Are Emaar projects registered with the Dubai Land Department?
Every off-plan project sold in Dubai must be registered with the DLD and RERA Dubai and collect payments into a project escrow account. Check the project number and the construction percentage on the Dubai REST app before you transfer a booking amount.
What payment plan does Emaar offer?
It differs by project: 60/40 and 70/30 construction-linked plans are common, some launches carry post-handover instalments, and a few developers sell on 1% a month. Each project page prints the plan worked on the real price.
Can a foreign national buy a Emaar project?
Yes. The communities Emaar builds in are designated freehold areas, open to all nationalities, with the title deed issued in your own name. No residence visa or local partner is needed.
What does a Emaar purchase cost beyond the price?
The 4% DLD transfer fee, about AED 4,000 to 5,000 in trustee and registration charges, AED 40 for an Oqood registration on off-plan, an agency fee of about 2% on a resale, and the annual service charge per square foot. There is no annual property tax.
Does a Emaar property qualify for the Golden Visa?
A property valued at AED 2 million or more by the Land Department qualifies the owner for the renewable ten-year Golden Visa; since February 2026 off-plan and mortgaged units count on certified valuation. Each page says whether the entry price clears the line.
How is Emaar's handover record?
Read the project page: it prints the handover date on record, whether an earlier printed date has passed, and what the developer has delivered before. A printed date is not a contractual one until it is in the SPA.
How does an Indian buyer pay for a Emaar project?
Under the Liberalised Remittance Scheme, up to USD 250,000 per person per financial year, through a bank remittance to the escrow or the seller. Rent earned in Dubai is taxable in India; see the guide to buying from India.
