Samana South Haven is a low-rise apartment building from Samana Developers, launched in July 2026 on a plot in Saih Shuaib 2, the Dubai Industrial City pocket beside Al Maktoum International Airport that Samana markets as Dubai South. It holds 200 homes - studios, one-bedrooms and a handful of two-bedrooms - over a ground floor and six residential floors. It follows Samana Hills South 1, 2 and 3, which Samana sold out in the same area.

Samana's own listing prices a studio at AED 599,000 (about Rs 1.54 crore), the figure its launch press release also used. The source listing prints AED 650K. Handover is listed for Q2 2029. We print AED 599,000 because it is Samana's own number: its sale listing for a studio in the building shows AED 599K, and the July 2026 launch release said "starting from AED 599,000". The source listing's AED 650K is about 8.5% higher, and one broker's figures run higher again - its studio at AED 704,706 and two-bedroom at AED 1,551,765 are each Samana's figure divided by 0.85, so they look like a gross-up rather than a separate price list. Samana's price list on the day you book settles it.

The one-bedroom is the gap: broker pages print AED 849,000 to AED 1,016,471 and sizes of about 551 to 879 sq ft, and we could not match a price to a size.

Against the area

No transaction index covers Saih Shuaib 2 on its own, and South Haven has no resale market yet. The nearest check is Samana's own earlier stock next door: Samana Hills South studios run 365 to 367 sq ft and two-bedrooms 884 to 885 sq ft, very close to South Haven's plans. In the Dubai South residential district, the South Living page tracks a new-launch studio from AED 600,000, and Al Haseen Residences 4 starts near the same line, so South Haven is priced with the district rather than below it. Payment plan and total cost

Samana sells almost every project on a long monthly plan, and South Haven is no exception. The project pages print it as 10% on booking, 15% during the first year, then 75% at 1% of the price a month over 75 months. Because the instalments run for more than six years from launch, a large share falls due after the Q2 2029 handover, when the unit can already be rented. Some brokers also quote a 20/80 plan and a "1% a month for 15 months, then 70% after handover" version; the SPA decides which one your unit is on.

The cash you need before the monthly instalments start is about AED 178,000: the booking amount, the first-year 15% and the DLD fee, which is usually due at booking. After that the studio costs AED 5,990 a month. Buying through a broker can add 2% plus VAT; buying direct from Samana usually does not.

The balance still owed at handover is a debt to Samana, and selling before it is cleared needs Samana's no-objection certificate. The rent from mid-2029 helps, but budget to pay the instalments without it.

Service charge: Samana has not published one. An area guide quotes Saih Shuaib 2 buildings at AED 7 to 13 per sq ft a year, so a 355 sq ft studio would pay roughly AED 2,500 to 4,600 a year. A podium with an infinity pool and a rooftop gym will not sit at the bottom of that range.

Location and connectivity

The plot is in Saih Shuaib 2, part of Dubai Industrial City, south of Emirates Road and next to the Dubai South district and Al Maktoum International Airport (DWC). Samana's listings call the pocket "DIC 4" and its marketing calls it Dubai South; both describe the same place. Samana Hills South 1 to 5, Samana's earlier buildings, stand in the same cluster, so South Haven is part of a small Samana neighbourhood rather than a standalone tower.

Access is by road. Emirates Road (E611) and Sheikh Mohammed bin Zayed Road link the area to the rest of Dubai, and typical drive times quoted for this edge of Dubai South are roughly 15 minutes to Expo City, 20 minutes to Jebel Ali Port and Free Zone and 30 minutes to Dubai Marina. There is no metro station nearby today; the Route 2020 line ends at Expo City.

Dubai Industrial City is a manufacturing and logistics zone, and its tenants work in it and at the airport, which is why area guides quote high gross yields. Shops, schools and parks are thin compared with Dubai South's residential district. Amenities and specifications

Samana's launch release describes a two-level podium on the ground and first floors: a grand entrance lobby, an adult infinity pool, a lazy lounge, an outdoor gaming arcade, a sunken seating "conversation pit" and an open-air outdoor cinema. Wellness sits on the roof, with an indoor gym, plus outdoor fitness zones, a jogging track, and separate male and female steam and sauna rooms. One project page adds Pilates and cycling studios and a co-working lounge.

That is a lot of shared space for 200 homes, and the service charge pays for it. The launch material does not promise Samana's trademark balcony pool here, so do not assume one. Appliances, flooring and parking are not published; ask for the specification schedule attached to the SPA and confirm a parking bay comes with the studio.

About the developer

Samana Developers was founded in Dubai in 2016 and is one of the emirate's highest-volume off-plan sellers. A September 2026 AGBI report counts 54 projects launched since 2017 and AED 2.2 billion of sales since March, against seven schemes handed over, with twenty more due by December 2027. Samana itself says more than 1,300 units have been handed over across its portfolio.

The finished buildings include Samana Hills in Arjan, an AED 100 million project handed over in June 2022; Samana Santorini, handed over in 2026; and Samana Miami in Jumeirah Village Circle, where 89 homeowners took the keys in 2026. Its CEO, Imran Farooq, told AGBI in September 2026 that cutting corners would be "suicidal" for a developer, because what it delivers now decides what it sells later. Samana sells far faster than it has so far built. Its deliveries to date have come in; the next eighteen months of handovers are the test.

For Indian buyers

Ownership. An Indian buyer gets a DLD title deed in their own name, whether or not they live in the UAE. Dubai charges no annual property tax and no VAT on a residential sale; the main government cost is the 4% DLD transfer fee, AED 23,960 on the entry studio.

Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. The cash needed in the first year, about AED 178,000 or roughly USD 48,500, fits well within one person's limit, and the monthly AED 5,990 is about USD 1,630. TCS of 20% applies on remittances above Rs 10 lakh a year and is adjusted against your income tax.

Golden Visa. The threshold is AED 2 million of property. Nothing in South Haven reaches it - the two-bedroom is listed at AED 1.3 million - so buy here for rent, not residency.

Rent and tax. A portal puts Dubai Industrial City's rental yield at about 8.7% gross, which on AED 599,000 would be about AED 52,000 a year; an area guide quotes AED 32,000 to 55,000 a year for a studio or one-bedroom. Those are area figures for finished buildings, and South Haven will add to supply when it opens. The UAE does not tax the rent; an Indian tax resident declares it in India, takes the 30% standard deduction, and reports the flat as a foreign asset.

Our verdict

South Haven is a Samana product through and through: a small building, a low entry price and a plan that lets you pay a quarter up front and the rest at 1% a month. The AED 599,000 studio is among the cheapest ways into a new Dubai building from a known developer. The trade-offs are the location and the wait. Saih Shuaib 2 is an industrial district beside the airport, rented by the people who work there, and handover is listed for mid-2029. Samana's pipeline is also far larger than its delivery record, which is the main risk to weigh. As a yield play with a small cheque it makes sense; as a home it is early.

Buy a studio or one-bedroom here if you want a low-cost Dubai rental unit on a long plan and can wait until 2029. Get the DLD project number, the escrow bank and the handover date in writing before you pay the booking amount. If you want a home in a finished community, or a Golden Visa, look elsewhere.
