Greenz is a community of 768 fully furnished townhouses and villas by Danube Properties in Dubai Academic City, in Dubailand beside Dubai Silicon Oasis. Danube unveiled it in April 2026 as a master community, selling first on expressions of interest. It offers three- and four-bedroom townhouses and five-bedroom villas in semi-detached and twin formats, with direct access to Sheikh Mohammed Bin Zayed Road (E311) and Emirates Road (E611).

The entry home is a furnished three-bedroom plus maid townhouse of 223 sq m, about 2,400 sq ft, from AED 3.5 M (about Rs 9.01 crore); five-bedroom twin villas start at AED 6 M to 6.9 M depending on the source. The plan is 70/30, with 60% paid at 1% a month, and handover is Q4 2029. The source listing shows no price. AED 3.5 M is Danube's own launch figure: it is in the headline of the April 2026 release, and every project page we checked repeats it; one gives it as USD 953,000. The larger homes are priced only on broker pages: AED 4.2 M for a 2,750 sq ft four-bedroom, AED 5 M for a 3,650 sq ft five-bedroom villa (AED 5.7 M on a large plot), and AED 6 M for a twin villa of about 3,800 sq ft (AED 6.4 M on a large plot). Earlier launch coverage put the twin villa at AED 6.9 M, so the sources disagree by AED 900,000; Danube's price list for your unit settles it. Plots run about 1,300 to 3,000 sq ft on the same pages.

The number of homes also moved. The April 2026 Business Wire release said 700; Danube's own later pages and Zawya's report give 768 residences on a site of about 4.9 million sq ft. We use 768 because it is the developer's later figure.

What the price buys

At about AED 1,458 per sq ft on the three-bedroom's built-up area, Greenz is priced close to other new Dubailand townhouses. At Bahamas, DAMAC Islands 2, a four-bedroom townhouse of 2,186 sq ft launched at AED 2,994,000, about AED 1,370 per sq ft, with handover in 2030. Greenz costs a little more per foot but includes furniture of unstated value. Ask Danube for the unfurnished equivalent, because the 4% DLD fee is charged on the full contract price, furniture included.

Payment plan and total cost

The plan is 70/30: 10% at booking, 60% in 1% monthly instalments during construction, and 30% at handover in Q4 2029. At launch, an expression of interest (EOI) reserved a unit: AED 150,000 for a three-bedroom, AED 200,000 for a four-bedroom, AED 250,000 for a five-bedroom semi-detached villa and AED 300,000 for a five-bedroom twin villa. An EOI is usually credited against the booking payment; get that in writing. Danube's later Greenz pages also show a 0.5% monthly option on a 40/60 split for homes from AED 3.7 M, so ask which plan your unit is sold on.

In the first weeks you need about AED 490,040; after that, AED 35,000 a month. A broker's 2% commission would add AED 70,000. There is no sales tax and no VAT on a residential sale.

There is one arithmetic problem to raise with Danube. Sixty monthly payments of 1% take five years, but there are only about 44 months between an April 2026 launch and a Q4 2029 handover. Either some instalments fall due after handover, which would make this a partly post-handover plan, or the schedule has a larger payment at a milestone. The dated schedule in the SPA settles it.

Running costs

No service charge is published for Greenz. Dubai villa and townhouse communities typically run about AED 2 to 6 per sq ft a year, so a 2,400 sq ft townhouse would cost about AED 4,800 to 14,400 a year, plus utilities.

Location and connectivity

Greenz is in Dubai Academic City, part of Dubailand, beside Dubai Silicon Oasis and Dubai International Academic City, the university cluster that gives the area its name. One page uses the DLD's area name, Al Rowaiyah First. The sources stress road access: the site connects directly to Sheikh Mohammed Bin Zayed Road (E311) and Emirates Road (E611), the city's two main inland highways, and Danube also names the Dubai-Al Ain Road.

Dubai Silicon Oasis next door supplies the daily services: Silicon Central Mall, Dubai Outlet Mall and a free-zone business park. The RTA's planned Blue Line Metro is routed through Dubai Silicon Oasis. Danube's own apartment towers there, Oasiz and Timez, give a sense of how the area is being built up.

No source checked prints drive times from the Greenz site. DXB is the nearer airport, and the Blue Line is not yet running, so Greenz residents will drive. Academic City is also still filling in: 768 homes handing over together will reshape the immediate area. No shops or school inside Greenz have been described. Amenities and specifications

The release and project pages say every home is sold fully furnished, which is Danube's usual offer on its apartments. The three-bedroom townhouse includes a maid's room, the four-bedroom is a townhouse too, and the five-bedroom villas come as semi-detached pairs or as twin villas on larger plots.

Danube's launch coverage lists more than 50 amenities across five themed hubs on about 400,000 sq ft of the site: sports courts, beach-inspired spaces, wellness and recovery areas, family zones, a dancing fountain and a 3.75 km jogging track. For the homes it names Dolce Vita finishes, private lifts, sky gardens and closed kitchens.

What has not been published still matters: the contents of the furniture package, the appliance brands and parking per home, and Danube's own figures for the larger built-up areas and plots. The SPA's specification schedule is the binding list, so read it before paying the booking amount.

About the developer

Danube Properties is the development arm of the Danube Group, the building-materials business Rizwan Sajan founded in Dubai in 1993. The property arm dates from 2014 and is the developer that made the 1% monthly payment plan familiar in Dubai.

Its record is real but mixed. DLD records show 20 completed projects and 8,230 units delivered, with three active projects past their announced handover date, and one independent developer index scores its delivery reliability at 44%. Against that, Pearlz was handed over six months early, and in July 2026 Danube announced 11 handovers within 12 months, including Oasiz 1 and 2 next door in Dubai Silicon Oasis.

The point specific to Greenz: every Danube project we track so far is an apartment building, and this is the first townhouse and villa community among them. Building 768 low-rise homes with roads and landscaping is different work from a tower. Your protection during the build is the DLD-approved escrow account, which is why the project number matters.

For Indian buyers

Ownership. Dubai Academic City is freehold for foreign buyers, and the DLD issues the title deed in your name on completion; until then the sale is recorded on Oqood. A townhouse title deed covers the house and its plot. Dubai has no annual property tax.

Remitting the money. The LRS allows USD 250,000 per person per financial year, about AED 918,000. The entry townhouse needs about AED 490,000 in the first weeks and AED 420,000 a year after that, which one person's allowance covers. The AED 1,050,000 handover payment is more than one person can send in a year but fits a couple's combined allowance, or a UAE mortgage. TCS at 20% applies above Rs 10 lakh a year, credited against your tax.

Golden Visa. Every Greenz home is priced above the AED 2 M threshold for the 10-year Golden Visa. Confirm with the DLD how an off-plan, part-paid unit is assessed when you apply.

Rent, tax and exit. No rent figure for Academic City townhouses appeared in the sources checked, so we do not quote a yield. Rent is not taxed in Dubai; if you are resident in India it is taxable there, and the property belongs in Schedule FA. At resale, Greenz owners will compete with the rest of the 768 homes that hand over at the same time, so plan to hold. Our projects page lists every project we cover.

Our verdict

Greenz is Danube doing what it does best, a low monthly instalment and a furnished home, in a format it has not built before. At AED 3.5 M for a furnished 2,400 sq ft townhouse beside Dubai Silicon Oasis, the entry price per foot is moderate for new Dubai townhouses, and the E311 and E611 access is real. What is missing is detail: Danube itself publishes one size, the larger sizes come from brokers, there is no DLD number in the sources, and a 60-month instalment line that does not fit a 44-month build. Those are answerable questions, and Danube should answer them in writing before anyone pays a booking amount. The furniture is part of the price, so compare the unfurnished value with nearby townhouses before deciding it is cheap.
