Binghatti Circle is the tower Binghatti Developers is building in District 13 of Jumeirah Village Circle (JVC) as the tallest in the community: two basements, four parking levels, 58 residential floors, three mechanical floors and a roof. It will hold 776 homes, mostly studios and one-bedrooms, with a handful of two and three-bedrooms, plus 31 offices and 15 shops.

The unit-type prices come from broker pages that quote the launch list; the developer's current price list settles any change since June 2025. The sizes are broker-quoted plans; the floor plan attached to your SPA is the one that counts.

Ready JVC apartments averaged about AED 1,337 per sq ft in September 2026. Circle's studios, at about AED 1,810, are 35% above that, the usual Binghatti studio premium. Its one and two-bedrooms, at about AED 1,375, are within 3% of the ready average, for an off-plan unit in a new high-rise. That is unusual for Binghatti in JVC: in the delivered Binghatti Apex, studios ask about AED 1,880 to 1,905 per sq ft and there are no two-bedrooms at all. The catch is supply: there are only 16 two-bedrooms, so the value sits mainly in the 504 one-bedrooms.

Payment plan and total cost

The Binghatti Circle payment plan is 20/50/30: 20% down payment when you sign, 50% in instalments during construction and 30% on completion. Binghatti sells this as 70/30. Holding back 30% until handover matters on a tower this tall, because the date may move.

Binghatti adds its own admin charges, and a broker, if you use one, takes 2% plus VAT, about AED 14,175. The DLD fee is usually due with the down payment, so the first cheque is about AED 166,000. There is no VAT on a residential sale in the UAE.

Service charge. Not yet set for Circle. Binghatti's delivered JVC buildings are quoted at AED 10 to 12 per sq ft a year by brokers; a 58-floor tower with more lifts and a larger amenity deck may run higher. Ask for the budget the DLD approves before handover.

Location and connectivity

The Binghatti Circle location is District 13 of Jumeirah Village Circle. Binghatti places it close to Circle Mall, with Al Khail Road and Sheikh Mohammed bin Zayed Road on JVC's edges, and names Dubai Hills Mall, Palm Jumeirah and Dubai Media City among nearby destinations. JVC has no Dubai Metro station; the nearest are on Sheikh Zayed Road.

District 13 already has Binghatti's Binghatti Phoenix, a ready low-rise of eight residential floors and 434 homes, and Binghatti Amberhall is also in the district. Circle is the opposite of Phoenix: a skyscraper, off-plan, with a much fuller amenity deck and one-bedrooms of about 762 sq ft against Phoenix's 610. Phoenix gives you rent now; Circle gives you a lower rate per sq ft on the one-bedroom and a 2027 date.

Amenities and specifications

The amenities quoted for the Binghatti Circle building are a swimming pool with cabanas, an indoor gym, a padel tennis court, a basketball court, a jogging track, a children's playground, a lounge and landscaped gardens, with smart-home technology in the Binghatti Circle apartments. The basketball court is the one feature few other Binghatti JVC buildings carry.

The base holds 31 offices and 15 shops, so, as at Apex and Amber, residents will share the ground level with office visitors. The finish schedule, appliance brands, parking per unit and cooling arrangement are not published.

About the developer

Binghatti Developers was founded in Dubai in 2008 and trades under Binghatti Holding. In the first half of 2026 it reported AED 9.5 billion of revenue and AED 3 billion of net profit, handed over about 1,700 homes and said it planned around 15 deliveries in the year. If you are looking for a Binghatti apartment in Jumeirah Village Circle, it has more completed buildings in the community than any other developer we track: Amber, Tulip, Phoenix, House and Apex among them.

That record is the reason to take Circle's Q2 2027 date seriously, and also the reason to be careful with it. Apex, a 43-storey tower, took about two years from sales to completion. Circle has 58 residential floors on the same two-year schedule. Binghatti designs and builds largely in-house, which is how it moves fast, but a tower of this height has less room to absorb problems. A slip into late 2027 or 2028 would not be unusual in Dubai.

For Indian buyers

Ownership. JVC is freehold, so an Indian national can own a Circle unit outright. Until handover the purchase is an Oqood record at the DLD; after it, the DLD issues the title deed in your name.

Remittance. The Liberalised Remittance Scheme allows USD 250,000 per person per financial year, USD 500,000 for a couple. The studio with fees is about AED 706,239, roughly USD 192,000, which one person can fund across the plan. A AED 1,049,999 one-bedroom with fees is about USD 298,000, comfortably spread over the two years of construction. TCS of 20% above Rs 10 lakh a year is adjusted against your income tax.

Golden Visa. The property route needs AED 2 million. Only the six three-bedrooms, from AED 2,299,999, reach it.

Rent and tax. JVC returned 7.43% gross in Q2 2026, which would be about AED 78,000 a year on the AED 1,049,999 one-bedroom; actual rents will depend on how many of the tower's 754 small units reach the market at once in 2027. The UAE does not tax rent; an Indian tax resident declares it in India with the 30% standard deduction and reports the flat as a foreign asset.

The trade-offs are a building dominated by 754 studios and one-bedrooms, and a Q2 2027 date that is fast for this height. The 30% handover payment softens the delay risk because you hold that money until keys.
