BelAir is DAMAC Properties' Trump-branded villa collection inside Trump Estates at DAMAC Hills, the golf district of DAMAC's master community on Al Qudra Road. It is sold in two releases. The first, BelAir at The Trump Estates, is 4 and 5 BHK standalone villas quoted from AED 3.8 million (about Rs 9.79 crore) with handover dated Q4 2024. The second, BelAir Phase 2, is 3 BHK villas and a small set of 8 and 10 BHK mansions from AED 1.87 million (about Rs 4.82 crore) on a 20/50/15/15 plan, with handover on record for Q2 2028.

The catalogue row carries no community, price or handover, so all three come from the search trail. Phase 2 is the cheapest villa entry any source prints for Trump Estates, and also the release for which no source prints a size, so its rate per square foot is a gap, not a figure. The two prices describe two products: the pages that call AED 3,800,000 "the minimum purchase price for a Belair property" are looking at the first release. Property Finder and the agency pages for Phase 2 agree on AED 1,870,000, the figure this page carries; the source listing prints no price. The first release's AED 1,520 per sq ft is roughly 40% above the DAMAC Hills median quoted on our Trump Estates research — the golf and brand premium.

On Phase 2 the arithmetic cannot be done: if a 3 BHK villa is about 1,800 sq ft, AED 1.87 million is close to the median; at 2,500 sq ft it is below it. DAMAC's price list with plot and built-up areas settles this. No source prints a mansion price.

DAMAC Hills is DAMAC's most finished master community: about 42 million sq ft along Al Qudra Road (D63) in Dubailand, 33 sub-communities, more than 26,000 residents and about 85% built and handed over on DAMAC's 2026 figures. It is organised around the 18-hole Trump International Golf Club Dubai and The Park, nearly four million sq ft of gardens, with a Malibu Bay wave pool, an equestrian centre and a 2,000 sq m skate park inside the gates. BelAir's villas front the course.

Connectivity is by car: Hessa Street and Umm Suqeim Street link Al Qudra Road to Sheikh Zayed Road, and agency estimates put Dubai Marina and Palm Jumeirah at about 25 minutes and Downtown at about 30. There is no Dubai Metro station and none is planned on the approved lines. Retail, schools and the 30,000 sq ft golf clubhouse with its infinity pool keep it self-contained.

Amenities and specifications

Quoted for the villas: California-inspired facades, a fully equipped kitchen, a private pool, a maid's room, large windows and wide balconies with golf-course views. Each home comes with a Trump Card carrying privileges at the clubhouse, Trump International Golf Club Dubai and the brand's properties abroad; the other amenities are shared with the rest of DAMAC Hills.

Not published: plot and built-up areas for Phase 2, the number of villas in either release, the fit-out and appliance schedule, parking, the service-charge budget, the escrow bank or the DLD project numbers. Get the built-up and plot areas separately, and confirm the plot's relationship to the fairway before paying any frontage premium.

About the developer

DAMAC Properties, founded by Hussain Sajwani in 2002, is the largest private developer in the UAE. It reports more than 50,000 homes handed over, over 54,000 under construction, a pipeline above 55,000 and USD 2.72 billion (about AED 10 billion) of construction contracts awarded in the first half of 2026. It handed over 8,800 homes in 2026 across DAMAC Hills, DAMAC Hills 2, DAMAC Lagoons, Chic Tower and Elegance Tower, about 6,300 of them at DAMAC Lagoons.

The other half is timing: DLD data cited on our other DAMAC pages shows an average delay of 6 to 12 months on DAMAC projects delivered in 2023 and 2024, the number to hold against Q2 2028; a community about 85% complete cuts the risk that the surroundings arrive late, not the risk that the villa does. The Trump name is a brand licence: DAMAC builds, sells and delivers, and the DLD registration is DAMAC's.

For Indian buyers

Ownership. DAMAC Hills is freehold, with the title deed in your own name. There is no annual property tax and no VAT on a residential sale, so the government cost is the 4% DLD transfer fee — AED 74,800 on the entry villa — plus the AED 40 Oqood fee, unless a DAMAC waiver applies.

Golden Visa and remittance. At AED 1,870,000 the entry villa misses the AED 2 million threshold by AED 130,000; the first release and the Phase 2 mansions clear it, and the DLD lets you aggregate units to reach the line. The Liberalised Remittance Scheme allows USD 250,000 per person per financial year, and AED 1.87 million is about USD 509,000: three allowances for one person, or two financial years for a couple, with the April year-change timed inside the 21-month plan. Tax collected at source above the current threshold is credited against your Indian tax.

Yield and exit. Nothing in Phase 2 rents before mid-2028. Portal averages put DAMAC Hills apartments near 7.7% gross; golf villas yield less because the capital value is higher and the tenant pool smaller, and no source prints a BelAir figure. On exit, the first release's delivered villas are the comparables and DAMAC's continued launches the competition.
