It is not the cheapest figure in circulation: Altius opened with 1 BHK units from AED 1.5 million, and Aura's 1 BHK is quoted at an average of AED 1.71M. Sobha Hartland 2 lies in Mohammed Bin Rashid City, across Ras Al Khor Road from the first Sobha Hartland, with the Ras Al Khor Wildlife Sanctuary and Dubai Creek Harbour nearby. Downtown Dubai and Business Bay are about 12 to 15 minutes by car and DXB 15 to 20. There is no Dubai Metro station in MBR City.

About the developer

Sobha Realty is the Dubai arm of the Sobha Group, founded by PNC Menon. It reported AED 30 billion of Dubai sales in 2025, up 30%, and a record 2026 programme of 6,819 homes worth about AED 21.6 billion across Sobha Hartland, Hartland II, Sobha Reserve, Sobha One and Verde.

It builds through backward integration — construction, joinery, interiors and facility management in-house. In the first Hartland its record is delivered: Greens, Quad Homes, Waves and Waves Grande, the last a year early. The 2026 Hartland 2 handovers are the test that matters for Skyscape.

The LRS allows USD 250,000 per person per financial year. AED 1.9M is about USD 517,000. The 20% booking (about USD 103,000) fits one person's year; the 40% handover payment (about USD 207,000) needs planning — a second family allowance or a UAE mortgage. Golden Visa. Skyscape is Sobha's high-rise answer in Hartland 2: three towers, one of them 85 storeys, looking over the lagoon to Downtown. Sobha's in-house building model and its first Hartland community make it one of Dubai's more reliable names, and its 2026 delivery programme will show whether Hartland 2 follows. The price has moved from AED 1.5 million for an Altius 1 BHK at launch to AED 1.9M now, about AED 2,493 per sq ft, fair for Sobha near Downtown but no longer cheap. The plan is back-loaded — 40% at handover — and the 1 BHK sits just under the Golden Visa line.
