About Binghatti Gardenia Jumeirah Village Circle Dubai

Binghatti Gardenia is a finished tower by Binghatti Developers on Assel Boulevard in District 11 of Jumeirah Village Circle (JVC). It holds 274 homes, from studios to three-bedrooms, on 29 residential floors above four office levels, with a rooftop on top. Two things set it apart from Binghatti's other JVC buildings: the office floors at its base, and a number of one to three-bedroom units with a private pool on the terrace.

Construction began in May 2023 and the building was finished in mid-2024. Gardenia by Binghatti launched from about AED 640,000; today the lowest resale ask is a studio at AED 680,000 (about Rs 1.75 crore), and a studio sold for AED 630,000 in January 2026. Studios rent for about AED 49,500 a year on average.

Binghatti Gardenia 1 bedroom. One-bedrooms are the middle of the market here, asked at about AED 950,000 to 1.1 M, and one broker lists a 1 BHK at AED 950,000. Binghatti Gardenia 2 bedroom. The cheapest two-bedroom ask seen, about AED 1.02 M, looks low against the 1,100 sq ft minimum size; confirm the plan and that it is not a one-bedroom with a study before you rely on it. Pool units sit at the top of the range.

JVC apartments average about AED 1,150 per sq ft on one 2026 area guide, and studios about AED 1,473. A Gardenia studio at AED 680,000 is well above both, at about AED 2,100 per sq ft, because the units are so small: you pay for a Binghatti studio at a low ticket, not for space. A studio at the January 2026 sale price of AED 630,000 would come to about AED 673,500 all in. Most studios here are let; the tenancy passes to you, so ask for the Ejari record and the remaining cheques.

Service charge. No source publishes Gardenia's rate. JVC runs about AED 10 to 18 per sq ft a year on 2026 guides; on a 320 sq ft studio that is about AED 3,200 to 5,800. A building with private pools, a sports club and office floors may sit in the upper half. The audited figure is on the DLD service-charge index in the Dubai REST app.

Location and connectivity

Binghatti Gardenia address: Assel Boulevard, JVC District 11. Assel Boulevard is a named through-road inside JVC rather than a quiet inner lane. JVC sits between Al Khail Road and Sheikh Mohammed bin Zayed Road. Developer-linked pages put Dubai Mall and Burj Khalifa about 20 minutes away by car, Kite Beach about 20, and Dubai International Airport (DXB) about 25.

Gardenia's next-door neighbour is Binghatti Tulip, on the same boulevard and from the same developer. They are close in size, 274 homes against 276, but they differ in what matters to a buyer: Tulip is a 30-floor tower of homes, while Gardenia carries four office floors at its base and adds private-pool units. A few minutes away in District 11 is Binghatti Galaxy, two five-storey blocks with only 147 homes and no three-bedrooms.

Amenities and specifications

Binghatti Gardenia amenities. The building has a shared swimming pool, a gym, a sports club, a leisure lounge and a children's play area. The Binghatti Gardenia pool question has two answers: there is a communal pool for everyone, and some one, two and three-bedroom units have a private pool on their own terrace. Broker pages describe the two-bedrooms with two en-suite bathrooms, a kitchen, a living area, a balcony and, in some units, that private pool. The Binghatti Gardenia gym is a residents' gym, not a commercial club.

The facade is the design idea. Binghatti built a web of interlinked balconies across the tower, which shade the glass and cut the cooling load as well as giving the building its look. The four office floors at the base are a real difference from Tulip and Galaxy: expect more daytime traffic in the lobby and lifts.

Floor plan and brochure. The Binghatti Gardenia floor plan set covers studios of about 269 to 376 sq ft, one-bedrooms of 521 to 844 sq ft, two-bedrooms of 1,100 to 1,500 sq ft and three-bedrooms of 1,500 to 1,615 sq ft. The Binghatti Gardenia brochure from launch is on request from Binghatti and from broker pages; for a finished building, the DLD affection plan of the actual unit is the document to rely on.

About the developer

Binghatti Developers has been building in Dubai since 2008, mostly mid-market towers in JVC, Al Jaddaf, Business Bay and Dubai Silicon Oasis, and more recently branded projects such as Bugatti Residences in Business Bay. It handed over 1,700 homes in the first six months of 2026 and planned about 15 deliveries worth some AED 15 billion over the year. In March 2026 it told Zawya its cancellations were below 1% and its sites on schedule.

Gardenia is a good example of the speed Binghatti sells on: about 14 months from the start of construction in May 2023 to completion in mid-2024. Its other JVC deliveries include Binghatti Corner with 715 apartments, Binghatti Emerald, and Tulip next door.

Binghatti Gardenia reviews. We found no independent review of the building in print. The record shows a tower that was finished, let and is trading on both the sales and rental portals, with about 76 sale and 66 rental listings on one portal. Small studios and an office element are the trade-offs; inspect for snagging and ask the owners' association for its latest minutes.

For Indian buyers

Ownership. JVC is freehold, so an Indian buyer can hold a Gardenia unit outright, with the title deed issued in their name by the DLD on transfer. Dubai charges no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 27,200 on a AED 680,000 studio.

Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. The studio all in is about AED 726,800, roughly USD 198,000, so one person can fund it in one year. A one-bedroom at about AED 1 M with fees is near USD 290,000 and needs a second person's allowance or two financial years. TCS of 20% on remittances above Rs 10 lakh a year is credited against your income tax.

Golden Visa. The property route needs AED 2 million on the title deed. Studios, one-bedrooms and most two-bedrooms here fall short; only the largest units and pool units cross it.

Rent and tax. Studios average about AED 49,500 a year in rent, about 7.3% gross on AED 680,000, and one-bedrooms let at about AED 75,000 to 85,000. After service charges and management, net is likely nearer 6%. The UAE does not tax the rent; an Indian tax resident declares it in India, takes the 30% standard deduction and lists the flat as a foreign asset.
