The source listing shows no price, so we print AED 2,296,000, the four-bedroom launch figure that three broker pages give. The same pages quote 2.29 M in shorthand. A project page that reads DAMAC's current inventory shows only five-bedroom units of 3,178 sq ft from AED 4.0 M, which tells you the four-bedroom launch stock has been sold. The two figures are not a conflict so much as two dates; DAMAC's price list on the day of booking settles what is still available and at what price.
On a per-foot basis the five-bedroom at AED 4.0 M costs about AED 1,259 per sq ft, about 21% above the four-bedroom's launch rate. That is still below DAMAC Islands 2, where a four-bedroom of 2,186 sq ft starts at about AED 1,370 per sq ft in Bahamas and AED 1,523 in Barbados, with a handover 18 months later.
Bora Bora 3 against Bora Bora 2
The two releases share townhouse sizes, the 4,440 sq ft villa and the Q4 2028 date. Bora Bora 2 launched first, on 1 December 2024, at AED 2,377,000; Bora Bora 3 came in AED 81,000 lower. Bora Bora 2 has a published unit count of 233 and a construction start of 21 April 2025; for Bora Bora 3 no source gives either. If you are choosing between two resale contracts at the same price, the one with a documented start date is easier to check.
Payment plan and total cost
DAMAC's plan here is 20% on booking, 55% during construction and 25% at handover, nothing after handover. One broker page describes the construction share as 1% a month for 39 months. That adds up to 39%, not 55%. The other 16% has to be paid somewhere, most likely as lump-sum instalments at construction milestones. Ask for the full payment schedule annexed to the SPA before you sign, because that is where the gap is filled.

Before the Oqood registration charge, the entry townhouse costs about AED 2,433,760 with a broker, or about Rs 6.27 crore. On the AED 4.0 M five-bedroom the same plan means AED 800,000 at booking, AED 40,000 a month, and AED 1 M at handover, plus AED 160,000 of DLD fee.
No service charge rate is published for DAMAC Islands. With lagoons, beaches and pools to maintain, budget cautiously and ask DAMAC for its estimate per sq ft in writing. The DLD's service charge index will carry the approved figure after handover.
Location and connectivity
Bora Bora 3 sits with Bora Bora 1 and 2 in phase one of DAMAC Islands, beside the Maldives, Seychelles, Hawaii, Bali and Fiji clusters. The community is in Al Yelayiss 1, south Dubailand, reached from Sheikh Mohammed bin Zayed Road (E311) and Emirates Road (E611), with DAMAC Lagoons and DAMAC Hills 2 as neighbours.
Drive times quoted for the community are about 30 to 35 minutes to Downtown Dubai and 35 to 40 minutes to DXB, with DWC and Expo City to the south-west and Global Village and Dubai Outlet Mall closer by. There is no Dubai Metro here; you will drive for work, school and shopping until the master plan's retail opens.
Being the third release has one practical upside: the Bora Bora cluster will be one of the first parts of DAMAC Islands to be fully built and occupied. The downside is that three releases of similar townhouses will reach the resale market at the same time.
Amenities and specifications
Quoted for Bora Bora 3: townhouses of four and five bedrooms and villas of six, modern finishes, private gardens and private pools on the villas. Community facilities listed include direct beach access, infinity pools, a fitness centre, yoga areas and steam rooms, jogging and cycling trails, a marina and yacht club area and dining outlets.
These are DAMAC Islands facilities, shared across the clusters. Appliances, parking and any smart-home package are not published. A floor-plan PDF for Bora Bora 3 is offered by one broker; check that the plan you are shown carries DAMAC's name and matches the unit number on your booking form.
About the developer
DAMAC Properties, founded in 2002, says it has delivered more than 50,000 homes and has more than 54,000 under construction across the UAE and abroad. It reported AED 36 billion of sales in 2025 and 8,800 handovers in the first half of 2026.
Its nearest villa track record is DAMAC Lagoons next door, where the first Santorini cluster units were handed over in November 2025, and the completed DAMAC Hills and DAMAC Hills 2. Ownership. DAMAC Islands is freehold, open to Indian passport holders, and the DLD issues the title deed in your name. Dubai charges no annual property tax.
The LRS and the monthly plan. The LRS allows USD 250,000 per person per financial year, about AED 918,000. A 1% monthly instalment of AED 22,960 is about AED 275,500 a year, well inside one person's limit, and the AED 459,200 booking fits alongside it. The handover payment of AED 574,000 plus milestone payments will need planning, or a second family member's allowance. TCS at 20% applies to remittances above Rs 10 lakh a year and is refunded against your tax.
Golden Visa. Every unit is priced above the AED 2 M threshold. Confirm the off-plan rules with the DLD when you apply.
Rent, tax and exit. There is no rent to measure yet. Rental income after handover is taxable in India if you are resident, and the property goes in Schedule FA. At resale you will be competing with Bora Bora 1 and 2 owners selling near-identical homes, so your purchase price matters more than the brochure. Bora Bora 3 is the same product as Bora Bora 2 - the same townhouse sizes, the same villa and the same December 2028 date - sold a little later and a little cheaper at launch. The launch rate of about AED 1,040 per sq ft is the lowest we found anywhere in DAMAC Islands. But that price is history: DAMAC's current release starts at AED 4.0 M for a five-bedroom of 3,178 sq ft, about AED 1,260 per sq ft. The 1% monthly schedule is useful for salaried buyers, provided you find out when the other 16% of the construction payments falls. It is less documented than Bora Bora 2, with no unit count, launch date or construction start in print.
Buy Bora Bora 3 on resale if a launch buyer will sell near the AED 2.3 M original, because that is where the value is. At DAMAC's current AED 4.0 M five-bedroom price, compare it line by line with the DAMAC Islands 2 clusters, which cost less per foot for a later handover.
