Cubix Residences is the first building from QUBE Development, a small L-shaped low-rise in Jumeirah Village Circle, District 12. QUBE launched it in late 2023 with 64 homes - studios, one and two-bedroom apartments, and two and three-bedroom duplexes - from about 385 to 1,220 sq ft, over five or six storeys with shops at ground level. Some people search for it as "Cubic Residence JVC"; it is the same building.

Bookings opened on 19 December 2023 from about AED 620,000 - 660,000. The building sold out before completion and QUBE has since reported handing it over. The source listing prints no price. QUBE's own release sold out before completion, so the Cubix Residences price today is a resale ask. We print the lowest one seen on 1 October: AED 670,000 for an unfurnished 385 sq ft studio. Searches for a Cubix Residences studio for sale also turned up a vacant 398 sq ft unit at AED 750,000. Both are asks; the DLD transaction record on the Dubai REST app settles what units have sold for.

The launch prices come from broker lists and differ a little: AED 620,000 on some, AED 635,000 or 660,000 on others. Unit sizes also vary between sources, with studios given as 385 to 400 sq ft and duplexes as 812 to 1,028 sq ft for a two-bedroom. Ask for the title deed area of the exact unit.

Against JVC

Our JVC buying guide puts the community average near AED 1,448 per sq ft, with studios trading at a median near AED 1,473. The AED 670,000 studio is about 18% above that median, the AED 750,000 one about 28% above. Launch buyers paid roughly AED 1,550 to 1,650, so sellers are asking a modest premium over what they paid.

Payment plan and total cost

There is no developer payment plan left to buy into: the building is sold and handed over. But the Cubix Residences payment plan at launch matters, because it was 15/20/15/50: 15% on booking, 20% during construction, 15% at handover and 50% after handover. A 40/60 version also appears on broker pages. A seller who bought on the post-handover plan may still owe QUBE a large share of the original price.

That balance has to be dealt with at transfer. Either the seller clears it, or QUBE agrees to let you take over the remaining instalments, which can lower the cash you need up front. Ask QUBE for the seller's statement of account and its no-objection certificate before you pay anything.

Service charge. No approved budget for the building appears in the sources. JVC runs about AED 10 to 13 per sq ft a year, AED 12 to 14 in newer buildings; on 385 sq ft that is about AED 4,600 to 5,400 a year. A small building with a sauna, steam room and concierge spreads those costs over few owners, so check the figure on the DLD service-charge index before you buy.

Location and connectivity

Cubix Residences at JVC sits in District 12, inside the circle rather than on its outer road. That makes it quieter than the towers on the edge, at the cost of a slower drive out at peak hours. Circle Mall, JVC's main shopping centre, is a short drive, and there are cafes, supermarkets, schools and clinics within the community.

JVC sits between Hessa Street and Al Khail Road. Dubai Marina and JBR are about 15 minutes by car, Mall of the Emirates and the nearest Red Line metro stations about 15, Downtown about 20 and Dubai International Airport (DXB) about 25 to 30. There is no metro inside JVC today, so plan on a car. Dubai Sports City and Motor City are next door.

Amenities and specifications

For a building of about 64 homes, the list is long: a swimming pool and children's pool, an indoor gym, sauna and steam rooms, a co-working area, a play area and a garden with a jogging path and seating. Homes have smart-home automation, facial-recognition access and integrated security, branded kitchen appliances and private outdoor space. There is a concierge, 24-hour security and a car park with EV charging, and retail on the ground floor.

The L-shaped plan is meant to bring daylight into more of the units. The duplexes are the unusual part: two and three-bedroom homes on two levels, which few JVC buildings of this size offer.

For Cubix Residences photos, QUBE's site and the handover reports carry the finished building; Cubix Residences Dubai photos on portals are mostly broker shots of individual units. The sources do not publish a finish schedule by unit, the cooling arrangement or the parking allocation, so check those on a viewing.

About the developer

QUBE Development is a young Dubai developer, and Cubix Residences by QUBE Development is its first delivered project. One database also names SWS Developments as a partner. The handover was reported as "QUBE Development hands over inaugural project in JVC", with the building sold out before completion.

QUBE's next project is the region's first LUX* branded residences with The Lux Collective, due in 2028, and it has said further launches are planned for 2026. That is a short record: one building, finished around its target. It is a good start but not a long history.

On Cubix Residences reviews, we found no set of verified resident reviews; the building is too newly handed over. Before buying, ask owners or the owners' association about snagging, maintenance response and parking.

For Indian buyers

Ownership. JVC is freehold for foreign buyers, and on a resale the DLD issues the title deed in your name at transfer. The UAE has no annual property tax and no VAT on a residential sale; the main government cost is the 4% DLD transfer fee, AED 26,800 on a AED 670,000 studio.

Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. The studio with costs is about AED 715,650, roughly USD 194,900, so one person can fund it in a single year. TCS of 20% above Rs 10 lakh a year is adjusted against your income tax.

Golden Visa. The property route needs AED 2 million. Nothing here reaches it at current asks; only a three-bedroom duplex bought at AED 2 M or more on the title deed would.

Rent and tax. No rent for this building appears in the sources yet. JVC studios rent for about AED 35,000 to 70,000 a year, which is roughly 5% to 10% gross on AED 670,000 before service charges. The UAE does not tax the rent; an Indian tax resident declares it in India, with the 30% standard deduction, and reports the flat as a foreign asset.

Cubix Residences is QUBE Development's first building and it has done the most important thing a new developer can: it finished, and it sold out first. It is small, about 64 homes in an L-shaped low-rise in District 12, with a sauna, steam room and duplexes that most JVC buildings of this size skip. The weakness is price: a 385 sq ft studio at AED 670,000 is about AED 1,740 per sq ft, nearly 18% above JVC's studio median, so you pay for newness. The 15/20/15/50 launch plan means many sellers still owe QUBE money, which makes the transfer paperwork the main risk. Rent figures are not yet published for the building.

A reasonable ready studio for a first Dubai purchase if you can get it near AED 670,000 and the seller's balance with QUBE is clear. Push the price: studios in older JVC buildings ask well under AED 1,500 per sq ft. Skip it if you need a Golden Visa or a developer with a long record.
