Sobha charges a transfer fee on off-plan resales; ask for it and for the statement of account before paying the seller. A broker adds 2% plus VAT, about AED 37,800. The AED 720,000 at handover can come from a UAE mortgage once the tower is complete, which is usually easier than funding off-plan.

The Verde by Sobha address is in Jumeirah Lake Towers, opposite Cluster H on one broker page, in the DMCC free zone. The Sobha Verde location is the district's main draw: two Dubai Metro Red Line stations, DMCC and Sobha Realty, sit inside JLT. Dubai Marina and JBR are five to ten minutes away, Mall of the Emirates about twelve, Downtown twenty to twenty-five, and Dubai International Airport (DXB) about half an hour.

From the upper floors the tower looks over Jumeirah Islands, Emirates Hills and the Emirates Golf Club on the inland side of Sheikh Zayed Road. JLT itself is a dense mix of offices, apartments, cafes and lakes, with a large working population that keeps rental demand steady.

Amenities and specifications

Sobha Verde amenities sit on the podium levels: swimming pools, a gym, sauna and steam rooms, barbecue spaces, a relaxation lounge, multipurpose halls and a children's play area, with F&B and retail at the ground level. Sobha builds in-house, from structure to joinery, which is the main reason buyers pay its premium.

The Sobha Verde floor plan runs from one-bedrooms of about 876 to 1,036 sq ft to two, three and three-and-a-half-bedroom layouts; one two-bedroom sale records 1,018 sq ft. The full size schedule is not published by the sources checked. The Sobha Verde brochure, including the brochure PDF brokers circulate, comes from Sobha's sales team; the floor plan attached to the SPA is what binds.

Verde by Sobha photos on Sobha's own pages are renders; with handover close, ask to see the finished show apartment or a completed floor before you buy a resale. Not published: appliance brands, parking per unit and the service-charge budget. Final specification as per the SPA.

About the developer

Sobha Realty was founded by PNC Menon and is known for building its projects itself rather than through contractors, from design to interiors. It reported AED 30 billion of sales in 2025, 30% more than the year before, and says it completed about 3,000 units ahead of schedule that year.

In 2026 Sobha plans to hand over a record 6,819 homes worth about AED 21.6 billion across Sobha Hartland, Sobha Hartland II, Sobha Reserve, Sobha One and Verde by Sobha. That puts the Sobha Verde delivery date firmly in its plans for this year. Its flagship Sobha Hartland community is home to more than 20,000 residents. Verde is Sobha's first JLT project, made possible by a deal with DMCC, which Sobha said would generate about AED 1.6 billion in sales.

For Indian buyers

Ownership. JLT is freehold for foreign buyers. Until handover your purchase is an Oqood record at the DLD; after completion the DLD issues the title deed in your name. The UAE has no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 72,000 on AED 1.8 M.

Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. The one-bedroom with fees is about AED 1.88 M, roughly USD 511,000, just above a couple's USD 500,000 in one year. The resale split helps: about USD 314,000 to the seller and fees now, and USD 196,000 to Sobha at handover, which may fall in the next financial year. TCS of 20% on remittances above Rs 10 lakh a year is adjusted against your income tax.

Golden Visa. The property route needs AED 2 million. A AED 1.8 M one-bedroom falls short; a two-bedroom clears it.

Rent and tax. 2026 area guides put JLT one-bedrooms at 6.5% to 8% gross and two-bedrooms at 6% to 7.5%; deduct service charge and vacancy for the net. The UAE levies no tax on the rent; an Indian tax resident declares it in India, with the 30% standard deduction, and reports the flat as a foreign asset.

Sobha Verde is the most nearly finished off-plan tower among our JLT pages, and that is its case. Sobha builds in-house and has a good delivery record, it counts Verde in its 2026 handovers, and the tower sits a short walk from a metro station in a district with deep rental demand. The price is harder to pin down: AED 1.6 M to AED 2.4 M are all in print for the entry unit, but a recorded sale at AED 1,864,715 in July 2026 backs Property Finder's AED 1.8 M start. At about AED 2,060 to 2,130 per sq ft that is close to JLT's average for new towers, not a bargain. Against MBL Signature, it costs more but hands over about eighteen months sooner.

A sensible buy for an investor or end user who wants a Sobha-built JLT one or two-bedroom with keys in late 2026 or 2027.
