Binghatti Galaxy is a pair of five-storey residential buildings, Tower A and Tower B, in District 11 of Jumeirah Village Circle (JVC), built by Binghatti Developers. Together they hold 147 homes: 90 one-bedrooms, only six two-bedrooms and studios for the rest. It is one of the smallest buildings Binghatti has put up in JVC.
Both buildings are complete and let. Binghatti sold Galaxy at AED 599,999 for a studio on a 20/50/30 plan with a September 2024 target; today the lowest resale ask is a Tower A studio at AED 700,000 (about Rs 1.80 crore), and studios rent from about AED 55,000 a year.

The launch plan was 20/50/30: 20% on booking, 50% during construction and 30% at handover. That plan is closed. Every Galaxy unit you can buy today is a ready resale, paid in cash or with a UAE mortgage; non-residents are usually lent 50% to 60% of the valuation.

Service charge. Broker pages quote AED 10 to 12 per sq ft a year. On a 409 sq ft studio that is about AED 4,100 to 4,900 a year; on a 1,000 sq ft terrace unit, about AED 10,000 to 12,000, as terraces are usually charged at the same rate. JVC runs AED 10 to 18 on 2026 guides, so Galaxy is at the cheap end. The audited figure is on the DLD service-charge index in the Dubai REST app.
Location and connectivity
Galaxy stands in District 11 of JVC, a mostly built-out district of mid-rise blocks. JVC itself sits between Al Khail Road and Sheikh Mohammed bin Zayed Road, so the two main north-south routes are each a few minutes from the gate. Circle Mall is a short drive, Mall of the Emirates is about 10 to 15 minutes, Dubai Marina and Palm Jumeirah about 15, and Downtown about 20 outside peak hours.
District 11 is also where Binghatti Tulip stands, on Assel Boulevard. The two are close neighbours from the same developer but very different buildings: Tulip is a 30-floor tower with 276 homes and three-bedrooms, while Galaxy is two five-storey blocks with 147 homes and only six two-bedrooms.
JVC has no Dubai Metro station; the nearest are on Sheikh Zayed Road, a 10 to 15-minute drive, so plan on a car or ride-hailing. Amenities and specifications
Binghatti's own project page sells Galaxy on design: a facade drawn from the idea of the universe, with sleek, futuristic lines, with balconies and large windows on every unit. The amenities quoted across the developer's and broker pages are jacuzzi-style pools, a gym, a clubhouse, planted gardens, a children's play area, barbecue space and covered parking, with shops and cafes nearby in the district. It is scaled to a low-rise of 147 homes: no sky deck.

Galaxy by Binghatti is a studio-and-one-bedroom building. Studios run from about 409 sq ft (474 sq ft with a balcony) to about 732 sq ft with a terrace. One-bedrooms run from about 506 sq ft inside to as much as 1,733 sq ft including a large terrace. The six two-bedrooms sit on the 4th floor, three in each building; their size is not published.
About the developer
Binghatti Developers was founded in Dubai in 2008. It builds mostly mid-market towers in JVC, Al Jaddaf, Business Bay and Dubai Silicon Oasis, and in recent years it has added branded projects such as Bugatti Residences and Burj Binghatti Jacob & Co Residences. In the first half of 2026 it handed over 1,700 homes, with about 15 deliveries worth AED 15 billion planned for the year.
The useful number for a Galaxy buyer is the delivery record in JVC, where Binghatti has built a long run of mid-rise towers: Binghatti Corner with 715 apartments, Binghatti Emerald, and more recently Tulip in District 11 and Phoenix in District 13. In March 2026 the developer said construction was on schedule and cancellations stayed below 1%, a claim Zawya reported at the time. Galaxy itself was completed and let, which is the strongest evidence a resale buyer can ask for.
Binghatti Galaxy reviews. We found no independent review of Galaxy in print. What the record shows is a finished building with an active rental and resale market on both towers. Inspect the unit for snagging and ask the owners' association for its latest minutes before you buy.
For Indian buyers
Ownership. JVC is a freehold area, so an Indian passport holder can own a Galaxy unit outright. On a ready resale the DLD transfers the title deed into your name on the day of transfer at a registration trustee's office. There is no annual property tax in Dubai and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 28,000 on a AED 700,000 studio.
Remittance. Under the Liberalised Remittance Scheme each resident Indian can send USD 250,000 per financial year. The studio all in is about AED 748,000, roughly USD 204,000, so one person can fund it in a single year. A one-bedroom at AED 1 M to 1.4 M with fees runs to about USD 290,000 to 400,000, which needs a spouse's allowance or a second financial year. TCS of 20% on remittances above Rs 10 lakh a year is credited against your income tax.
Golden Visa. The property route needs AED 2 million on the title deed. No studio or one-bedroom here gets near it; only the six two-bedrooms launched above that line.
Rent and tax. Tower A studios rent from about AED 55,000 a year, about 7.9% gross on AED 700,000. After a service charge of about AED 4,500 and 5% to 8% for management, net is nearer 6.5% before vacancy. The UAE does not tax the rent; an Indian tax resident declares it in India, takes the 30% standard deduction and reports the flat as a foreign asset in the return.
