The AED 903K start on one broker page is about 7% higher and probably reflects a later release or a larger studio. The one, two and three-bedroom figures come from broker pages and are starting prices, not averages.

Floor-plan pages give sizes of about 380 to 1,600 sq ft, while one broker page runs from 381 to 2,368 sq ft, which suggests a few larger units at the top of Tower A. The monthly instalment is about AED 8,400 (about Rs 2.16 lakh), before and after handover. Danube charges its own admin fee on top, and a broker adds 2% plus VAT, about AED 17,640.

Service charge. Not published. JVC commonly runs about AED 10 to 18 per sq ft a year, about AED 3,800 to 6,840 on a 380 sq ft studio. More than 40 amenities, an aqua park and a daycare cost money to run, so expect the upper half and ask whether cooling is billed separately.

Location and connectivity

The Serenz by Danube location is JVC District 18, inside Jumeirah Village Circle, between Sheikh Mohammed bin Zayed Road and Al Khail Road. Danube's launch release makes a point of quick access to both roads. From JVC, Dubai Marina and JLT are about 15 minutes by road, Mall of the Emirates 10 to 15 minutes and Downtown about 20 minutes. Circle Mall is JVC's own mall.

There is no Dubai Metro station inside JVC; the nearest are on Sheikh Zayed Road, a 10 to 15 minute drive. JVC is a busy, mostly built-up community with schools, clinics and shops, but it also has one of Dubai's largest off-plan pipelines, so expect cranes around District 18 for years.

Danube already has finished buildings here. Its Eleganz by Danube in District 14 shows how Serenz differs: Eleganz is a single 15-storey building of about 200 to 259 homes, handed over from January 2026, with one-bedrooms from about AED 1.64 M and 2 BHK duplexes. Serenz is six times the size, three years away, and cheaper to enter with an AED 840K studio. Danube's twin-tower Elitz 3 in District 13 (750 homes, due Q4 2026) is the nearer comparison on scale. Amenities and specifications

Danube markets Serenz as "a world of amenities": more than 40 facilities over about 120,000 sq ft. The list in its launch release includes a resort-style serenity pool, a children's aqua park, landscaped gardens, a spa, fitness areas, sports courts, a kids' daycare, meditation zones and social spaces. That is a family list as much as an investor one.

Every apartment is handed over fully furnished. Broker floor plans give studios of about 380 to 450 sq ft, one-bedrooms of 600 to 750 sq ft, two-bedrooms of 920 to 1,250 sq ft and three-bedrooms of 1,300 to 1,600 sq ft. The project sits on about 131,000 sq ft of land.

No source publishes the furniture schedule, appliance brands, parking per unit or the cooling arrangement. Ask for those with the floor plan. Final specification as per the SPA.

About the developer

Danube Properties is the property arm of the Danube Group, a Dubai building-materials business founded by Rizwan Sajan, with Adel Sajan as group managing director; cricketer Brett Lee is the brand ambassador who appeared at the Serenz launch. Danube made the 1%-a-month plan standard in Dubai's mid-market.

Serenz by Danube reviews from owners do not exist yet, so judge the developer on its record. By mid-2025 Danube said it had delivered 28 projects, with 16 under construction and an 87.5% launch-to-delivery ratio; Pearlz and Gemz were handed over early. DLD-based records show about 20 completed projects and 8,230 homes, and one developer-data index scores 44% of its reviewed schedules as on time. In July 2026 Danube announced eleven handovers over the next twelve months, including Elitz 1 and Elitz 3 in JVC. It finishes what it launches; its dates move.

For Indian buyers

Ownership. JVC is freehold and open to every nationality. During construction your purchase is an Oqood record at the DLD; after handover the DLD issues the title deed in your name. The UAE has no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 33,600 on the entry studio.

Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. The studio with fees is about AED 877,800, roughly USD 239,000, and the plan spreads it over about six years, so the yearly remittance is small. TCS above Rs 10 lakh a year is adjusted against your income tax.

Golden Visa. The property route needs AED 2 million. Only the three-bedrooms, quoted from about AED 2.2 M, clear it, and only once the title deed is issued.

Rent and tax. JVC returned about 6.6% gross in 2026 guides, studios 7% to 8.5%. On AED 840,000 a 7% return needs about AED 58,800 a year, high for a JVC studio, so the realistic gross return on this entry price is nearer 5.5% to 6%. The UAE does not tax the rent; an Indian tax resident declares it in India with the 30% standard deduction and reports the flat as a foreign asset.

Serenz is Danube doing what Danube does: furnished homes, 1% a month, 30% after handover and a long amenity list, this time on a large scale with 1,250 homes in two towers. The entry studio at AED 840,000 is close to Danube's own AED 850,000 launch figure, so the price is real, but at about AED 1,870 to 2,210 per sq ft it is far above what ready JVC studios trade at. What you pay for is time: about AED 8,400 a month instead of a lump sum. Against Danube's finished Eleganz in District 14, Serenz is bigger, later and cheaper to enter but dearer per sq ft. Handover in Q4 2029 and Danube's mixed record on dates make this a long hold.

What you pay for is time: about AED 8,400 a month instead of a lump sum. Against Danube's finished Eleganz in District 14, Serenz is bigger, later and cheaper to enter but dearer per sq ft.
