About La Riviera Apartments Jumeirah Village Circle Dubai
La Riviera Apartments is a 22-storey tower that Riviera Group built in Jumeirah Village Circle. Construction ran from April 2016 to August 2019 and the tower opened in November 2019 with 144 one and two-bedroom apartments, three penthouses and two shops. Most sources place it in JVC District 10.
The building is finished and trades as resale. One-bedrooms are asked from AED 820,000 (about Rs 2.11 crore) for 752 sq ft and rent for about AED 66,000 to 85,000 a year. People searching "La Riviera JVC Dubai" sometimes mix it up with Riviera Group's other JVC buildings; this page is about the 2019 tower, not La Riviera Estates or the new Riviera Lodge.

The source listing prints no price, and Riviera Group sold out the building years ago. So we print the lowest current resale ask, AED 820,000, for a 752 sq ft one-bedroom, from the La Riviera Apartments for sale listings seen on 1 October. A broker page gives lower ranges, AED 685,000 to 775,000 for one-bedrooms, but carries no date and no unit; we treat it as older. The DLD transaction record on the Dubai REST app settles what units have actually sold for.
Against JVC
Our JVC buying guide puts one-bedrooms at a median near AED 1,305 per sq ft. The La Riviera Apartments 1 bedroom at AED 820,000 is about AED 1,090, roughly 16% below that, and even the AED 950,000 pool-view unit is under the median. The discount reflects the building's age and the separate chiller bill; the space is genuinely larger than in most new JVC one-bedrooms.
Payment plan and total cost
There is no developer payment plan on a finished building. You pay the full price at transfer, from your own funds or a UAE mortgage. Banks lend readily on a completed JVC tower; non-residents can typically borrow about half the value.
Worked example: a AED 820,000 one-bedroom bought ready
| Item | Basis | AED | Rupees (at 25.75) |
|---|---|---|---|
| Price | Lowest resale ask | 820,000 | About Rs 2.11 crore |
| DLD transfer fee | 4% of price | 32,800 | About Rs 8.45 lakh |
| Registration trustee | AED 4,000 plus VAT | About 4,200 | About Rs 1.08 lakh |
| Title deed fee | Fixed | About 580 | About Rs 15,000 |
| Broker | 2% plus VAT, if used | About 17,220 | About Rs 4.43 lakh |
| Total | About 874,800 | About Rs 2.25 crore |
If the flat is let, the tenancy passes to you with the sale. Ask for the Ejari tenancy contract, the rent and the renewal date; Dubai's rent rules limit how fast you can raise an existing tenant's rent.
Service charge and chiller. No service-charge figure for the building appears in the sources. JVC buildings run about AED 10 to 14 per sq ft a year, about AED 7,500 to 10,500 on 752 sq ft. On top, a rental listing advertises "connected DEWA and chiller", so cooling is metered and billed by a chiller provider. In practice tenants usually pay the consumption, but the owner carries it when the flat is empty. Ask for the provider's name and a year of bills.
Location and connectivity
Riviera Group, one building guide and most listings place it in JVC District 10; two portals file it under District 15. Searches for La Riviera Apartments JVC District 10 point to the same 22-storey tower. The plot number on the title deed settles which district it is, so check it before you rely on a district-level price comparison.
JVC sits between Al Khail Road and Hessa Street. Circle Mall is a short drive, and the opening release noted a clinic, a school, shops and bus routes nearby. Dubai Marina and JLT are about 15 minutes by road, Mall of the Emirates 10 to 15, Downtown about 20 and Dubai International Airport (DXB) about 25 to 30. There is no Dubai Metro station inside JVC.
Other JVC buildings in today's set include Hamilton House, Ellington's new low-rise, which asks almost twice as much per sq ft for smaller units. For the wider choice see JVC projects, all Dubai projects we track or the full projects list.
Amenities and specifications
The tower opens with a 25 ft-high entrance lobby and a car drop-off, and Riviera describes its lifts as hotel-style. Residents have a swimming pool, a gym, a spa, a kids' play area and a barbecue zone. Listings add allocated parking, fitted kitchens, built-in wardrobes and central air-conditioning, with many one-bedrooms carrying two bathrooms.
Riviera named the unit types after the French coast: the one-bedroom St Tropez, the two-bedroom Nice, two three-bedroom Cannes penthouses and one four-bedroom Monte Carlo penthouse. For the La Riviera Apartments floor plan, ask the seller for the plan of the exact unit with its title deed area; one-bedrooms run about 752 to 830 sq ft and two-bedrooms about 1,013 to 1,351.
La Riviera Apartments photos are on Riviera Group's own project page and in the opening coverage. Because the building is seven years old, a viewing of any La Riviera apartment in JVC tells you more than any photo about the state of the kitchen, bathrooms and air-conditioning.
About the developer
Riviera Group was founded in 1981 by Abdul Rauf Razzak Machiyara and entered the UAE in 2002. Its developer profiles credit it with more than 1,200 homes delivered in Dubai, including La Riviera Tower in Dubai Marina, La Riviera Estates in JVC and Nineteen Riviera Lagoon, and a full on-time handover record. Riviera Group La Riviera Apartments cost about USD 34 million and took just over three years to build.
Its newest JVC project is Riviera Lodge, a low-rise in District 11 with one-bedrooms and a study from AED 1,142,000, still under construction. That is a different building: new, off-plan and priced at about AED 1,225 per sq ft. La Riviera Apartments is the finished tower, priced about AED 1,090 per sq ft on its cheapest ask.
Riviera is a small, long-running mid-rise developer rather than a volume builder. For a finished building, the developer matters less than the owners' association and the facilities manager; ask who runs the building and for the latest budget.
For Indian buyers
Ownership. JVC is freehold for foreign buyers, and on a ready resale the DLD issues the title deed in your name at transfer. The UAE has no annual property tax and no VAT on a residential sale; the main government cost is the 4% DLD transfer fee, AED 32,800 on AED 820,000.
Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. The one-bedroom with costs is about AED 874,800, roughly USD 238,200, so one person can just fund it in one year. TCS of 20% above Rs 10 lakh a year is adjusted against your income tax.
Golden Visa. The property route needs AED 2 million. One and two-bedroom asks stay below it; only a penthouse might reach it, and no penthouse price was printed in the sources.
Rent and tax. A La Riviera Apartments 1 bedroom renting at AED 65,855 to 85,000 a year earns about 8% to 10% gross on AED 820,000, before the service charge. The UAE does not tax rent; an Indian tax resident declares it in India, with the 30% standard deduction, and reports the flat as a foreign asset.
Pros
- About AED 1,090 per sq ft on the AED 820,000 one-bedroom, below JVC's one-bedroom median near AED 1,305
- Large one-bedrooms of about 752 - 830 sq ft, many with two bathrooms
- Rents of about AED 66,000 - 85,000 give a gross yield near 8% at the entry ask
- Seven years of letting and resale history to price against
- Fits inside one person's LRS allowance with costs
Cons
- A 2019 building: expect wear and older finishes compared with JVC's new towers
- Cooling looks to be billed separately (connected chiller), which adds to a tenant's or owner's monthly cost
- No published service-charge figure in the sources checked
- District shown as 10 on most sources and 15 on two; confirm the plot on the title deed
- One-bedroom asks spread from AED 820,000 to 950,000 for similar sizes
Who this is for
- Yield investors wanting a ready one-bedroom near AED 1,100 per sq ft
- Tenants-turned-owners who want space rather than a new building
- Single buyers funding within one year's LRS allowance
- Buyers who want a let unit with rent from day one
Who should look elsewhere
- Buyers wanting new finishes and a modern amenity deck
- Anyone who wants chiller-free running costs
- Golden Visa buyers: one and two-bedroom asks stay below AED 2 M
- Buyers who will not inspect a seven-year-old unit before paying
Our verdict
La Riviera Apartments is a seven-year-old JVC tower that is good value on paper. At AED 820,000 for 752 sq ft, the entry one-bedroom costs about AED 1,090 per sq ft, roughly 16% below JVC's one-bedroom median, and rents near AED 70,000 keep the gross yield around 8% to 9%. What you give up is newness: finishes are from 2016-2019, and the separate chiller bill raises running costs. Riviera Group finished the tower and has a long record, so there is no build risk. Inspect the unit, ask for the chiller and service-charge bills, and buy on the numbers.
A solid yield buy for an investor who prefers space and price per foot over a new building, if you can get a one-bedroom near AED 820,000. Check the chiller arrangement and the unit's condition before paying. If you want new finishes or chiller-free costs, look at JVC's newer buildings instead.

FAQs
What do La Riviera Apartments for sale cost?
One-bedrooms are asked from AED 820,000 (about Rs 2.11 crore) for 752 sq ft, AED 900,000 for an 830 sq ft corner unit and AED 950,000 for 802 sq ft with a pool view. Two-bedrooms are asked from AED 1,199,999 for 1,036 sq ft to AED 1,550,000 for 1,351 sq ft.
What do La Riviera Apartments for rent cost?
One-bedrooms average about AED 65,855 a year; listings run AED 70,000 for 820 sq ft and AED 85,000 for 830 sq ft. That is about 8% to 10% gross on an AED 820,000 purchase, before the service charge.
Is La Riviera Apartments chiller-free?
Probably not. A rental listing advertises 'connected DEWA and chiller', which means cooling is metered and billed by a chiller provider rather than included in the service charge. Ask the seller for a recent chiller bill and the provider's name.
Is La Riviera Apartments JVC in District 10 or District 15?
Riviera Group, one building guide and most listings place La Riviera Apartments JVC District 10; two portals file it under District 15. The plot number on the title deed settles it; check it on the Dubai REST app.
Is it the same building as Riviera Lodge?
No. Both are Riviera Group projects in JVC, but La Riviera Apartments is a 22-storey tower finished in 2019, while Riviera Lodge is a low-rise in District 11 still under construction, selling one-bedrooms with a study of 932 - 1,462 sq ft from AED 1,142,000.
What is the service charge?
Not published for this building in the sources checked. JVC buildings run about AED 10 to 14 per sq ft a year, about AED 7,500 to 10,500 on a 752 sq ft one-bedroom, with the chiller on top. The DLD service-charge index has the registered figure.
Can an Indian buyer own a flat here?
Yes. JVC is freehold for foreign buyers and the DLD issues the title deed in your name at transfer. The money leaves India under the LRS, up to USD 250,000 per person per financial year.

Handover Timeline
The building is finished. Construction ran from April 2016 to August 2019 and Riviera Group opened the tower in November 2019. Units have been owned, let and resold since, so there is no handover to wait for; a purchase is a transfer of an existing title deed at the DLD.
Investment Analysis
Why people look at La Riviera Apartments Jumeirah Village Circle Dubai for investment is simple — it is in Jumeirah Village Circle (JVC), District 10, and this part of District 10 has seen steady demand from both end-users and investors. Good road links, nearby offices and schools usually keep rentals healthy and resale active. As a ready project, you can rent it out or move in right away, which suits buyers who do not want to wait. That said, treat any price or return figure as a guide and confirm the current cost sheet with us before you decide.
Price Analysis
The starting price of about AED 820,000 (about Rs 2.11 Cr) is in line with what Jumeirah Village Circle (JVC), District 10 asks today for this kind of project. What you actually pay shifts with the floor, view, facing and unit size, plus any offer running at the time.
Treat the listed figure as a starting point, not the last word. Ask us for a unit-wise cost sheet so you see the real, all-in number before you decide.
Payment Plan Explained
Dubai off-plan is sold on a split written as two numbers. A 10/90 or 20/80 plan takes that much on booking and the rest at handover, which suits a buyer arranging a mortgage at completion; a 60/40 is the common structure, with 10% to 20% on booking, 40% to 50% across construction milestones and 40% at handover; a 70/30 puts more in the middle and leaves a smaller final cheque. A post-handover plan spreads the balance over one to three years after you have the keys, so rent can help pay it. Two questions settle whether a plan is as good as it looks: is the construction portion tied to milestones or to dates - milestones are better, because they stall if the building stalls - and what does the sale and purchase agreement say happens if you miss an instalment. Your money sits in a DLD-approved escrow account and is released against construction.
Which one suits you depends on whether you are buying to live in or to invest, and on your loan. We can lay out the exact plans on offer and what each costs you.
Hidden Charges to Budget For
Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation. After handover the running cost is the service charge - roughly AED 10 to 32 per sq ft a year for apartments and AED 14 to 40 for villas - with no annual property tax on top.
None of this is truly hidden once you see a full cost sheet, but it adds up. Ask us for the complete break-up so the final figure is clear from day one.
Maintenance Cost
Maintenance is billed per square foot every month and depends on the amenities and upkeep level — bigger clubs and more facilities usually mean a slightly higher rate.
We will share the current maintenance rate for this project, along with the one-time maintenance deposit, when you reach out.
Rental Yield
Residential rental yields in Jumeirah Village Circle (JVC), District 10 are high by world standards: Dubai's citywide gross sits at about 6% to 8%, with the mid-market communities - JVC, Arjan, Dubai Silicon Oasis and Dubailand - running 8% to 9.5% and the premium addresses, Downtown and Palm Jumeirah, 4% to 6%. Net is 1.5 to 2.5 points below gross once the annual service charge and about 6% management are paid, so a 9% headline in a mid-market tower settles near 6%, and a 5% in Downtown nearer 3.5%. Ask for the building's own service charge per sq ft before you trust any yield quoted to you.
If rental income is your main aim, tell us your budget and we will point you to the configurations that rent out fastest here.
Resale Potential
Resale demand in Jumeirah Village Circle (JVC), District 10 is generally active because the corridor stays in demand with both end-users and investors. A known builder and a good location usually make a unit easier to sell later.
Resale value still comes down to the exact unit, floor and the market at the time, so buy at a sensible price and the resale side tends to look after itself.
Handover Risks
As a ready or near-ready building, handover risk here is low — what you see is largely what you get.
Before booking, check the handover date written into the SPA and what the contract says if it slips. We will also share the developer's delivery record so you go in with eyes open.
Bank Loan Availability
A UAE bank will usually lend a non-resident about 50 to 65 percent of the value, with the balance paid up front, and a completed building is easier to fund than an off-plan one. An Indian buyer can remit up to USD 250,000 per person per financial year under the Liberalised Remittance Scheme.
We can connect you with loan partners, help with eligibility and paperwork, and line up a competitive interest rate.

Locality Review
Jumeirah Village Circle (JVC), District 10 is a settled Dubai address. Day-to-day life is easy here - schools, clinics, supermarkets and a mall or retail strip are inside or beside the community, and the road grid connects to Downtown, DIFC, Dubai Marina and both airports. Freehold ownership, no annual property tax and a large tenant pool are what hold demand. It suits a buyer who wants an established community rather than a plot in a district still being built.

💬 Our View
