It launched on 28 February 2026, three and a half months after the first release, and offers 4 and 5 BHK townhouses and 5 BHK twin villas. DAMAC's own guide lists the four-bedroom from AED 2.99 M (about Rs 7.70 crore).
Five-bedroom townhouses are quoted from about AED 3.49 M. The plan is 10/65/25 - a smaller booking than the first-release clusters, a heavier construction share - and handover is due by 30 June 2030, with some pages printing Q4 2030. It is the cheapest four-bedroom entry into DAMAC Islands 2 that we could price, and the one with the fewest published details.

We print AED 2.99 M because DAMAC's own Antigua guide uses it and two broker pages agree. The catalogue carries no price for this row. One broker page says Antigua and Mauritius launched at AED 2.85 million, slightly above the earliest Bahamas and Bermuda openings. The AED 140,000 gap may be a launch-day price against a later list, or a different plot; the SPA price is the one that counts. Bayut already carries Antigua listings, so resale asks exist - compare them with DAMAC's price before you pay a premium.
Antigua's own sizes are not in any source we checked. If its four-bedroom follows the 2,186 sq ft plan used in Bermuda and Tahiti, AED 2.99 million is about AED 1,368 per sq ft. That sits between phase-one DAMAC Islands (about AED 1,259 per sq ft on the same plan) and Bermuda and Tahiti (about AED 1,523), and well above the AED 780 to 920 that DAMAC Lagoons townhouses launched at. Ask DAMAC for the floor plan and the plot size and write them into the SPA.

Antigua's four-bedroom is about AED 339,000 cheaper than the first-release list, and its five-bedroom about AED 69,000 to 174,000 cheaper. Both totals still pay 75% before handover.
Payment plan and total cost
The published plan is 10% on booking, 65% during construction and 25% at handover, nothing after. It is the same 75/25 total as the other clusters but shifted: half the booking, ten points more during the build. That helps a buyer who is short of a lump sum today and hurts one who is counting on a light construction period.

The 4% DLD fee is usually paid with the booking in Dubai, so the real day-one cheque is about AED 418,600 (booking plus fee) rather than AED 299,000. A broker microsite for DAMAC Islands 2 advertises a DLD-fee waiver and a spot discount; we found neither on a DAMAC page, so get any such offer in the SPA before relying on it.
Service charge. Not published. Guides for neighbouring DAMAC Lagoons quote AED 6 to 8 per sq ft a year in one case and AED 14 to 18 in another; on a 2,186 sq ft townhouse that is about AED 13,100 to 39,300 a year. Ask DAMAC for the DAMAC Islands 2 estimate in writing.
Location and connectivity
DAMAC Islands 2 is in Dubailand, south of DAMAC Lagoons and DAMAC Hills, reached from Emirates Road (E611) and Sheikh Mohammed bin Zayed Road (E311). One broker guide puts Downtown Dubai about 30 to 35 minutes away on a clear road and Dubai International Airport about 35 to 40 minutes. Global Village and Dubai Outlet Mall are the nearest large attractions. There is no metro and none announced.
The master community is quoted at about 20 million sq ft, organised around nature, wellness, adventure, social and cultural themes with more than 45 amenities. Antigua is the last cluster to launch, so expect the rest of the community to be under construction around it for most of its build, and schools and retail to be planned rather than open when you move in.

Amenities and specifications
DAMAC describes Antigua's homes as built around space, natural ventilation and sustainable materials, with private outdoor areas for every unit. The mix is four and five-bedroom townhouses and five-bedroom twin villas - semi-detached homes that give more privacy than a townhouse row for less than a detached villa. The sources do not publish a finish schedule or appliance list.
Shared DAMAC Islands 2 amenities include lakes, eco parks, a solar park with charging points, zen gardens, waterfalls, trails, orchard fields, hydrotherapy zones, salt-water pools, a spa, a zipline park, a canopy walk, a treehouse park and an observation deck. Not published: unit and plot sizes, parking and the service-charge budget. Final specification as per the SPA.
About the developer
DAMAC Properties, founded in 2002 by Hussain Sajwani, said in September 2026 that it had handed over more than 50,000 homes, with over 55,000 in its pipeline and USD 2.72 billion of construction contracts awarded in the first half of 2026. Of about 8,800 handovers targeted for 2026, roughly 6,300 are at DAMAC Lagoons, against about 513 there in 2025.
Santorini, the first Lagoons cluster, began handover in November 2025, about a quarter after target. Company-wide, a 2026 review of DLD data puts DAMAC's average delay at six to twelve months beyond the SPA date. DAMAC Islands 2's first release sold AED 11 billion in five hours and the Bahamas cluster booked nearly 400 units within minutes, so demand for the community is proven; Antigua's risk is timing, not whether it gets built.
For Indian buyers
Ownership. DAMAC Islands 2 is freehold for foreign buyers and the DLD issues the title deed in your name. There is no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 119,600 at AED 2.99 million.
Remittance. The LRS allows USD 250,000 per person per financial year. AED 2.99 million is about USD 814,000. The booking plus DLD fee, about USD 114,000, fits one person's allowance. The 65% construction share, about USD 529,000, is more than a couple's USD 500,000 in a single year, so check DAMAC's instalment dates against your financial years before you book.
Golden Visa. Every Antigua unit is above the AED 2 million threshold, by about AED 990,000 on the entry townhouse.
Rent and tax. No rent is on record. One 2026 guide puts ready DAMAC Lagoons units at AED 100,000 to 180,000 a year, which on AED 2.99 million is about 3.3% to 6% gross. Antigua's lower entry price gives it the best yield maths of the three clusters on this page, but it is still a long hold. Rent is untaxed in the UAE and taxable in India, where the asset goes in Schedule FA.

The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none.
