- Pick the building, not the community. Check the RERA service charge index for that exact tower and look at how it has been maintained.
- Count what is under construction within 500 metres. New completions next door reset your rent.
- Favour district location. Units near Circle Mall, the parks and the main exits let faster than those deep in the grid.
- Check the parking allocation in writing — one space per apartment is not universal.
