We print AED 2 million because it comes with a coherent price ladder (4, 5 and 6 BHK) and is close to the AED 2.08 million quoted elsewhere for a 2,000 sq ft four-bedroom townhouse. The AED 1.87 million figure is lower but no source says what it buys. The AED 3.291 million and AED 6.5 million "from" figures almost certainly refer to villa types rather than the townhouses. None of these carries a date, so DAMAC's current price list, or the asking price of a specific resale unit, settles what you would pay.
Against the community, the entry four-bedroom looks cheap. Two plans are printed. One is 20% down, 70% during construction and 10% on delivery, spread over about four years. The other is 50% down, 40% during construction and 10% on completion. Both leave only a tenth for the end, which is front-loaded by Dubai standards and means most of your money is with the developer before you get keys.

On the 50/40/10 plan the same home means AED 1,000,000 at booking, AED 800,000 during construction and AED 200,000 at the end. With both printed handover dates already past, a buyer today is likely paying most construction milestones at once, or buying on resale. On resale you pay the seller's price, take over any balance owed to DAMAC, and pay the 4% DLD transfer fee on the agreed price.
Service charge. Not published for Legends. Dubai villa service charges run about AED 2 to 6 per sq ft a year, roughly AED 4,000 to 12,000 on a 2,000 sq ft townhouse. Townhouse clusters with shared pools and landscaping often run higher. District-cooling bills are separate, so ask for both.
Location and connectivity
DAMAC Hills covers about 42 million sq ft on Al Qudra Road (D63) and was launched in 2012 around the Trump International Golf Club Dubai, an 18-hole course. Legends residents share the community's Malibu Bay wave pool, the skate park, the equestrian centre and the central park, and some homes back onto golf views.
Sheikh Mohammed Bin Zayed Road is the main route towards the city. There is no Dubai Metro station serving DAMAC Hills, so plan on a car for every trip. The sources checked do not print drive times for Legends, so we give none; drive the route at peak hour before you buy.
DAMAC Hills is established, with more than 26,000 residents and 33 sub-communities, but DAMAC still holds land and keeps launching. That means amenities keep arriving and so does competing supply. Amenities and specifications
Homes are quoted with smart-home systems, centralised cooling, 24-hour security with video surveillance, high-speed internet and private back gardens. Smaller homes are townhouses; the five to seven-bedroom homes are detached villas. One broker page says the interiors were designed by Ivanka Trump; DAMAC's Trump-branded products are well known, but we found no DAMAC statement tying that credit to Legends, so do not pay for it.
The finish schedule, appliance list, parking per home and the service-charge budget are not published. If you are buying a finished unit, a snagging inspection before transfer is worth the fee. Final specification as per the SPA.
About the developer
DAMAC Properties was founded in 2002 by Hussain Sajwani and is the UAE's largest private developer. It reports more than 50,000 homes handed over, over 54,000 under construction and a pipeline above 55,000. In 2026 it announced the handover of 8,800 units across DAMAC Hills, DAMAC Hills 2, DAMAC Lagoons, Chic Tower and Elegance Tower, and more than AED 10 billion of construction contracts awarded in the first half of the year.
DAMAC is also the master developer of DAMAC Hills, so it controls the community's amenities and future phases. On timing, a 2026 review of DLD data puts its average delay at 6 to 12 months beyond the SPA date, and buyers report more snagging than at Emaar or Sobha. Legends' printed date moving from Q4 2024 to Q4 2025 is that pattern in action.
For Indian buyers
Ownership. DAMAC Hills is freehold for foreign buyers, resident or not, and the Dubai Land Department issues the title deed in your name. The UAE charges no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 80,000 on a AED 2 million home.
Remittance. The Liberalised Remittance Scheme allows USD 250,000 per person per financial year. A AED 2,000,000 home is about USD 545,000, just over a couple's USD 500,000 for one year. On the 20/70/10 plan the down payment, about USD 109,000, fits one person's allowance, and the instalments can be spread across financial years.
Golden Visa. The threshold is AED 2 million of property. The four-bedroom at AED 2 million sits exactly on the line and the five and six-bedrooms clear it. A unit bought at AED 1.87 million would not, so confirm the price on the title deed or SPA before you count on it.
Rent and tax. No Legends rent is published, and we do not estimate a yield without one. DAMAC Hills townhouses let mainly to families, and the community is large enough that resale and letting are active. Rent and any gain are taxable in India for an Indian tax resident; the UAE levies no income tax on the rent.
