About Emaar Ruba Arabian Ranches III Dubai

Ruba is one of the completed communities inside Emaar's Arabian Ranches III: three- and four-bedroom townhouses of about 2,023 to 2,508 sq ft, ready to move and title-deeded. That is the whole case for it — everything that makes off-plan buying uncertain has already happened here.

Emaar's published starting prices are AED 1.79 M for a three-bedroom and AED 2.1 M for a four-bedroom. Read those with care: they are launch-era figures on a finished phase, and at Arabian Ranches 3's own quoted entry rate of about AED 1,499 per sq ft, a 2,023 sq ft house would price nearer AED 3.0 M today. Price and unit pricing

This is the section that matters most on this page, because the published numbers and the likely reality are a long way apart.

AED 885 per sq ft would be extraordinary value in a community whose entry stock is quoted at roughly AED 1,499. It would also be unusual for a finished, occupied phase to have stayed at its launch rate while the rest of Arabian Ranches III appreciated around it. The straightforward reading is that AED 1.79 M is a historic figure carried forward on listing pages, not a price you can buy at.

That does not make Ruba a bad buy — it makes the DLD transaction record essential. Pull it, take the title-deed area of the specific house, divide, and compare against AR3's AED 1,499. If the answer comes in under that, the house is well priced. Treat every published number on this page, including ours, as the start of a question.

Payment and total cost

There are two routes here. If Emaar holds unsold houses, a post-handover payment plan has been offered on this phase — an unusually good structure on a completed townhouse, because the house can be let while you are still paying for it. Ask about that before you look at resales.

Otherwise it is an ordinary resale. Worked at the published starting price, and then at a realistic current value:

Add 0.25% of the loan as mortgage registration if you finance. On service charges, a finished phase gives you something better than a district range: ask the owners' association for the last two years of RERA-approved statements. For context, the published AR3 figures use incompatible bases — about AED 4.50 to 5.50 per sq ft of plot area on one source, AED 10 to 18 per sq ft of built-up area on others — which is exactly why an actual statement beats an estimate here.

Location and connectivity

Arabian Ranches III sits in the Dubailand belt of southern Dubai, served by Sheikh Mohammed bin Zayed Road and Emirates Road, with a central park and amenity spine at its heart. Downtown Dubai is roughly 25 to 30 minutes on a clear road, Global Village and Dubai Outlet Mall are nearby, and Dubai Sports City and Motor City sit to the north-west.

Two useful comparisons are within a short drive. Arabian Ranches 1 and 2 are finished, decades-established Emaar villa communities — the best available preview of what AR3 becomes in twenty years. And the rest of Arabian Ranches III is still being built out, so you can see both the past and the future of the address from Ruba's own street.

The trade is car dependence: no metro serves this sector. For comparisons inside the same community see Anya 2 and Elie Saab Villas 2.

Amenities and specifications

Three- and four-bedroom townhouses of about 2,023 to 2,508 sq ft, sharing the community's amenity programme — central park, pools, sports facilities and clubhouse — rather than a private one.

The real advantage of a finished phase is that the specification stops being a document to interpret and becomes a house to inspect. Walk it. Check the kitchen fit-out, the air-conditioning, the plot boundary against the site plan, the condition of the street and the planting. Ask a neighbour what has needed fixing since handover, and what the service charge actually came to.

About the developer

Emaar Properties is Dubai's largest listed developer and the master developer of the Arabian Ranches series, now in its third community. It built the roads, the parks, the retail and the schools of Arabian Ranches III as well as the houses in Ruba.

On a completed phase the construction record matters less than it would off-plan. What matters is how the community is run now — and Emaar management is a known quantity that holds its value at resale, which is a large part of why Arabian Ranches addresses trade well against comparable communities elsewhere in Dubailand.

The most useful comparison remains next door. Ruba shows you what Arabian Ranches III looks like a couple of years in; Arabian Ranches 1 and 2 show you what it looks like in twenty. Both are a short drive away, and between them they answer most of the questions a brochure cannot.

For Indian buyers

Arabian Ranches III is freehold, so an Indian citizen can own here outright with a DLD title deed, in their own name. Dubai charges no annual property tax; the recurring cost is the community service charge — and on a finished phase you can get the actual number rather than an estimate.

At the published AED 1.79 M — roughly USD 488,000 — the purchase needs two people's USD 250,000 Liberalised Remittance Scheme allowances or one allowance across two financial years. At a realistic current value nearer AED 3.03 M, about USD 826,000, plan on three or four allowances. That difference is exactly why settling the real price first matters: a remittance plan built on the published figure will fall short. And a resale settles in weeks rather than years, so the money has to be arranged before you agree a price.

On residency, the published four-bedroom price of AED 2.1 M clears the AED 2 M Golden Visa threshold and the three-bedroom's AED 1.79 M does not — but at current values most houses here should qualify comfortably. Get the DLD-registered value in writing rather than assuming. On tax at home, rental income from Dubai is taxable in India for a resident at slab rates as income from house property with the standard 30% deduction, and the property goes in Schedule FA of your return.

Pros

  • Complete and title-deeded — no construction risk, no handover date, no escrow question
  • You can inspect the actual house, the finished street and a real service-charge statement before buying
  • Three- and four-bedroom townhouses of 2,023 to 2,508 sq ft are genuine family layouts
  • A post-handover payment plan has been offered on this phase, which is rare on completed stock
  • Arabian Ranches 3 yields about 6.5%, ahead of Dubai Hills Estate at roughly 5.8%
  • Emaar is the master developer, and Ranches 1 and 2 next door show how the address matures
  • Rentable immediately, so income starts from the month you complete

Cons

  • The published AED 1.79 M and AED 2.1 M figures are launch-era prices and almost certainly below current value
  • At the community's own entry rate a 2,023 sq ft house would price near AED 3.0 M — budget from the DLD record
  • The three-bedroom's published price sits below the AED 2 M Golden Visa threshold, though current values likely clear it
  • No service-charge figure is published for Ruba, and the AR3 community figures use incompatible bases
  • Dubailand is car-dependent, with Downtown 25 to 30 minutes away and no metro
  • Arabian Ranches III is still being built out, so expect construction elsewhere in the community
  • A completed phase means no developer warranty period left on an older resale

Who this is for

  • Families who want to move in now rather than wait for an off-plan handover
  • Buyers who want to inspect the actual house and the real service charge before committing
  • Investors who want rental income from completion rather than in three years
  • Anyone who can secure the post-handover plan on unsold stock

Who should look elsewhere

  • Buyers budgeting from the published launch prices without checking the DLD record
  • Anyone who needs a new house with a full developer warranty running
  • People who need central Dubai or metro access
  • Investors expecting Dubai's outer-district yields — AR3 runs about 6.5% gross

Our verdict

Ruba is the simplest purchase on our Arabian Ranches III list, because everything that makes off-plan buying uncertain has already happened. The houses are built, the street is finished, the deeds are issued and the service charge has a real number attached — you can walk into the property, inspect the finish and ask a neighbour what has gone wrong. For a family that wants to move in this year rather than in 2028, that is worth a great deal, and the post-handover plan offered on this phase makes it better still, because a tenant can help pay the instalments on a house that already exists.

The one thing not to do is budget from the published prices. AED 1.79 M and AED 2.1 M are launch-era figures implying about AED 885 per sq ft, against a community whose entry stock is quoted at roughly AED 1,499 — which puts a realistic value for a 2,023 sq ft house closer to AED 3.0 M. That is not a reason to walk away. It is a reason to pull the DLD transaction record for Ruba, price against it, and treat every published figure as the start of a question.

FAQs

What does a townhouse at Ruba cost?

Emaar's published starting prices are AED 1.79 M for a three-bedroom and AED 2.1 M for a four-bedroom, on houses of about 2,023 to 2,508 sq ft. Those are launch-era figures on a phase that is now complete. At Arabian Ranches 3's own quoted entry rate of about AED 1,499 per sq ft, a 2,023 sq ft house would price nearer AED 3.0 M today. Get the DLD transaction record for Ruba before you budget.

Is it ready?

Yes. Ruba is described as one of the completed communities at Arabian Ranches III and its townhouses are ready to move. A purchase is a resale against a title deed, or a purchase of unsold stock from Emaar if any remains.

Is there still a payment plan?

A post-handover payment plan has been offered on this phase, which is unusual on completed stock and genuinely valuable: the house can be let while you are still paying for it. Whether it is still available depends on Emaar holding unsold houses, so ask directly before you look at resales.

How big are the townhouses?

About 2,023 to 2,508 sq ft across three- and four-bedroom layouts — genuine family houses rather than compressed ones, and consistent with Emaar's sizing across Arabian Ranches III.

Why do you say the published prices are out of date?

Because they belong to the launch of a phase that has since been built and handed over. AED 1.79 M on a 2,023 sq ft house implies about AED 885 per sq ft, while Arabian Ranches 3 entry stock has been quoted at around AED 1,499 per sq ft and the wider Arabian Ranches transacted at AED 2,184 per sq ft in H1 2026. A finished house in a maturing community does not stay at its launch rate. The DLD record is the only honest answer.

What yield can I expect?

Arabian Ranches 3 is quoted at about 6.5% gross, against roughly 5.8% at Dubai Hills Estate, because AR3's entry prices are lower while demand for new family homes is strong. The advantage of a completed phase is that the income starts the month you complete rather than in three years.

What are the service charges?

Not published for Ruba specifically, and the AR3 community figures use incompatible bases — about AED 4.50 to 5.50 per sq ft of plot area on one source, AED 10 to 18 per sq ft of built-up area on others. On a finished phase you can do better than a range: ask the owners' association for the last two years of RERA-approved statements.

Does the purchase qualify for a Golden Visa?

The published four-bedroom price of AED 2.1 M clears the AED 2 M property threshold; the published three-bedroom price of AED 1.79 M does not. Given that current values are likely well above both, most houses here should qualify in practice — but get the DLD-registered value of the specific house in writing rather than assuming.

What should I inspect before offering?

Everything, which is the point of buying in a finished community. Walk the house: kitchen fit-out, air-conditioning, the plot boundary against the site plan. Walk the street: planting, parking, how the community is being maintained. Then read two years of service-charge statements and ask a neighbour what has needed fixing. None of that is available to an off-plan buyer down the road.

Can an Indian citizen buy here?

Yes. Arabian Ranches III is freehold, so any nationality can own outright with a DLD title deed. At the published AED 1.79 M — roughly USD 488,000 — the purchase needs two people's USD 250,000 LRS allowances or two financial years; at a realistic current value nearer AED 3.0 M, plan on three or four. A resale settles in weeks, so arrange the remittance before you agree a price.

If you want the DLD transaction record for Ruba, the houses actually available and two years of service-charge statements, talk to Realty Hunting and we will pull them together.

Possession Timeline

Ruba is finished. It is described as one of the completed communities at Arabian Ranches III and its townhouses are ready to move, which removes construction risk, delivery dates and escrow questions from the decision entirely. A purchase is a resale against a title deed - two to four weeks to transfer at a DLD trustee office for a cash buyer, six to eight with a mortgage - unless Emaar still holds unsold houses, in which case a post-handover payment plan has been offered on this phase and is worth asking about. Being able to walk into the actual house, see the finished street, meet the neighbours and read a real service-charge statement is the whole advantage of buying here rather than in an off-plan phase down the road. Use it.

Investment Analysis

Why people look at Emaar Ruba Arabian Ranches III Dubai for investment is simple — it is in Arabian Ranches III, Dubailand, and this part of Dubailand has seen steady demand from both end-users and investors. Good road links, nearby offices and schools usually keep rentals healthy and resale active. As a ready project, you can rent it out or move in right away, which suits buyers who do not want to wait. That said, treat any price or return figure as a guide and confirm the current cost sheet with us before you decide.

Advantages
Complete and title-deeded - no construction risk, no handover date, no escrow question. You can inspect the actual house, the finished street and a real service-charge statement before buying. Three- and four-bedroom townhouses of 2,023 to 2,508 sq ft are genuine family layouts.
Watch-outs
The published AED 1.79 M and AED 2.1 M figures are launch-era prices on a finished phase and are almost certainly below current value. At the community's own entry rate a 2,023 sq ft house would price near AED 3.0 M, so budget from the DLD record rather than the headline. The three-bedroom's published price sits below the AED 2 M Golden Visa threshold, though current values likely clear it.
Rental demand
Homes in Arabian Ranches III, Dubailand usually find tenants from the offices and schools around them, which keeps rental demand steady through the year.
Appreciation
Prices in this corridor have moved up over the years as new launches and roads came in. Treat any return figure as a guide, not a promise, and confirm the entry price with us first.

Price Analysis

The starting price of about AED 1.79 M (about Rs 4.61 Cr) is in line with what Arabian Ranches III, Dubailand asks today for this kind of project. What you actually pay shifts with the floor, view, facing and unit size, plus any offer running at the time.

Treat the listed figure as a starting point, not the last word. Ask us for a unit-wise cost sheet so you see the real, all-in number before you decide.

Payment Plan Explained

There are usually a few ways to pay. A construction-linked plan (CLP) spreads payments across building stages, a down-payment plan asks for most of the cost upfront for a discount, and a possession-linked plan pushes a big part to handover.

Which one suits you depends on whether you are buying to live in or to invest, and on your loan. We can lay out the exact plans on offer and what each costs you.

Hidden Charges to Budget For

Beyond the base price, plan for GST (on under-construction homes), stamp duty and registration, and one-time charges like club membership, covered parking, power backup and IFMS (a maintenance deposit). A preferred-location charge (PLC) may apply for a better floor or view.

None of this is truly hidden once you see a full cost sheet, but it adds up. Ask us for the complete break-up so the final figure is clear from day one.

Maintenance Cost

Maintenance is billed per square foot every month and depends on the amenities and upkeep level — bigger clubs and more facilities usually mean a slightly higher rate.

We will share the current maintenance rate for this project, along with the one-time maintenance deposit, when you reach out.

Rental Yield

Residential rental yields in Arabian Ranches III, Dubailand are modest, like most of NCR, but steady, helped by demand from nearby offices and schools. The bigger draw is usually capital appreciation and a good tenant pool rather than high monthly rent.

If rental income is your main aim, tell us your budget and we will point you to the configurations that rent out fastest here.

Resale Potential

Resale demand in Arabian Ranches III, Dubailand is generally active because the corridor stays in demand with both end-users and investors. A known builder and a good location usually make a unit easier to sell later.

Resale value still comes down to the exact unit, floor and the market at the time, so buy at a sensible price and the resale side tends to look after itself.

Possession Risks

As a ready or near-ready project, possession risk here is low — what you see is largely what you get.

Before booking, check the RERA possession date and the delay clause. We will also share the builder's track record on delivery so you go in with eyes open.

Bank Loan Availability

Home loans here are generally easy to arrange, since leading banks usually approve known builders and RERA-registered projects. Banks typically fund up to roughly 75 to 90 percent of the cost based on your profile.

We can connect you with loan partners, help with eligibility and paperwork, and line up a competitive interest rate.

Construction Updates

The project is currently ready to move. The build stage and finishing change month to month.

For the latest site progress — slab status, finishing or possession readiness — call or WhatsApp us and we will share the most recent update from the ground.

Locality Review

Arabian Ranches III, Dubailand is one of the steadier addresses in the Gurugram market. Day-to-day life is easy here — schools, hospitals, markets and offices are close, the roads connect well to the rest of NCR, and there is a healthy mix of families and working professionals. It suits buyers who want a settled, well-linked neighbourhood rather than a far-out, still-developing pocket.

Straight Answers
What is the biggest drawback?

The main thing to weigh is this — the published AED 1.79 M and AED 2.1 M figures are launch-era prices on a finished phase and are almost certainly below current value. It is not a deal-breaker for most buyers, but worth factoring in. Tell us your plan and we will say honestly whether it matters for you.

Is it a good long-term investment?

For the long term, Arabian Ranches III, Dubailand has the basics investors look for — steady demand, improving roads, and a healthy mix of end-users and tenants. A home from a known builder in this corridor usually holds value and has room to grow over a 5 to 10 year horizon. It suits patient, long-term buyers more than anyone chasing a quick flip. The entry price you get decides how good the return looks, so confirm the live rate with us first.

Who should buy here?

It suits buyers who want to move in soon or rent out quickly, and anyone who wants a home from a trusted builder in Arabian Ranches III, Dubailand.

Is it worth the price?

At around AED 1.79 M (about Rs 4.61 Cr) to start, it is priced in line with the Arabian Ranches III, Dubailand market for this kind of home. Whether it is worth it depends on the exact unit and the running offer — we will help you compare before you commit.

About Emaar Properties

Emaar Properties logo
Emaar Properties

Emaar Properties is Dubai's largest listed developer and the master developer of the Arabian Ranches series, now in its third community - it built the roads, the parks, the retail and the schools of Arabian Ranches III as well as the houses in Ruba. On a completed phase the developer's construction record matters less than it would off-plan; what matters is how the community is being run now, and Emaar management is a known quantity that holds its value at resale. The most useful comparison remains next door. Arabian Ranches 1 and 2 are finished, occupied, decades-established Emaar villa communities with mature planting, working retail and schools. Ruba is what Arabian Ranches III looks like a couple of years in; Ranches 1 and 2 are what it looks like in twenty.

Payment Plan

Two routes. If Emaar holds unsold houses, a post-handover payment plan has been offered on this phase - which on a completed, immediately rentable townhouse is an unusually good structure, because the house can be let while you are still paying. Ask about it before you look at resales. Otherwise this is an ordinary resale: pay in full at transfer or take a UAE mortgage (non-residents are usually financed at 50-60% of value), plus the 4% DLD transfer fee, about AED 4,000 in trustee and admin fees, a 2% broker commission and 0.25% mortgage registration if you finance. Worked at the published AED 1.79 M starting price: AED 71,600 DLD fee, AED 35,800 commission and about AED 4,000 admin - roughly AED 1,901,400 all in, about Rs 4.90 crore. Read that figure with the caveat that runs through this page: AED 1.79 M is Emaar's launch-era published price for a completed phase. At Arabian Ranches 3's own quoted entry rate of roughly AED 1,499 per sq ft, a 2,023 sq ft townhouse would cost nearer AED 3.0 M today, which would put the all-in figure closer to AED 3.19 M, about Rs 8.21 crore. The DLD transaction record for Ruba settles which is closer to reality - get it before you budget. Service charges: AR3 figures range from about AED 4.50 to 5.50 per sq ft of plot area on one source to AED 10 to 18 per sq ft of built-up area on others. On a finished phase you can do better than a range - ask the owners' association for the last two years of RERA-approved statements.

Specifications

Three- and four-bedroom townhouses of about 2,023 to 2,508 sq ft in a completed phase of Arabian Ranches III, sharing the community's amenity programme - the central park, pools, sports facilities and clubhouse - rather than a private one. The advantage of buying in a finished community is that the specification is not a document to be interpreted but a house to be inspected: walk it, check the kitchen fit-out, the air-conditioning, the plot boundary and the condition of the street and the planting, and ask a neighbour what has needed fixing. On a phase completed a couple of years ago, that inspection tells you more than any specification annexure would have told you off-plan, and it costs nothing but an afternoon.

💬 Our View

Ruba is the simplest purchase on our Arabian Ranches III list, because everything that makes off-plan buying uncertain has already happened. The houses are built, the street is finished, the title deeds are issued and the service charge has a real number attached to it - you can walk into the actual property, inspect the actual finish and ask an actual neighbour what has gone wrong. For a family that wants to move in this year rather than in 2028, that is worth a great deal, and the post-handover payment plan that has been offered on this phase makes it better still, because on a completed house a tenant can help pay the instalments. The one thing you must not do is budget from the published prices. AED 1.79 M and AED 2.1 M are launch-era figures on a finished phase, and they imply about AED 885 per sq ft against a community whose entry stock is quoted at roughly AED 1,499 - which puts a realistic current value for a 2,023 sq ft house closer to AED 3.0 M. That is not a reason to walk away; it is a reason to get the DLD transaction record for Ruba, price against it, and treat every published figure on this page as a starting point for a question rather than an answer.

Frequently Asked Questions

What does a townhouse at Ruba cost? +
Yes. Ruba is described as one of the completed communities at Arabian Ranches III and its townhouses are ready to move. A purchase is a resale against a title deed, or a purchase of unsold stock from Emaar if any remains.
Is there still a payment plan? +
A post-handover payment plan has been offered on this phase, which is unusual on completed stock and genuinely valuable: the house can be let while you are still paying for it. Whether it is still available depends on Emaar holding unsold houses, so ask directly before you look at resales.
How big are the townhouses? +
About 2,023 to 2,508 sq ft across three- and four-bedroom layouts - genuine family houses rather than compressed ones, and consistent with Emaar's sizing across Arabian Ranches III.
Why do you say the published prices are out of date? +
Not published for Ruba specifically, and the AR3 community figures use incompatible bases - about AED 4.50 to 5.50 per sq ft of plot area on one source, AED 10 to 18 per sq ft of built-up area on others. On a finished phase you can do better than a range: ask the owners' association for the last two years of RERA-approved statements.
Does the purchase qualify for a Golden Visa? +
The published four-bedroom price of AED 2.1 M clears the AED 2 M property threshold; the published three-bedroom price of AED 1.79 M does not. Given that current values are likely well above both, most houses here should qualify in practice - but get the DLD-registered value of the specific house in writing rather than assuming.
What should I inspect before offering? +
Yes. Arabian Ranches III is freehold, so any nationality can own outright with a DLD title deed. At the published AED 1.79 M - roughly USD 488,000 - the purchase needs two people's USD 250,000 LRS allowances or two financial years; at a realistic current value nearer AED 3.0 M, plan on three or four. A resale settles in weeks, so arrange the remittance before you agree a price.

Final Verdict

The easiest of the Arabian Ranches III options to buy with confidence: finished, inspectable, immediately rentable, and possibly still available on a post-handover plan. Ignore the launch-era prices, price from the DLD transaction record, and spend an afternoon walking the phase and reading two years of service-charge statements before you offer.
