Above one basement and a five-level podium sit four floors of offices and 33 residential floors. Binghatti counts 528 homes, all studios and one-bedrooms from about 344 to 915 sq ft, plus 15 offices and nine shops.

Binghatti's own sales search for the building starts at AED 655,000 (about Rs 1.69 crore). On the portals, Property Finder carries about 67 studios for sale in the building, and the Bayut studio average is AED 779,948, so most resales ask 10% to 30% more than Binghatti. No source names the unit behind the AED 655,000, so assume it is a small, low studio.

On floor plans, the sizes in print run from 344.44 sq ft for the smallest studio to about 915 sq ft for the largest one-bedroom; one broker gives studios as 400 to 433 sq ft. Binghatti's floor plan for the specific unit settles which you are buying. There is no Binghatti Apex 2 bedroom layout at all.

Ready JVC apartments averaged about AED 1,337 per sq ft in September 2026 on district reports. A Binghatti Apex studio at AED 1,880 to 1,905 per sq ft is roughly 40% above that. The UAE charges no VAT on a residential sale and no annual property tax. The running cost is the Binghatti Apex service charge, quoted by brokers at about AED 10 to 12 per sq ft a year: AED 3,440 to 4,128 on a 344 sq ft studio. That is below the AED 15 common in JVC. Check the approved rate on the DLD service-charge index in the Dubai REST app; the quoted figure is a broker's, not the owners' association budget.

Whether the building is chiller-free is not answered by any source we checked. Ask the seller for a recent cooling bill: a separate district-cooling bill can add several thousand dirhams a year on top of the service charge.

Location and connectivity

The Binghatti Apex location is District 10 of Jumeirah Village Circle, the community between Sheikh Mohammed bin Zayed Road (E311) and Al Khail Road (E44). That is the whole Binghatti Apex address as the sources give it: building name, District 10, JVC, Dubai. Binghatti puts Burj Al Arab about 15 minutes away, the Dubai Mall and Burj Khalifa about 17 minutes and Dubai International Airport (DXB) about 30 minutes. Circle Mall, JVC's own shopping centre, is a short drive inside the community.

District 10 already has a Binghatti building: Binghatti House, 27 residential floors and 270 apartments. Apex is the taller and denser of the two. JVC has no Dubai Metro station; the nearest are on Sheikh Zayed Road, a drive away, and the community is car-dependent with plenty of building work still going on around it.

Amenities and specifications

The Binghatti Apex amenities quoted by the developer are a kids' pool and an adults' pool, an indoor gym, a paddle court, a jogging track and an outdoor yoga area. A paddle court and a jogging track are more than most JVC buildings at this price carry, and they are the main thing the higher rate per sq ft buys.

The building's mix is unusual for JVC: four floors of offices sit in the podium below the homes, with nine shops at ground level. That brings daytime traffic through the lobby, which some residents will find convenient and others will not.

Unit types are a Binghatti Apex studio or a Binghatti Apex 1 bedroom; nothing larger. The finish schedule, appliance brands and parking per unit are not published. The building is ready, so the best specification check is a visit. For Binghatti Apex photos, the developer's project page and its downloadable marketing assets carry the renders; the Binghatti Apex brochure and floor plans come from Binghatti's sales team.

About the developer

Binghatti Developers was founded in Dubai in 2008 and now trades under Binghatti Holding. In the first half of 2026 it reported AED 9.5 billion of revenue and AED 3 billion of net profit, handed over about 1,700 homes and said it planned around 15 deliveries in the year. Apex was one of those first-half handovers, alongside Ghost and Ivory in Al Jaddaf.

Apex shows Binghatti's main strength: speed. Sales opened in May 2024 and the tower was completed about two years later, roughly on its April 2026 estimate. Its JVC record also includes Binghatti Tulip in District 11, a 30-floor tower with studios to 3 BHK, and Binghatti Phoenix in District 13, a low-rise of eight residential floors. Apex differs from both: it is taller, has offices in the podium, and stops at one-bedrooms.

On Binghatti Apex reviews, no independent resident survey exists yet for a building handed over months ago. The common complaints about Binghatti across Dubai are compact layouts and a high rate per sq ft, more than late delivery. Walk the unit and speak to the building's management before you buy.

For Indian buyers

Ownership. JVC is a freehold area, so an Indian national holds the title deed outright, with no local partner and no residence visa needed. The DLD issues the deed in your name at the registration trustee's office on the day of transfer.

Remittance. The Liberalised Remittance Scheme lets each person send USD 250,000 per financial year, so a couple can send USD 500,000. A AED 655,000 studio with about AED 31,480 of fees is about USD 187,000, inside one person's allowance. TCS of 20% applies to remittances above Rs 10 lakh a year and is adjusted against your income tax.

Golden Visa. The property route needs AED 2 million. Nothing in Apex reaches it; the largest one-bedrooms average about AED 1.35 M.

Rent and tax. No source publishes Binghatti Apex rent figures yet. JVC returned 7.43% gross in Q2 2026, the best of Dubai's established apartment areas; on AED 655,000 that is about AED 48,700 a year. The UAE does not tax the rent; an Indian tax resident declares it in India, with the 30% standard deduction, and reports the flat as a foreign asset. On exit, remember that 528 studios and one-bedrooms share one lobby, so a resale competes with its neighbours.

Apex is the tallest of Binghatti's JVC towers we have written up, and the only one that mixes four floors of offices into the podium. It was sold from May 2024 and completed in the first half of 2026, so the question is no longer delivery but value. At AED 655,000 for a studio of about 344 sq ft the rate is about AED 1,905 per sq ft, roughly 40% above JVC's ready average. You pay that for a new tower with a paddle court, two pools and a low quoted service charge. With 528 studios and one-bedrooms, resale and re-letting will always be competitive.

A fair buy for an investor who wants a ready, well-equipped studio in JVC and accepts paying above the community rate per sq ft. Buy from Binghatti's own stock near AED 655,000 rather than a resale at AED 780,000-plus, and check the cooling bill and service-charge record first.
