About Binghatti Amber JVC Dubai

Binghatti Amber is a finished 23-storey building by Binghatti Developers in District 11 of Jumeirah Village Circle (JVC). Over a four-level podium of 68 offices and 17 shops sit 19 residential floors with 556 Binghatti Amber apartments, from studios to three-bedrooms. It launched on 17 July 2023 and was delivered in December 2024, about 17 months later.

Today it is a resale building: studios are asked from AED 730,000 (about Rs 1.88 crore) and rent at about AED 50,000 to 53,000 a year. One point before anything else: Binghatti Amberhall, which search engines run straight after it, is a different building in District 13. This page is about Amber alone.

We print AED 730,000 because the building was delivered in December 2024, Binghatti publishes no release price for it now, and that is the lowest resale ask we found for a Binghatti Amber apartment for sale. The recent sale at AED 720,000 for a 454 sq ft studio is the better guide to value: about AED 1,587 per sq ft.

Against JVC's ready average of about AED 1,337 per sq ft (September 2026 district reports), that sale is about 19% higher, a smaller premium than Binghatti's newer JVC buildings carry. Since launch, the entry price has risen from AED 577,000 to about AED 730,000, about 27% in three years, though the launch figure was for the smallest unit and the resale asks are for larger studios.

Sizes on Binghatti's page: studios 270 to 377 sq ft, studios with a balcony 323 to 431 sq ft, one-bedrooms 506 to 560, two-bedrooms 1,130 to 1,237 and three-bedrooms 1,399 to 1,615. One portal prints a top size of 2,355 sq ft, likely a combined or penthouse unit. No current asks for a Binghatti Amber 1 bedroom or Binghatti Amber 2 bedroom appeared in our searches; get three comparable listings and the DLD transaction record before offering.

Payment plan and total cost

Launch buyers paid on a 20/50/30 plan: 20% down, 50% during construction and 30% at handover. That plan is finished. A purchase now is a ready resale, paid in cash or with a UAE mortgage, usually 50% to 60% of value for a non-resident.

The UAE has no VAT on a residential sale and no annual property tax. The service charge is not published for Amber by any source we checked; the approved rate is on the DLD service-charge index in the Dubai REST app, and the seller's last two service-charge invoices show what the unit actually pays. If the unit is let, the tenancy transfers with it: ask for the Ejari contract and the rent cheques still to come.

Location and connectivity

The Binghatti Amber location is District 11 of Jumeirah Village Circle, about 0.7 km from Circle Mall, so Binghatti Amber to Circle Mall is a short walk or a two-minute drive. The Binghatti Amber address as the sources give it is the building's name, District 11, JVC, Dubai. In the land registry, JVC sits in Al Barsha South 4, which is why some title deeds and DLD records name that area rather than JVC.

JVC lies between Al Khail Road and Sheikh Mohammed bin Zayed Road: Mall of the Emirates is about 10 to 15 minutes by car and Dubai Marina and JLT about 15. There is no Dubai Metro station inside JVC; the nearest are on Sheikh Zayed Road.

District 11 also holds Binghatti Tulip, a 30-floor tower of 276 homes delivered in the same quarter. Tulip is taller and purely residential, with its DLD project number (2765) in print; Amber has twice the homes plus offices and shops, and a lower entry price. Amenities and specifications

The Binghatti Amber amenities on Binghatti's page are a swimming pool, modern fitness facilities, a kids' play area and restaurants. The Binghatti Amber gym is inside the building; Circle Mall, 0.7 km away, adds more gyms and shops. The 17 shops in the podium give residents daily needs at the door.

The mixed podium is what sets Amber apart from most Binghatti JVC buildings: 68 offices on the lower levels mean office visitors share the entrance and lifts with residents during the working day. Some studios have balconies and some do not; Binghatti prices them as separate types, so check which you are being offered.

The finish schedule, parking per unit and cooling arrangement are not published. On a delivered building, a viewing answers all three, and the Binghatti Amber brochure from launch is less useful than the unit itself. Two years of use show in a building; look at the corridors, lifts and pool deck as well as the flat.

About the developer

Binghatti Developers was founded in Dubai in 2008 and trades under Binghatti Holding. In December 2024 it announced six JVC buildings delivered together, Orchid, Amber, Onyx, House, Lavender and Venus, with 2,062 homes between them; the release counted 640 units in Amber. In the first half of 2026 it reported AED 9.5 billion of revenue, AED 3 billion of net profit and about 1,700 more homes handed over.

Amber's own record is a fast one: construction started in June 2023 and the building was delivered about 18 months later. Binghatti has since built more in JVC, among them Binghatti Apex, a 43-storey District 10 tower of studios and one-bedrooms delivered in 2026. Apex is newer and has a paddle court and two pools, but asks about AED 1,880 to 1,905 per sq ft for a studio; Amber's studio evidence is near AED 1,587.

On Binghatti Amber reviews, the short-stay listings on Expedia carry guest reviews, but those rate a host's flat rather than the building. No owners' survey exists. The common complaints about Binghatti buildings are compact layouts and busy lobbies; ask the building manager about lift waits and maintenance before you buy.

For Indian buyers

Ownership. JVC is freehold, so an Indian national holds the title deed outright with no local partner or residence visa. The DLD issues the deed in your name at the trustee's office on transfer day; it will name the area as Al Barsha South 4.

Remittance. Each person can send USD 250,000 per financial year under the Liberalised Remittance Scheme, so a couple can send USD 500,000. The AED 730,000 studio with about AED 49,810 of costs is about USD 212,000, inside one person's allowance. TCS of 20% above Rs 10 lakh a year is adjusted against your income tax.

Golden Visa. The property route needs AED 2 million. Studios and one-bedrooms fall well short. No current three-bedroom ask appeared in our searches; at the studio sale rate of AED 1,587 per sq ft a 1,399 sq ft three-bedroom would be about AED 2.2 M, so some may qualify, but only the title deed value counts.

Rent and tax. Binghatti Amber rent for studios runs about AED 50,000 to 53,000 a year, 6.8% to 7.3% gross on AED 730,000, in line with JVC's 7.43% average for Q2 2026. Binghatti itself quoted 6% to 7%. The UAE does not tax rent; an Indian tax resident declares it in India with the 30% standard deduction and reports the flat as a foreign asset. Short-stay letting through Airbnb needs a Dubai holiday-home permit and the building's consent.

Amber is the most useful Binghatti building in JVC to judge on evidence, because it has been occupied since December 2024. A studio sold at about AED 1,587 per sq ft and studios rent at AED 50,000 to 53,000, which works out near 7% gross at today's asks. That is close to JVC's 7.43% average and a better rate per sq ft than Binghatti's newer JVC buildings. The weak points are a busy podium of offices and shops, and heavy rental competition inside the building. Do not mistake it for Amberhall in District 13.

A sound ready buy for a studio investor who wants rent from the first month, or a family that wants a Binghatti 3 BHK near Circle Mall. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation. The launch plan was 20/50/30: 20% down, 50% during construction, 30% at handover. The building was delivered in December 2024, so a purchase now is a ready resale, paid in cash or with a UAE mortgage. Amber is the most useful Binghatti building in JVC to judge on evidence, because it has been occupied since December 2024. A studio sold at about AED 1,587 per sq ft and studios rent at AED 50,000 to 53,000, which works out near 7% gross at today's asks. That is close to JVC's 7.43% average and a better rate per sq ft than Binghatti's newer JVC buildings. The weak points are a busy podium of offices and shops, and heavy rental competition inside the building. Do not mistake it for Amberhall in District 13.
