The two January 2026 resales show how wide the market is: AED 1.2 M for a 915 sq ft unit and AED 1.76 M for a smaller 791 sq ft unit, in the same month. The first is barely above launch; the second is 60% above it. Floor height, view and the seller's need to exit explain some of it, but a buyer should treat AED 1.55 M as an opening ask, not a market price. The split assumes the seller paid the launch plan to the 70% mark. Ask Binghatti for a statement of account showing exactly what has been paid and what its own transfer or NOC fee is before you agree the premium. A UAE mortgage can fund the handover payment once the building is complete; non-residents are usually lent 50% to 60% of value.
Service charge. Not yet published, since the owners' association budget is set at handover. JVC runs about AED 10 to 18 per sq ft a year on 2026 guides; on a 900 sq ft one-bedroom that is about AED 9,000 to 16,200 a year. A tower with a full amenity floor and private plunge pools is likely to sit in the upper half.
Location and connectivity
Binghatti Grove location: District 17 of JVC, on propsearch's district list. JVC sits between Al Khail Road and Sheikh Mohammed bin Zayed Road; Al Khail is the main route north to Downtown and Dubai Hills, and the Marina and Mall of the Emirates are about 15 minutes away, Downtown about 20. Circle Mall is a short drive inside the community.
Grove is the opposite of Binghatti Galaxy in District 11, which is two five-storey blocks with 147 homes. It also differs from Binghatti Phoenix in District 13, a finished eight-floor building with 434 smaller homes from studios: Phoenix is the low-ticket, ready option, Grove the tall, larger-unit, later one.

Amenities and specifications
Binghatti sells Grove on biophilic design: planting worked into the facade and common areas, and interiors in Cipollino marble, bronze-tinted glass and wood. A full floor is given to amenities: an adults' pool and pool deck, a children's play area, outdoor yoga and seating areas, fitness zones and a basketball court. Some apartments have their own plunge pool.
Binghatti Grove floor plan. One-bedrooms run from about 791 to 916 sq ft with an average near 840, two-bedrooms average about 1,692 sq ft (up to 1,825) and three-bedrooms about 2,097 (up to 2,303). Those one-bedrooms are well above the one-bedrooms in Gardenia (from about 521 sq ft) and Phoenix (from about 610), which is the main reason Grove costs more per unit. About the developer
Binghatti Developers has built in Dubai since 2008, with a long run of mid-rise and high-rise towers in JVC: Corner (715 apartments), Emerald, Gardenia, Tulip and Phoenix among them. Since then it has moved into branded towers, Bugatti Residences in Business Bay and Burj Binghatti Jacob & Co. It handed over 1,700 homes in the first six months of 2026 and planned about 15 deliveries worth AED 15 billion over the year.
On money, Khaleej Times reported Binghatti pointing to AED 10.6 billion held in escrow accounts when it answered debt concerns, and in March 2026 the developer said its sites were on schedule with cancellations below 1%. Grove tests that pace: an 18-month target from October 2024 for a 50-storey tower, against about 14 months for the shorter Gardenia.
Binghatti Grove reviews. No independent review exists yet because nobody lives in it. What can be judged is the developer's JVC record of finished, let buildings, and the fact that the original Q1 2026 date has already moved. A buyer should treat Q3 2026 as a target, not a promise, and look for the completion certificate on the DLD record.
For Indian buyers
Ownership. JVC is freehold. Until handover your purchase is registered as an Oqood at the DLD; at handover the DLD issues the title deed in your name. Dubai has no annual property tax and no VAT on a residential sale; the 4% DLD transfer fee on a AED 1.55 M resale is AED 62,000.
Remittance. Under the LRS each person can send USD 250,000 per financial year. A one-bedroom at about AED 1,648,800 all in is roughly USD 449,000: above one person's limit, within a couple's USD 500,000. Because 30% falls due at handover, part of the money can go out in the following financial year. TCS of 20% on remittances above Rs 10 lakh a year is credited against your income tax.
Golden Visa. The property route needs AED 2 million. The one-bedrooms do not reach it; the two and three-bedrooms do, at their launch prices of AED 2,299,999 and AED 2,699,999.
Rent and tax. No rents exist yet. Binghatti one-bedrooms elsewhere in JVC let at about AED 75,000 to 85,000 a year; on AED 1.55 M that is about 4.8% to 5.5% gross, so Grove is a capital-growth and end-use purchase more than a yield one. The UAE does not tax the rent; an Indian tax resident declares it in India with the 30% standard deduction and reports the flat as a foreign asset.

It sold at AED 1,099,999 in October 2024 and owners now ask about AED 1.55 M, so the launch buyers have done well and the next buyer pays for that. At about AED 1,700 per sq ft that is well above JVC's average, and rents on that price point to about 5% gross. The open question is timing: both the Q1 and Q3 2026 dates have passed without a confirmed handover.
