Valencia is an apartment project by DAMAC Properties in the Lagoons District of DAMAC Lagoons, the lagoon-themed villa community beside DAMAC Hills in Dubailand. We print about AED 725,000 because it is the studio starting price that several portal and broker pages agree on, and another page's AED 750,000 is within 4% of it. The source listing we work from shows AED 2.4 million. That is above the two-bedroom's quoted starting price by about AED 560,000 and does not match any unit in any other source; it may be a larger premium unit or an error, and we do not use it as the starting price. DAMAC's price list on the day settles it.

The rate per sq ft tells you where the value is. A 328 sq ft studio at AED 725,000 is about AED 2,210 per sq ft, a rate you would expect in Business Bay, not at the edge of Dubailand. A two-bedroom at about AED 1.84 million over 1,269 sq ft is about AED 1,450 per sq ft, still above the AED 780 to 920 per sq ft that Lagoons townhouses launched at, but a more reasonable price for a new apartment in a master community. Small studios always carry the highest rate; here the gap is wide.

Payment plan and total cost

The quoted plan is 5% on booking, 55% during construction in staged instalments and 40% at handover. That is a light start and a heavy finish: you secure a unit for a small amount, pay steadily through the build, and then need 40% of the price - by cash or a UAE mortgage - when the keys are ready.

One page lists the 4% DLD fee alongside the 5% booking, which is normal in Dubai: the fee is paid when the sale is registered, so the day-one cheque on the studio is about AED 65,250, not AED 36,250. On a one-bedroom at AED 1.3 million the same plan means AED 65,000 down, AED 715,000 during construction, AED 520,000 at handover and AED 52,000 of DLD fee.

Service charge. Not published for Valencia. Guides for DAMAC Lagoons quote AED 6 to 8 per sq ft a year in one case and AED 14 to 18 in another; the higher band is closer to what towers with lifts, pools and security usually charge. On a 328 sq ft studio that is about AED 2,000 to 5,900 a year, and on a 1,269 sq ft two-bedroom about AED 7,600 to 22,800.

Location and connectivity

DAMAC Lagoons sits beside DAMAC Hills in Dubailand, reached from Hessa Street and Sheikh Zayed bin Hamdan Al Nahyan Street. Dubai Sports City and Motor City are about 10 to 15 minutes by car, Mall of the Emirates about 25 minutes and Al Maktoum International Airport about 25 to 30 minutes. There is no metro; this is a car community.

What sets Valencia apart from the rest of the Lagoons is the Lagoons District. DAMAC presented it as a 24/7 live-work-play quarter with offices, residences and DAMAC Mall, so a Valencia tenant could, in time, shop and work without leaving the community. Those buildings are plans today. The villa clusters around the district are much further along: DAMAC is targeting about 6,300 Lagoons handovers in 2026, so by Valencia's 2029 date the community should be well occupied.

Amenities and specifications

Valencia's four towers hold Mediterranean-inspired studios, one and two-bedrooms, each quoted with private outdoor space. Residents share the DAMAC Lagoons community amenities - the swimmable lagoons, beaches and landscaped parks - and the planned shops and offices of the Lagoons District.

Pools, a gym and lobby security are standard for a DAMAC apartment tower at this price, but the sources checked do not list Valencia's building amenities, so we do not. Not published: floor count, unit count, finish schedule, parking and the service-charge budget. Final specification as per the SPA.

About the developer

DAMAC Properties, founded in 2002 by Hussain Sajwani, said in September 2026 that it had handed over more than 50,000 homes, with over 55,000 in its pipeline and USD 2.72 billion of construction contracts awarded in the first half of 2026. DAMAC Lagoons carries its 2026 programme: about 6,300 of 8,800 targeted handovers, against about 513 there in 2025, with community infrastructure and landscaping reported more than 80% complete.

Santorini, the first Lagoons cluster, began handover in November 2025, about a quarter after its target. Across the company, a 2026 review of DLD data puts the average delay at six to twelve months beyond the SPA date, with more snagging complaints than at Emaar or Sobha. For Valencia, that points to a handover in 2029 or 2030.

For Indian buyers

Ownership. DAMAC Lagoons is freehold for foreign buyers and the DLD issues the title deed in your name. The UAE has no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 29,000 on the entry studio.

Remittance. Under the LRS each person can remit USD 250,000 per financial year. AED 725,000 is about USD 197,000, so one person can fund the studio outright within a single year's allowance. A two-bedroom at about AED 1.84 million (about USD 501,000) needs a couple's allowance or two years.

Golden Visa. The threshold is AED 2 million of property. No Valencia unit at the quoted prices reaches it; a two-bedroom falls short by about AED 160,000. If the visa matters, look at a Lagoons townhouse instead.

Rent and tax. Valencia has no rent history. One 2026 guide puts DAMAC Lagoons gross yields at 5.5% to 7%; on AED 725,000 that would be about AED 39,900 to 50,800 a year, before a service charge of AED 2,000 to 5,900. The UAE levies no income tax on the rent; in India it is taxable and the flat goes in Schedule FA.

The price per sq ft is the catch: about AED 2,210 on a 328 sq ft studio is a city rate in a suburb, while the two-bedroom at about AED 1,450 per sq ft is more sensible. The price per sq ft is the catch: about AED 2,210 on a 328 sq ft studio is a city rate in a suburb, while the two-bedroom at about AED 1,450 per sq ft is more sensible.
