Seychelles is one of the six phase-one clusters at DAMAC Islands, the island-themed townhouse and villa community DAMAC Properties is building in Al Yelayiss 1, Dubailand. It launched in March 2025 and has been sold in two releases: Seychelles 1, with four- and five-bedroom townhouses of about 2,208 to 3,178 sq ft and six-bedroom villas, and Seychelles 2, with five-bedrooms of 3,178 to 3,477 sq ft. Seychelles 1 starts from about AED 2.3 M (about Rs 5.92 crore).
The plan is 20/55/25. Handover is Q2 2029 on most pages, but one broker page prints 30 June 2030 for Seychelles and its partner cluster Hawaii. That year's gap, and the larger Seychelles 2 plans, are what separate this cluster from Bora Bora next door.

We print AED 2.3 M because that is the Seychelles 1 starting figure on the portal project page, and it sits between the two other launch quotes we found, AED 2,296,000 and AED 2.35 M. The AED 2,296,000 quote comes from a broker page whose sizes and price match Bora Bora 3 exactly, so it may be copied rather than read from a Seychelles price sheet. DAMAC's price list settles it.
Seychelles 2 starts from AED 4.1 M for five-bedrooms of 3,178 to 3,477 sq ft. That is roughly AED 1,180 to 1,290 per sq ft depending on the plan, and the 3,477 sq ft plan is larger than any five-bedroom quoted for Bora Bora. One review notes that townhouse starting prices across DAMAC Islands had moved to about AED 2.75 M by Q3 2025, which fits with the launch stock being gone.
Seychelles against Bora Bora and DAMAC Islands 2
Bora Bora 2 launched three months earlier at AED 2,377,000 with the same 2,208 sq ft entry townhouse and a December 2028 handover. Seychelles opened at a similar or slightly lower price, but you wait six to eighteen months longer for keys. At DAMAC Islands 2, launched in November 2025, a four-bedroom of 2,186 sq ft costs AED 2,994,000 to 3,329,000, or AED 1,370 to 1,523 per sq ft, with handover in June 2030. On per-foot price, a Seychelles resale near launch is well ahead of both.
Payment plan and total cost
DAMAC sells Seychelles on 20% at booking, 55% during construction and 25% at handover, with nothing after handover. The pages that describe it call it a 75/25 plan. The construction instalments are scheduled in the SPA; ask whether they are monthly or milestone-based, because that decides how you remit money from India.

For a Seychelles 2 five-bedroom at AED 4.1 M, the same plan means AED 820,000 at booking, AED 2,255,000 during construction and AED 1,025,000 at handover, plus AED 164,000 of DLD fee.
If handover slips from Q2 2029 to June 2030, the 25% final payment moves with it, which can help your cash flow but delays any rent. Service charges are not published for DAMAC Islands; ask DAMAC for its per-sq-ft estimate in writing.
Location and connectivity
Seychelles sits in phase one of DAMAC Islands with Maldives, Bora Bora, Hawaii, Bali and Fiji, and is often marketed together with Hawaii as a resort-style pairing. The community is in Al Yelayiss 1, south Dubailand, served by Sheikh Mohammed bin Zayed Road (E311) and Emirates Road (E611). DAMAC Lagoons and DAMAC Hills 2 are neighbours.
Quoted drive times for the community are about 30 to 35 minutes to Downtown Dubai and 35 to 40 minutes to DXB, with DWC and Expo City to the south-west. Global Village and Dubai Outlet Mall are the nearest attractions. The Dubai Metro does not reach Dubailand.
Because Seychelles hands over after Bora Bora, you are likely to move in once the neighbouring phase-one clusters are occupied, but while DAMAC Islands 2 next door is still under construction until 2030.
Amenities and specifications
DAMAC's own blog on Seychelles describes spacious interiors with large living rooms and open kitchens, large windows, and private gardens. It gives townhouse sizes of about 2,208 to 3,178 sq ft and six-bedroom villas. Other pages add maid's rooms on the townhouses; one review describes five- to seven-bedroom villas, which we could not confirm on a Seychelles price sheet.
Community facilities quoted include private beach access, infinity pools, fitness centres, jogging and cycling trails, a marina and spa facilities. These are shared across DAMAC Islands. Appliances, parking and smart-home features are not published; your SPA is the binding list.
About the developer
DAMAC Properties, founded in 2002, says it has delivered more than 50,000 homes, with more than 54,000 under construction across the UAE and abroad. It reported AED 36 billion of sales in 2025 and 8,800 handovers in the first half of 2026.
Its nearest villa record is DAMAC Lagoons next door, where the first Santorini cluster units were handed over in November 2025, and the completed DAMAC Hills and DAMAC Hills 2. Independent reviews put DAMAC's average delay at 6 to 12 months past the SPA date. On Seychelles, with two dates already in print, that argues for planning around mid-2030 at the earliest.
For Indian buyers
Ownership. DAMAC Islands is freehold and open to Indian buyers; the title deed is issued by the DLD in your name. There is no annual property tax.
LRS. Each person can remit USD 250,000 per financial year, about AED 918,000. The AED 460,000 booking fits within one allowance. The AED 2.39 M total with DLD fee needs about two and a half years of one person's allowance, or about 16 months for a couple. For Seychelles 2 at AED 4.1 M plus fee, a couple needs a little over two years. TCS at 20% applies above Rs 10 lakh a year and is refunded against your tax.
Golden Visa. Every unit is priced above the AED 2 M threshold. Confirm off-plan rules with the DLD when you apply.
Rent, tax and exit. No DAMAC Islands home has been handed over, so there is no rent history; one agency's "35% ROI" is a projection, not a yield. Seychelles is the phase-one cluster that launched in spring 2025 at almost the same price as Bora Bora but with a later handover. At about AED 2.3 M for the entry townhouse, the launch rate of roughly AED 1,042 per sq ft was among the lowest in DAMAC Islands. Seychelles 2 is the more interesting release for families: a five-bedroom up to about 3,477 sq ft is the largest townhouse plan we found in phase one, though at AED 4.1 M it costs about AED 1,180 to 1,290 per sq ft. The weak point is the date: Q2 2029 and June 2030 are both in print, and with DAMAC's usual slippage the later one could become 2031. No DLD number or unit count is published.
Choose Seychelles over Bora Bora only if you want the larger Seychelles 2 five-bedroom, or can find a Seychelles 1 resale near launch price. Before paying, get DAMAC to state in writing which handover date applies to your release, and get the DLD project number. If a 2028 handover matters, Bora Bora 2 or 3 is the better fit.

Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation. After handover the running cost is the service charge - roughly AED 10 to 32 per sq ft a year for apartments and AED 14 to 40 for villas - with no annual property tax on top.
