this entry price, a Lagoons-level rent of AED 100,000 to 180,000 gives about 3% to 5.4% gross. The UAE levies no income tax on rent; an Indian tax resident declares it in India and lists the asset in Schedule FA.

Bermuda is a mid-priced cluster in DAMAC's second island community, sold in the November 2025 release that moved AED 11 billion in five hours. The four-bedroom at AED 3,329,000 works out at about AED 1,523 per sq ft, a clear step up from the AED 2.75 M phase-one townhouses of the same size, so you are paying for the second release rather than getting in early. The five-bedroom is the better buy on paper: about AED 1,160 to 1,295 per sq ft for up to 970 sq ft more. The plan is fair and ends at handover, but three-quarters of the price goes in before keys, over almost four years. The gaps are the usual DAMAC gaps - no published DLD number, no service charge, and a date that the developer's record says will slip.
