Tahiti is a cluster of townhouses and villas in DAMAC Islands 2, DAMAC Properties' second island-themed community in Dubailand, off Emirates Road. It launched on 12 November 2025 in the first release, with Bahamas, Bermuda and Barbados, and it is sold in two phases, Tahiti 1 and Tahiti 2. Four-bedroom townhouses of about 2,186 sq ft are listed from AED 3,329,000 (about Rs 8.57 crore).

Above that sit five-bedroom townhouses from AED 3,559,000 and five and six-bedroom villas, the largest of about 6,276 sq ft. The plan is 20/55/25 and handover is due by 30 June 2030. Tahiti's range is the widest in its release, and one broker page names its escrow bank, which few DAMAC clusters have in print.

We print AED 3,329,000 because it is tied to a unit type and a size, and Tahiti 2's phase headline of about AED 3.3 million agrees with it. The catalogue carries no price for this row. Tahiti 1 is quoted from about AED 3.6 million, so the same four-bedroom may cost about AED 270,000 more depending on the phase; the sources do not say whether that is a different plot position or a later price step. The "from AED 2.74 million" on one page matches the DAMAC Islands 2 community figure, not Tahiti's list.

Against DAMAC's own portfolio, Tahiti is not cheap. The same 2,185 sq ft four-bedroom plan was quoted at about AED 2.75 million, or AED 1,259 per sq ft, in phase-one DAMAC Islands, and delivered DAMAC Lagoons townhouses launched at about AED 780 to 920 per sq ft. At about AED 1,523 per sq ft, the four-bedroom carries the second-release premium. The five-bedroom, at about AED 1,127 to 1,258 per sq ft, is the cheapest per foot of the first release's townhouses we could price.

On the five-bedroom at AED 3,559,000 the same plan means AED 711,800 on booking, AED 1,957,450 during construction, AED 889,750 at handover and AED 142,360 of DLD fee - about AED 3,701,360, roughly Rs 9.53 crore. For AED 230,000 more than the four-bedroom you get between 640 and 970 sq ft more space.

Escrow. One broker page says Tahiti's escrow account is with Mashreq Bank, with releases tied to verified construction milestones. We found no second source. Check the account number on your SPA, and pay only into that account, never to a broker.

Service charge. Not published. Guides for neighbouring DAMAC Lagoons quote AED 6 to 8 per sq ft a year in one case and AED 14 to 18 in another - about AED 13,100 to 39,300 a year on the four-bedroom and far more on a 6,276 sq ft villa. Get DAMAC's estimate in writing.

Location and connectivity

DAMAC Islands 2 is in Dubailand along Emirates Road (E611), south of DAMAC Lagoons and DAMAC Hills, with Sheikh Mohammed bin Zayed Road (E311) as the other main link. One broker guide puts Downtown Dubai about 30 to 35 minutes away on a clear road and Dubai International Airport about 35 to 40 minutes. Global Village and Dubai Outlet Mall are the nearest large attractions, and there is no metro.

Tahiti's plots are described as lagoon-facing, on the community's water features. The master community is quoted at about 20 million sq ft with more than 45 amenities. All eight clusters are due around 2030, so the area will be a building site for years, and schools and shops are planned rather than open.

Amenities and specifications

Tahiti's architecture is described as Polynesian-inspired. Townhouses come with private gardens and open-plan layouts that open onto the outdoors. The 6 BHK villas are the detailed part of the brochure: about 6,276 sq ft, with rooftop lounges, private pools, secluded gardens and cross-ventilated layouts, finished in Calacatta Gold porcelain, walnut veneer and brushed brass.

Shared DAMAC Islands 2 amenities include lakes, eco parks, a solar park, waterfalls, trails, hydrotherapy zones, salt-water pools, a spa, a zipline park, a canopy walk and a treehouse park. Not published: the townhouse finish schedule, parking, plot sizes and the service-charge budget. Final specification as per the SPA.

About the developer

DAMAC Properties, founded in 2002 by Hussain Sajwani, said in September 2026 that it had handed over more than 50,000 homes, with over 55,000 in its pipeline and USD 2.72 billion of construction contracts awarded in the first half of 2026. It is aiming for about 8,800 handovers in 2026, roughly 6,300 at DAMAC Lagoons, where infrastructure was reported more than 80% complete.

The first Lagoons cluster, Santorini, began handover in November 2025, about a quarter after target. Company-wide, a 2026 review of DLD data puts DAMAC's average delay at six to twelve months, and reports more snagging complaints than at Emaar or Sobha. DAMAC Islands 2 sold AED 11 billion in five hours at launch, so the community will be built; the date is what to plan around.

For Indian buyers

Ownership. DAMAC Islands 2 is freehold for foreign buyers, and the DLD issues the title deed in your name. There is no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 133,160 on the entry townhouse.

Remittance. Under the LRS each person can send USD 250,000 per financial year. AED 3,329,000 is about USD 906,000 and the five-bedroom about USD 969,000. A couple's USD 500,000 a year covers the booking and early instalments; the rest has to be phased over at least two financial years, which the four-year plan allows.

Golden Visa. Every Tahiti home is priced above the AED 2 million threshold, so one purchase qualifies.

Rent and tax. There is no Tahiti rent yet. One 2026 guide puts ready DAMAC Lagoons units at AED 100,000 to 180,000 a year; on AED 3,329,000 that is only about 3% to 5.4% gross. Treat Tahiti as a home or a long hold, not a yield play. The UAE levies no income tax on rent; in India it is taxable and the property goes in Schedule FA.
