The source listing shows it from AED 800 K, about Rs 2.06 crore at Rs 25.75 per dirham, for studio apartments; 1 and 2 bedroom units are also in the building. Against the JVC median of AED 1,347 per sq ft (July 2026, DLD data via RE/MAX Hub), the studio is 7 to 15 per cent above the community median. Two things justify part of that: the studio is large at 556 sq ft, when most JVC studios are 380 to 420 sq ft, and the building is 80 units on a low-rise plot beside Circle Mall rather than a 400-unit tower. Whether it justifies all of it depends on the finish, which you can now inspect if the building is complete.

Payment plan and total cost

The plan is 50/50: 10 per cent on reservation, 10 per cent on signing the SPA, six quarterly instalments of 5 per cent during construction, and 50 per cent on handover. Half the price against a finished building is a buyer-friendly structure. Worked on the listed price:

If the building is already complete, the construction instalments collapse into a single payment and the plan becomes a ready purchase; ask whether the developer still honours the 50 per cent at handover for late buyers. Service charges in JVC run AED 13 to 22 per sq ft a year, and a low-rise with a pool and gym but no large podium deck should be at the lower half, so budget AED 7,500 to 10,000 a year on a 556 sq ft studio. Location and connectivity

The building's selling point is its plot: District 11 is on the central ring of JVC and Roma is described as a one-minute walk from Circle Mall, the community's main supermarket, cinema and clinic hub. Few JVC buildings are that close. From JVC, Dubai Marina and JBR are about 15 to 20 minutes' drive, Mall of the Emirates about 15 minutes, Downtown and Business Bay 20 to 25 minutes and Dubai International Airport 25 to 30 minutes in normal traffic. There is no metro in JVC.

The central ring is the most built-out part of the community, which means less construction noise than the outer districts but also more traffic around the mall at weekends. JSS International School and several nurseries are within a short drive.

Amenities and specifications

Quoted: swimming pools, a gym, a children's play area, a barbecue area and jogging and walking trails. That is a modest list, appropriate for an 80-unit low-rise, and it should keep the service charge down. Fit-out, appliances and parking are not detailed in the sources we saw; assume one bay per apartment and confirm in writing. Final specification as per the SPA.

About the developer

JRP Real Estate Development is described by portals as active since 2002, and broker profiles list completed projects called The Horizon Towers, PalmView Residences and Grand Vista, the last reportedly finished three months early. We could not match those names to DLD records or to news coverage in the sources we checked, and Roma is the only JRP project with a Property Finder or Bayut project page. Treat the developer as unverified until you have seen a completed JRP building or its DLD developer registration on the Dubai REST app.

The launch was handled by Evolutions, a brokerage that also launched Exotica in JVC for another developer. That is a sales arrangement, not a guarantee; the escrow account and the DLD progress record are your protection.

For overseas buyers

Any nationality. Dubai's designated freehold areas are open to buyers of every nationality, resident or not: no local partner, no residence visa needed in order to buy, and the Land Department issues the title deed in your own name. On the AED 800,000 entry price the 4% Dubai Land Department transfer fee is about AED 32,000 (USD 8,700), and registration, trustee and agency charges take the all-in cost to roughly 6% to 7% over the price. UAE banks lend non-residents about 50% to 60% of the price, which is why the developer payment plan above carries most overseas purchases. The paragraphs below work the numbers for an Indian buyer, the largest single group buying in Dubai, but the ownership, visa and yield rules are the same whatever passport you hold.

Ownership. JVC is freehold; a foreign buyer holds the title deed outright.

Remittance. The full cost of about AED 832,000 fits inside one person's USD 250,000 per financial year LRS limit (about AED 918,000), with room to spare. Spread across the plan, it is comfortable. TCS applies above the annual threshold and is claimable in your Indian return.

Golden Visa. Not from a studio. The threshold is AED 2 million of property; a 2 bedroom here is unlikely to reach it on its own, so the visa needs two units in one name.

Yield and tax. No property or rental income tax in Dubai. JVC studios are quoted at 8 to 10 per cent gross in 2026, but that is on 400 sq ft studios costing AED 550,000 to 650,000; a 556 sq ft studio at AED 800,000 will rent for a little more, not 30 per cent more, so plan on 6 to 7 per cent gross and 5 per cent net. Rent is taxable in India as income from house property after the 30 per cent standard deduction; the India-UAE treaty prevents double taxation.

Exit. Large studios near Circle Mall are easier to let and to sell than standard ones, and 80 units means few competing sellers inside the building. The developer's thin public record is the exit risk: a building from an unknown name resells on its location and finish, not its brand.
