About Jumeirah Islands Townhouses Dubai

Jumeirah Islands Townhouses is a cluster of 84 four-bedroom townhouses that Nakheel built inside Jumeirah Islands, its lake-and-villa community beside Sheikh Zayed Road. It is not the community itself: the townhouses are a later, separate project in three blocks around the Jumeirah Islands Pavilion, built from 2014 under an AED 146 M contract and handed over from April 2017. Each house is about 3,630 sq ft, with four bedrooms, a maid's room, a study, a private garden and a double garage.

Nakheel launched them from AED 4.1 M and sold out long ago, so today they sell only on resale. The lowest current ask is AED 6.3 M (about Rs 16.22 crore), and that is the price this page uses, labelled as exactly that. Four-bedrooms rent for about AED 310,000 to 330,000 a year.

The source listing prints no price, and there is no developer price to take: Nakheel's release is sold out. So we print the lowest current resale ask, AED 6,300,000, for a four-bedroom of about 3,600 sq ft on a 2,325 sq ft plot. Only about three houses in the cluster are listed at a time, with asks from AED 6.3 M to 7.5 M; the top of that range is for fully upgraded houses facing the lake.

Recorded sales sit close to the low end: AED 6.0 M in November 2025 and AED 6.45 M in February 2026. The sizes in those records, 2,131 and 2,325 sq ft, look like plot areas rather than built-up area, since every house was built at about 3,630 sq ft. One portal's average four-bedroom price of about AED 5.93 M probably includes older sales. The DLD transaction history on the Dubai REST app settles what each house has sold for.

Jumeirah Island house prices in context

At about AED 1,750 per sq ft built-up, the townhouses are the cheapest way into a house in the community; the original Jumeirah Islands villas sit on far larger plots and ask much more. For comparison, Ellington's new Eltiera Views towers at the community's edge ask about AED 2,380 per sq ft for a three-bedroom apartment due in 2029, so a ready four-bedroom townhouse costs less per foot than a new flat next door. Prices have still risen about 50% since the AED 4.1 M launch.

There is no developer payment plan. Every townhouse is a resale, paid to the seller in full at the registration trustee on the day the title deed transfers. Most buyers combine cash with a UAE mortgage; non-residents can usually borrow 50% to 60% of the bank's valuation, residents more.

A broker adds 2% plus VAT, about AED 132,300. With a mortgage, add the DLD mortgage registration fee of 0.25% of the loan and the bank's valuation and arrangement fees. Nakheel issues a no-objection certificate for every sale, for a fee, once the seller's service charges are paid up.

Service charge. Not published by the sources checked. Jumeirah Islands houses pay Nakheel's master community charge plus the cluster's own costs for the shared pool and gardens. Ask the seller for the last two years' invoices and check the approved rate on the DLD's service-charge index in the Dubai REST app; on a 3,630 sq ft house even a few dirhams per sq ft adds up to a five-figure annual bill.

Location and connectivity

The townhouses sit beside Al Worood 3 Street around the Jumeirah Islands Pavilion, in blocks on its east and west sides. The Jumeirah Islands location is the lake community on the inland side of Sheikh Zayed Road between Interchanges 5 and 6, opposite Jumeirah Lake Towers. Dubai Marina, JBR and Palm Jumeirah are each about 15 minutes by car, Mall of the Emirates 15 to 20 minutes and Downtown Dubai 25 to 30.

The Pavilion, opened in April 2017 with the townhouses, has about 30,000 sq ft of shops, restaurants and cafes and a 1.1 km waterside jogging track. It was built for the community's roughly 8,000 residents and is the main reason to pick these houses over the villa islands further in: daily coffee and groceries are a walk away. There is no Dubai Metro station inside the community; the JLT Red Line stations are across Sheikh Zayed Road.

The community is changing at its edge, where Ellington's Eltiera Heights and Eltiera Views towers are adding well over 1,500 apartments by 2029. Amenities and specifications

Each house follows one Nakheel design: four bedrooms, a maid's room, a study, a private garden and a double garage on about 3,630 sq ft. The cluster is gated, with landscaped gardens, green areas and a large shared swimming pool. Beyond that, residents use the Pavilion and the Jumeirah Islands clubhouse, gym and lakes.

The Jumeirah Islands townhouses floor plan is the same in Blocks A, B and C; what changes is the plot and the view. Houses facing the lake ask more than those facing inward, and many owners have added upgraded kitchens, flooring and landscaping since 2017. A brochure from the launch still circulates through brokers, but it shows the houses as built nine years ago.

Jumeirah Islands townhouses photos in the 2017 news reports show the houses and the Pavilion at handover. For a resale, the photos that matter are your own from a visit: check the roof, the air-conditioning, the garden irrigation and any upgrades, and ask for a snagging survey if the house has been let for years.

About the developer

Nakheel is Dubai's government-owned master developer, now part of Dubai Holding, and the builder of Palm Jumeirah, Jumeirah Islands, The Gardens, Jumeirah Park and Jumeirah Village. It developed Jumeirah Islands' original villa clusters in the mid-2000s and returned to the community a decade later with these 84 townhouses and the Pavilion, a project reported at about AED 450 M in all.

The townhouse contract, worth AED 146 M, covered 84 homes and eight retail blocks, built in two phases of 53 and 31 houses. Nakheel had sold at least 40% at launch, reached 60% by the April 2017 handover start, and sold the rest afterwards. The houses were delivered on the dates Nakheel announced. As master developer Nakheel still manages the community, so its service charges and rules apply to every owner.

For Indian buyers

Ownership. Jumeirah Islands is freehold for foreign buyers, and each townhouse has its own DLD title deed covering the house and its plot. On a resale the DLD transfers the deed to you at the registration trustee on the day you pay. The UAE has no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 252,000 at AED 6.3 M.

Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. The house with fees is about AED 6.56 M, roughly USD 1.79 million: more than three couples' annual allowance, and a resale has no plan to spread it. Most Indian buyers at this level fund it through a UAE mortgage, money already held abroad, or several family members remitting over more than one year before the purchase. TCS of 20% on remittances above Rs 10 lakh a year is adjusted against your income tax.

Golden Visa. The property route needs AED 2 million; every house here clears it on one title deed, subject to the current conditions.

Rent and tax. Four-bedrooms let for about AED 310,000 to 330,000 a year, about 5% gross at the lowest ask, usually to families on annual contracts. The UAE levies no tax on the rent; an Indian tax resident declares it in India, with the 30% standard deduction, and reports the house as a foreign asset.

The row in the catalogue looked at first like the whole Jumeirah Islands community, but it is a real, separate project: Nakheel's 84 four-bedroom townhouses around the Pavilion, delivered in 2017. That makes it a resale decision, not an off-plan one. The lowest ask of AED 6.3 M is about AED 1,740 per sq ft built-up, and recorded sales at AED 6.0 M and 6.45 M back it. Rents of about AED 320,000 give roughly 5% gross, decent for a family house in this part of the city. The trade-offs are small plots and very few houses on the market at once, so you buy the house that is available rather than the one you want.

Nakheel is the Dubai government-owned master developer behind Palm Jumeirah, Jumeirah Islands, The Gardens, Jumeirah Park and Jumeirah Village, now part of Dubai Holding. No developer plan: Nakheel's release sold out after the 2017 handover, so every townhouse is a resale paid in full at transfer, in cash or with a UAE mortgage (non-residents typically borrow 50% to 60% of value). On a AED 6,300,000 townhouse: the 4% DLD transfer fee (AED 252,000), a registration trustee fee of about AED 4,200 including VAT and the title deed fee of about AED 580 - about AED 6,556,780 in all. Add 2% plus VAT (about AED 132,300) if a broker is used, and the mortgage registration fee if you borrow. Final as per the sale contract (Form F) signed at the trustee.
