None of the sources shows DAMAC still selling at that figure, and what is on the market now is resale: Bayut shows three-bedroom asks from AED 1.25 million to AED 2.0 million, and all townhouse types from AED 1.63 million to AED 2.6 million. Property Finder counts about 129 townhouses and 21 villas listed in the cluster.
The spread matters. A AED 1.25 million three-bedroom is below the launch price, while an AED 2.0 million one is about 50% above it for the same 1,924 sq ft. The difference usually comes down to plot position, end unit versus middle unit, how much of the plan the seller has paid, and whether the house is finished. Ask each seller for DAMAC's statement of account and the unit's status before you compare prices.
Against the community, Camelia's launch rate of about AED 686 per sq ft was low. A four-bedroom townhouse in the Natura cluster of the same community launched at about AED 776 per sq ft, and DAMAC Hills 2's median sale price sits near AED 1.65 million. That is the launch buyer's arithmetic. A buyer today is almost certainly on resale, which works differently. You pay the seller what they have already paid DAMAC plus their premium, you take over whatever balance is still owed, and you pay the 4% DLD transfer fee on the price you agree. On a AED 1,600,000 resale that fee alone is AED 64,000. If the unit is finished and the title deed is issued, a UAE mortgage becomes possible; while the unit is still off-plan most banks will not lend.
Service charge. Not published for Camelia. DAMAC Hills 2 runs at about AED 5 per sq ft a year, which on 1,924 sq ft is roughly AED 9,600 a year. District-cooling and utility bills are separate. Ask for the DLD-approved budget for the cluster before you sign.
Location and connectivity
DAMAC Hills 2 lies well out along Al Qudra Road (D63) in Dubailand, past the original DAMAC Hills. Inside the gates Camelia residents use the Malibu Beach wave pool, the lazy river, sports fields, cycling tracks and a petting farm. The golf course, equestrian centre and Malibu Bay belong to DAMAC Hills, the separate community with its own gates.
There is no Dubai Metro station serving either DAMAC Hills community, so every trip is by car. Routes towards the city run via Al Qudra Road to Emirates Road and Sheikh Mohammed Bin Zayed Road. The sources checked do not print drive times for Camelia, so we give none; test the morning drive yourself before buying.
The community is still filling up. DAMAC scheduled more than 1,500 villas in DAMAC Hills 2 to hand over during 2026, and new clusters are still being built around the existing ones. Expect construction traffic for a while and a steady flow of similar homes coming to the letting market. Amenities and specifications
Each three-bedroom townhouse is quoted as ground plus two floors with a roof terrace, with a study, a garden, a patio and balconies. The built-up area is about 1,924 sq ft. Four-bedroom units appear in resale listings but their sizes are not published by the sources checked. DAMAC also markets a four-bedroom villa type in the cluster, and Property Finder lists about 21 of them for sale.
Community facilities quoted are the Malibu Beach wave pool, the lazy river, cycling and jogging tracks, parks, playgrounds, swimming pools, sports fields and a petting farm, and the community is described as pet-friendly. The finish schedule, the appliance list and the parking arrangement per unit are not published. Final specification as per the SPA.
About the developer
DAMAC Properties was founded in 2002 by Hussain Sajwani and is the UAE's largest private developer. It reports more than 50,000 homes handed over, over 54,000 under construction and a pipeline above 55,000. In 2026 it announced the handover of 8,800 units across DAMAC Hills, DAMAC Hills 2, DAMAC Lagoons, Chic Tower and Elegance Tower, and more than AED 10 billion of construction contracts awarded in the first half of the year.
Timing is the weaker side. A 2026 review of DLD data puts DAMAC's average delay at 6 to 12 months beyond the SPA date, the upper end of the Dubai range, and buyers report more snagging after handover than at Emaar or Sobha. Camelia's Q1 - Q2 2025 date slipping past without a published completion fits that pattern. DAMAC's SPAs usually carry a delayed-handover penalty after a grace period; read yours.
For Indian buyers
Ownership. DAMAC Hills 2 is freehold for foreign buyers, resident or not, and the Dubai Land Department issues the title deed in your name. The UAE charges no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 52,800 on the launch price.
Remittance. The Liberalised Remittance Scheme allows USD 250,000 per person per financial year. The AED 1,320,000 launch price is about USD 359,000, above one person's allowance but inside a couple's USD 500,000. A AED 2 million resale is about USD 545,000, so a couple would need two financial years or a third family remitter.
Golden Visa. The threshold is AED 2 million of property. The launch price misses by about AED 680,000. Only the dearer resale units, mostly four-bedrooms asking AED 2.0 to 2.6 million, clear it, and paying that much for a Camelia three-bedroom to get a visa is a poor trade on per-foot value.
Rent and tax. Property Finder quotes about 6.5% gross for Camelia townhouses, about AED 86,000 a year on the launch price or about AED 133,000 on an average resale ask. Net of a service charge near AED 9,600, the launch-price yield falls to roughly 5.8%. Rent and any gain are taxable in India for an Indian tax resident; the UAE levies no income tax on the rent. Resale is liquid but crowded: with more than a hundred Camelia townhouses listed at once, pricing to sell matters.
