Onyx sits a few minutes from Binghatti Phoenix in District 13, and the two show Binghatti's range in JVC. Phoenix is an eight-floor block of 434 homes starting with 314 sq ft studios and opening near AED 699,000; Onyx is a 41-storey tower with no studios at all, where the cheapest home is a one-bedroom of about 614 to 695 sq ft. Phoenix is the lower ticket; Onyx gives more space and height for about AED 190,000 more.

Amenities and specifications
Binghatti Onyx amenities. The quoted list is long for a JVC tower: a swimming pool and jacuzzi, a spa and sauna, a sports court, cycling trails, barbecue areas, gardens and a kids' play area, with 24-hour security and a concierge. The Binghatti Onyx gym is in fact two: an indoor gym and an outdoor fitness area.

One broker page prints 420 to 2,784 sq ft and mentions three-bedrooms; the developer-linked figures do not, so treat that as unconfirmed. The recorded one-bedroom sales cluster at 690 to 695 sq ft. The Binghatti Onyx brochure from launch circulates on broker sites; for a finished building, the DLD affection plan of the unit you buy is the document that counts.

About the developer
Binghatti Developers was founded in Dubai in 2008 and has built more towers in JVC than anywhere else: Corner with 715 apartments, Emerald, Gardenia, Tulip, Phoenix and Onyx. It has since added branded projects such as Bugatti Residences in Business Bay. It handed over 1,700 homes in the first half of 2026 and planned about 15 deliveries worth AED 15 billion that year, and in March 2026 it said cancellations were below 1%.
Onyx is one of the cleaner entries in that record: on sale in March 2023, built from the day after, and completed in October 2024, the date on the launch pages. For a 41-storey tower, about 19 months from first sale to completion is quick by any Dubai standard.
Binghatti Onyx reviews. We found no independent building review in print. The market record is the closest thing: a high volume of sales and rentals, rents holding at AED 75,000 to 80,000 for one-bedrooms, and recorded prices above the JVC average. Ask the owners' association for its latest minutes, and check lifts, pool and parking at a busy hour before buying.
For Indian buyers
Ownership. JVC is freehold, so an Indian buyer can own an Onyx unit outright; the DLD issues the title deed in your name on the day of transfer. Dubai has no annual property tax and no VAT on a residential sale. The 4% DLD transfer fee on AED 885,000 is AED 35,400.
Remittance. Under the LRS each person can send USD 250,000 per financial year. The one-bedroom at about AED 944,300 all in is roughly USD 257,000: just over one person's limit, so a spouse's allowance or a UAE mortgage covers the gap. TCS of 20% on remittances above Rs 10 lakh a year is credited against your income tax.
Golden Visa. The property route needs AED 2 million. One-bedrooms are less than half of that; only the largest two-bedrooms come near it.
Rent and tax. One-bedrooms let at about AED 75,000 to 80,000 a year, about 8.5% to 9% gross on AED 885,000. After a service charge of about AED 8,600, management and a month of vacancy, net is nearer 6.5% to 7%.
