Cove 2, sold by Emaar as The Cove II, is the second phase of Emaar Properties' The Cove on Creek Island in Dubai Creek Harbour. Emaar launched it in Q4 2022 with one to three-bedroom apartments, two to four-bedroom duplexes and penthouses, and three-bedroom townhouses, from about 628 to 6,927 sq ft. Phase 1, three buildings, is complete and occupied beside it.

The release sold out, and handover is due in December 2026. If the contract was on 20/60/20 with 80% paid, the split changes but the total does not: about AED 1,339,822 to the seller and AED 260,178 to Emaar at handover. Emaar charges its own transfer and admin fee on an assignment; ask for it in writing, with a statement of account, before you pay the seller. Once the building is handed over, the same unit becomes a ready resale and a UAE mortgage becomes easier to arrange.

Service charge. Not published for Cove 2. Dubai Creek Harbour buildings run about AED 13 to 24 per sq ft a year. On an 804 sq ft one-bedroom that is about AED 10,450 to 19,300 a year. Emaar issues the first budget near handover.

Location and connectivity

Cove 2 sits on Creek Island, the waterfront heart of Dubai Creek Harbour, on the east bank of Dubai Creek opposite Downtown. Downtown Dubai and Burj Khalifa are about 10 to 15 minutes by car and Dubai International Airport (DXB) about 15 minutes. Ras Al Khor Road and Al Khail Road are the main links. There is no metro station in the community yet, so plan on a car for now.

Residents have the Creek Harbour promenade, Dubai Creek Marina and its yacht club, Creek Beach, a 700-metre beach, and the central park. The Ras Al Khor Wildlife Sanctuary, known for its flamingos, borders the community.

Amenities and specifications

Every Cove 2 home has a balcony or terrace facing the promenade and the Dubai skyline. The quoted amenities are temperature-controlled swimming pools, fitness centres and parks, with the wider community's marina, beach and promenade on the doorstep.

The unit mix is the unusual part. Most Creek Harbour projects are towers of apartments; Cove 2 adds two to four-bedroom duplexes and penthouses and three-bedroom townhouses, from about 628 to 6,927 sq ft. On the launch plans a one-bedroom is about 804 sq ft, a two-bedroom about 1,139 sq ft and a three-bedroom apartment about 1,564 sq ft.

The sources checked do not publish the finish schedule, appliance brands or parking per unit. With handover close, ask the seller for the SPA's specification schedule and plan a snagging inspection when Emaar calls you for keys. Final specification as per the SPA.

About the developer

Emaar Properties is Dubai's largest listed developer, the builder of Burj Khalifa and Downtown Dubai, and the master developer of Dubai Creek Harbour with Dubai Holding. In 2025 Emaar Development reported record sales of AED 71.1 billion and a revenue backlog of AED 155 billion at year end.

Inside Dubai Creek Harbour it has handed over Dubai Creek Residences (2019), Creekside 18 (2020), Creek Rise (2022), Creek Edge (2023 to 2024) and phase 1 of The Cove, three buildings now occupied. One analysis puts about 80% of Emaar projects within six months of the stated date, with delays of three to nine months reported on some large phased launches. For a release due in December 2026, that means keys between then and mid-2027.

For Indian buyers

Ownership. Dubai Creek Harbour is freehold for foreign buyers. Until handover your purchase is an Oqood record at the DLD, transferred into your name on assignment; at handover the DLD issues the title deed. The UAE has no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 64,000 on a AED 1.6 M resale.

Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. A AED 1.6 M resale with fees is about AED 1.70 M, roughly USD 463,000: above one person's allowance, inside a couple's USD 500,000. Most of it is due at once to the seller, so plan the remittance before you sign. TCS of 20% on remittances above Rs 10 lakh a year is adjusted against your income tax.

Golden Visa. The property route needs AED 2 million. The AED 1.6 M entry ask does not reach it; a one-bedroom near the AED 2.65 M average ask, or any larger unit, should clear it on the title deed value.

Rent and tax. Dubai Creek Harbour one-bedrooms earn about 5.5% to 6.5% gross and 4% to 5% net on current prices, about AED 88,000 to 104,000 a year gross on AED 1.6 M. The UAE levies no tax on the rent; an Indian tax resident declares it in India, with the 30% standard deduction, and reports the flat as a foreign asset.
