About Palace Residences Dubai Hills Estate Dubai

Palace Residences is a three-tower development by Emaar Properties in Dubai Hills Estate, branded by Palace Hotels & Resorts, the hotel brand in Emaar's own hospitality group. It offers one, two and three-bedroom apartments, three-bedroom townhouses, and half and full floors, facing Dubai Hills Park. Emaar announced on 17 May 2024 that the release had sold out, with AED 2.3 billion of sales in 48 hours.

One-bedrooms launched from AED 1.71 M (about Rs 4.40 crore), two-bedrooms from AED 2.51 M and three-bedrooms from AED 4.77 M, on an 80/20 plan. Construction began in March 2024 and handover is Q2 2028. Because Emaar's release is gone, this page is about what a buyer pays for an assignment today, and how to check it. These are launch prices from Emaar's May 2024 price list as portals report them, and the release is sold out. We print AED 1.71 M because it is the one-bedroom figure with a unit type attached; a second source's AED 1.8 M "starting price of an apartment" may be a larger plan or a later snapshot. The SPA on the contract you take over settles the original price.

No source in our research prints current resale or assignment asks for Palace Residences, although Property Finder does carry resale listings. As a yardstick, estate-wide reports put Dubai Hills off-plan apartments at about AED 2,455 per sq ft and secondary apartments at about AED 2,183. On a 754 sq ft one-bedroom, that is about AED 1.65 M to 1.85 M, so a seller asking far above AED 1.9 M is pricing the Palace name and the park view, not the estate average.

How the launch compares

Emaar's Parkland, launched in 2024 in the same estate, opened at about AED 1,700 per sq ft with handover in Q4 2028. Palace Residences cost about a third more per foot at launch for the brand and an earlier date. Greencrest, Emaar's current launch, starts near AED 2,050 to 2,300 per sq ft with handover in 2029.

One more check on the numbers: one tracker estimates about 1,395 units. AED 2.3 billion across 1,395 homes would average about AED 1.65 M a home, below the one-bedroom launch price, so either the count is too high or not all units were in the launch. Treat it as unconfirmed.

Payment plan and total cost

The launch plan was 80/20: 10 per cent on booking, 70 per cent during construction, and 20 per cent on handover in Q2 2028. There is no post-handover portion.

At the launch price the one-bedroom cost about AED 1,778,440 (about Rs 4.58 crore) with fees. That is the original buyer's cost. As a buyer today you take an assignment: you pay the seller what they have paid Emaar so far plus a premium, register the transfer with Emaar and the DLD, and pay the remaining instalments yourself. The DLD's 4 per cent fee applies to the transfer, and you pay 2 per cent agency commission plus VAT if you use a broker.

Emaar sets its own rules for assignments, including how much of the price must be paid before a contract can be transferred and the admin fee it charges. Get both in writing, see the seller's Oqood certificate and statement of account, and have the premium checked against DLD transactions before you pay.

No service charge is published. Dubai Hills apartment buildings run about AED 14 to 18 per sq ft a year, about AED 10,600 to 13,600 on a 754 sq ft one-bedroom; a branded building may sit higher.

Location and connectivity

The three towers sit inside Dubai Hills Estate, the Emaar and Meraas master community of about 2,700 acres, and face Dubai Hills Park. Emaar describes the estate as between Downtown Dubai and Dubai Marina and flanked by Al Khail Road, the main route to Downtown, Business Bay and the airport.

Quoted drive times for the estate are about five minutes to Dubai Hills Mall and King's College Hospital, about 15 minutes to Downtown Dubai, and 20 to 25 minutes to Dubai International Airport (DXB). The golf club and the schools inside the estate are open. There is no Dubai Metro station in the community; Emaar's own Palace Residences page points to planned Etihad Rail and Metro lines nearby, without a date.

Much of what is still under construction in Dubai Hills is apartment towers like these, and several Emaar buildings complete between 2027 and 2029. That is good for the neighbourhood and a short-term test for landlords, who will compete for tenants in the first year after handover.

Amenities and specifications

Emaar describes the homes as having interiors in Palace's "oriental modernism" style, with living spaces opening onto views of Dubai Hills Park. The amenities it lists are a lap pool, splash pads for children, indoor and outdoor gyms and a rooftop terrace. The mix runs from one-bedroom apartments to three-bedroom townhouses and half and full floors, which is unusual for a mid-rise block.

The towers are described as mid-rise by Emaar, and two sources disagree on the height: one prints 16, 18 and 19 floors, another 23 to 25 storeys, with Khatib & Alami named as architect. Appliance brands, parking allocation and smart-home features are not itemised in the sources checked, and nothing says what hotel-style services the Palace brand brings day to day. Ask for the amenity and service schedule; the SPA is the binding list.

About the developer

Emaar Properties is Dubai's largest listed developer and, with Meraas, the master developer of Dubai Hills Estate. The group says it has delivered more than 130,900 homes since 2002, including more than 84,000 by Emaar Development in the UAE, and handed over 3,633 units in the first half of 2026. For that half, Emaar Development reported AED 13.3 billion of revenue, AED 22.4 billion of property sales and a revenue backlog of AED 127.7 billion at 30 June 2026.

Palace is Emaar's own hotel brand, so the branding stays inside the group. In Dubai Hills, Emaar has delivered Sidra, Maple, Club Villas, Park Point and Palm Hills; Club Villas finished about a year late in 2021, and the Lamborghini Mansions moved from Q4 2024 into 2026. Emaar has since launched Palace Residences Hillside, a separate release with its own project page, so do not confuse the two when you read a listing.

For Indian buyers

Ownership. Dubai Hills Estate is freehold and open to Indian buyers. An assignment is registered with Emaar and the DLD in your name, and the DLD issues the title deed at handover. There is no annual property tax.

LRS. Each person can remit USD 250,000 per financial year, about AED 918,000. The one-bedroom's AED 1.71 M launch price is about USD 466,000, which a couple covers in one year. On an assignment the first payment is large, because you refund what the seller has already paid, so plan the remittances before you sign. TCS at 20 per cent applies above Rs 10 lakh a year and is adjusted against your tax.

Golden Visa. A two-bedroom at AED 2.51 M or larger clears the AED 2 M threshold; the one-bedroom at launch price does not. Confirm the rules for off-plan property with the DLD when you apply.

Rent, tax and exit. No rent until 2028. Estate-wide reports put Dubai Hills near 5.4 per cent gross, less about a point for service charges. Rent is taxable in India if you are resident, after the 30 per cent standard deduction, and the flat goes in Schedule FA. Our verdict

Palace Residences was the kind of Emaar launch that sells out in two days: a brand buyers know, a finished estate and a park view, at about AED 2,220 to 2,530 per sq ft for a one-bedroom. That rate now sits near the estate's off-plan apartment average of about AED 2,455, so the original buyers have a paper gain but not a windfall. For a buyer today the question is the assignment premium, and no source prints current asks, so you have to build the comparison yourself from DLD data on nearby Emaar towers. The handover in Q2 2028 is close, which makes this less of a waiting game than Greencrest. The gaps are the unit count, which one tracker's estimate does not square with the sales figure, the floor count, the DLD number and the service charge.

Buy a Palace Residences assignment only when the premium over the AED 1.71 M launch price is justified by DLD sales in comparable Emaar towers nearby, and only after checking the seller's paid-up balance and Emaar's transfer terms. That rate now sits near the estate's off-plan apartment average of about AED 2,455, so the original buyers have a paper gain but not a windfall. For a buyer today the question is the assignment premium, and no source prints current asks, so you have to build the comparison yourself from DLD data on nearby Emaar towers. The handover in Q2 2028 is close, which makes this less of a waiting game than Greencrest. The gaps are the unit count, which one tracker's estimate does not square with the sales figure, the floor count, the DLD number and the service charge.
