The Golden Triangle is the pocket of Business Bay between the canal and Al Khail Road where SLS, Paramount and Burj Binghatti stand. It is one of the district's better-established corners, with restaurants and hotel services at ground level and the canal promenade a short walk away.

AMBS quotes barbecue areas, a padel court, separate gyms for men and women, a sauna and steam room and a swimming pool. Appliances, flooring and parking are not itemised publicly. There is no delivered AMBS building to walk through, so the show unit is your only evidence of the finish; the contractor, Al Shafar National Contracting, is an established Dubai firm. About the developer

AMBS Real Estate Development is a Dubai developer with two projects, both in Business Bay: EON, a 27-storey tower of 1 to 3 BHK apartments, and Century. It describes itself as having 20-plus years in the market with every project delivered on time, but none of the sources we checked names a completed building. Treat it as a new entrant to freehold development whose track record is the tower you are buying into. The escrow system protects your instalments; it does not protect the handover date or the finish.

For overseas buyers

Any nationality. Dubai's designated freehold areas are open to buyers of every nationality, resident or not: no local partner, no residence visa needed in order to buy, and the Land Department issues the title deed in your own name. On the AED 730,000 entry price the 4% Dubai Land Department transfer fee is about AED 29,200 (USD 8,000), and registration, trustee and agency charges take the all-in cost to roughly 6% to 7% over the price. UAE banks lend non-residents about 50% to 60% of the price, which is why the developer payment plan above carries most overseas purchases. The paragraphs below work the numbers for an Indian buyer, the largest single group buying in Dubai, but the ownership, visa and yield rules are the same whatever passport you hold.

Ownership. Business Bay is freehold. On an off-plan resale the DLD transfers the Oqood into your name, and the title deed follows at handover.

Remitting. The studio all in at the launch price is about AED 765,000, roughly USD 210,000, inside the USD 250,000 per person per financial year LRS limit. A resale premium and the post-handover tail may push it into a second year, which the plan accommodates. Tax collected at source applies above the annual threshold and is creditable in your Indian return.

Golden Visa. A studio or 1 BHK does not reach AED 2 million. Only a top 2 BHK with a premium might. Buy elsewhere if the visa is the goal.

Yield and tax. Business Bay studios and 1 BHKs return 7 to 9.5% gross on 2026 guides, net 4.5 to 5.5% after service charges. On AED 730,000 that means rent of about AED 50,000 to 70,000 a year; on a resale price the yield is lower in proportion to the premium. No UAE tax; in India the rent is income from house property with the 30% deduction, and the asset goes in Schedule FA.

Exit. A 210-unit tower is easier to resell than the district's giants, but a small, unproven developer's building will always price a step below Binghatti or Damac stock on the same street.

The developer release is sold out, so a purchase now is a resale: you take over the seller's SPA with the developer's NOC, pay the seller their paid-up share plus any premium, and continue the remaining instalments.
