Two starting prices are in print. Property Finder's current page says AED 725,000, the figure this page carries; propsearch's building record prints AED 600,000 with a minimum rate of AED 1,660 per sq ft, which reads as the launch list. The source listing prints no price. The 21% gap, three years into construction, reads as the developer repricing as the keys come closer — HMB's current price list settles it.
Either way the rate is 7 to 17% over the top of JVC's range, a premium a boutique low-rise does not usually carry. The completed first Beverly Residence at about AED 445,000 is the comparable to price against: furnished, let today, two districts away.
Payment plan and total cost
20/40/40 was the launch plan: 20% on booking, 40% through construction, 40% at handover, nothing afterwards. It is worked below on the entry unit as printed, but with handover on record for Q4 2026 a buyer joining now should expect the construction slice to be largely due at booking — roughly 60% now and 40% at the keys.

If the agency reporting completion in Q4 2024 is right, there is no off-plan plan: the sale goes through a DLD trustee office against a title deed, the whole price is due at once, and a UAE mortgage is the only way to spread it. The completion question comes before the payment question.
No service charge is published for the building. JVC runs about AED 10 to 13 per sq ft a year on our JVC guide, among the lowest in Dubai: AED 4,000 to 5,200 a year on a 400 sq ft studio.
Location and connectivity
Jumeirah Village Circle is the mid-market apartment district between Al Khail Road and Sheikh Mohammed Bin Zayed Road, about 15 to 20 minutes from Dubai Marina and JBR, 20 to 25 from Downtown and Business Bay and 15 from Mall of the Emirates, with Circle Mall as its centre. It has no metro station; the nearest Red Line stops are on Sheikh Zayed Road, a drive away. Both airports are about 30 minutes.
Beverly Residence 2 sits in District 15 and the first building in District 13. JVC is one of Dubai's highest-supply districts, which keeps rents competitive and caps resale pricing, and most of what surrounds a seven-storey building at this price is 20 to 40 storeys. Amenities and specifications
The first Beverly Residence was sold furnished, and the agency pages for the second use the same language. No source confirms a furniture package for Beverly Residence 2; if one is promised, get the inventory as an SPA annex.
Not published: the unit count, the amenity list (a pool and gym are standard for the segment but not confirmed), the fit-out and appliance schedule, parking, the service-charge budget, the escrow bank or the project number. This close to the date, the Building Completion Certificate, if issued, and the snagging position are more useful than a brochure.
About the developer
HMB Homes, registered with the DLD as H M B Development, is a Dubai boutique developer working almost entirely in JVC. Its record on the search trail: the first Beverly Residence in District 13, June 2017 to May 2020; Beverly Residence 2 in District 15, started June 2023; and Beverly Crown, a stepped building with a rooftop wellness deck, on sale in the same community.
No source publishes a delivered-unit count, a delay record, group backing or a developer project page. That is a thin record, and the Q4 2024 versus Q4 2026 confusion is what a thin record looks like in practice. It is not a reason to walk away — the 2020 building exists and lets — but it is the reason to verify the second one's status on the Dubai REST app rather than an agency page.

Ownership. JVC is freehold, with the title deed in your own name. There is no annual property tax and no VAT on a residential sale, so the government cost is the 4% DLD transfer fee — AED 29,000 on the entry unit — plus the AED 40 Oqood fee on an off-plan sale, or the trustee fee on a completed one.
Remittance and the Golden Visa. At AED 725,000, about USD 197,000, the whole purchase fits inside one person's Liberalised Remittance Scheme allowance of USD 250,000 a financial year, with fees taking it to about USD 205,000 — one of the few Dubai pages we write where a single allowance covers the price. On exit, JVC's supply is the constraint: a low-rise studio from a small developer sells on price, not name. Rent from Dubai is taxable in India for a tax resident as income from house property with the standard 30% deduction, and the apartment goes into Schedule FA of your return.

Beverly Residence 2 is a small building from a small developer at a price that is easy to reach, and the case for it is JVC's arithmetic rather than the building: 7 to 9% gross yields, low service charges, a purchase that fits one LRS allowance, and a first building of the same name letting since 2020. Against that, the rate sits above JVC's range for a low-rise with no published developer record, the AED 600,000 launch figure has become AED 725,000, and the sources cannot agree whether the building finished in 2024 or finishes in three months. That last point decides whether you are buying off-plan through escrow or a completed unit through a trustee office, and it is a single question to the DLD. Ask it first.

The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none.
