The developer's own launch list started studios at AED 945,000, and the earliest launch units were quoted from AED 850,000; those prices are gone with the sell-out.
One record looks out of line: a one-bedroom of 863 sq ft sold for AED 1,000,000 in June 2026, below the launch one-bedroom price of AED 1.4 M. It may be a related-party transfer, a distressed sale or a mis-recorded size; do not treat it as the going rate for a one-bedroom. The DLD transaction history for the building, on the Dubai REST app, settles what each layout really trades at.
Against Jumeirah Garden City
Our page on Arista One, a ten-storey neighbour by Arista Heights that also completed recently, shows the difference plainly: Arista One sells only one and two-bedrooms and started at AED 1.4 M, while Koro One's studios make it the cheaper ticket into a finished building on the same streets.

Koro One launched on a handover-heavy plan: one tracker prints 20% on booking, 10% during construction and 70% at handover, and other pages describe it as 30/70. That plan is closed. The building is complete and the developer's release has sold out, so a buyer today pays a resale seller in full, either in cash or with a UAE mortgage. On a 430 sq ft studio that is about AED 11,200 to 13,800 a year. Location and connectivity
Koro One stands on 12A Street in Jumeirah Garden City, the redeveloped part of Al Satwa, which is why searches call it Koro One Satwa as often as Koro One Jumeirah Garden City. The community sits between Sheikh Zayed Road to the east and Jumeirah Beach Road to the west, with City Walk and La Mer a short drive away. Downtown Dubai and The Dubai Mall are typically 10 to 15 minutes by car, and Dubai International Airport (DXB) is about 15 to 20 minutes outside peak hours.
The Dubai Metro Red Line runs along Sheikh Zayed Road; the World Trade Centre and Max (Al Jafiliya) stations are the nearest, a short taxi ride rather than an easy walk from most of Garden City.
The honest catch is construction. Jumeirah Garden City was replanned as a freehold zone of mid-rise buildings, and many plots are still being built. For a 144-home building, Koro One carries a long amenity list. The developer and broker pages quote rooftop swimming pools, a fully equipped gym, a yoga studio, sauna and steam rooms, co-working lounges, landscaped gardens and a children's play area.
The Koro One floor plan runs from studios of about 426 sq ft, through one-bedrooms of about 860 sq ft and two-bedrooms of about 1,110 sq ft, to the three-bedroom duplexes of about 2,478 sq ft. A Koro One brochure was issued at launch; with the building finished, the better document is the unit's own floor plan and title deed, and a visit.
Koro One photos in the developer's press releases show the finished building and its rooftop. The sources checked do not publish the finish schedule, appliance brands or parking per unit.
About the developer
The Koro One developer is KORO Real Estate Development, a brand that ALTA Real Estate Development launched for a younger, more mid-market buyer; that is why searches read Koro One ALTA or Koro One by ALTA. ALTA was founded in 2020 and is led by Abdulla Al Tayer. It made its name with Mr. C Residences Jumeirah, a residential project created with the Cipriani family, and calls itself a boutique developer of low-volume homes.
Koro One is KORO's first building. The developer says it sold out within four months of launch. Trackers printed a January 2026 or Q1 2026 handover; the developer reports completion in March 2026 and the start of handovers in June 2026 - a delay of a few months, short by Dubai standards. One delivered building is a thin record, but it is a delivered one, and a resale buyer is no longer exposed to build risk.
For Indian buyers
Ownership. Jumeirah Garden City is a freehold zone for foreign buyers. On a ready resale the DLD transfers the title deed to you at the registration trustee on the day you pay. The UAE has no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 44,000 on a AED 1.1 M studio.
Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. The studio with fees is about AED 1.15 M, roughly USD 313,000: above one person's allowance and well inside a couple's USD 500,000. Because a resale has no plan, the money must be in Dubai by the transfer date. TCS of 20% on remittances above Rs 10 lakh a year is adjusted against your income tax.
Golden Visa. The property route needs AED 2 million. A studio or one-bedroom in Koro One does not qualify; a two-bedroom near AED 2.3 M or the duplex should, on the title deed value.
Rent and tax. One studio is listed at AED 95,000 a year, and recent gross yields in the building have been near 4%, with one broker quoting up to 6.51%. Holiday-home letting needs a Dubai holiday-home permit and the building's consent. The UAE levies no tax on the rent; an Indian tax resident declares it in India, with the 30% standard deduction, and reports the flat as a foreign asset.

Koro One is the rare Garden City building you can inspect before you buy: it was completed in March 2026 and handovers started in June. That changes the question from developer risk to price. The source listing's AED 1.1 M studio is about AED 155,000 above what launch buyers paid, and works out near AED 2,560 per sq ft on a 430 sq ft plan. Recorded sales show the market has paid that and more, so it is not out of line, but there is no plan to spread it. A studio renting near AED 95,000 a year is the bull case; service charges in Garden City's newer buildings are the drag. Against Arista One nearby, Koro One is the cheaper way in, because it sells studios and Arista One does not.
