Sources disagree on the smallest sizes: one unit list prints a 300 sq ft studio without a balcony at about AED 715,000, while live listings show studios of 385 to 551 sq ft. The suite area on the floor plan attached to your sale and purchase agreement settles it.
On resale, Property Finder carries well over a hundred listings here, from about AED 641,000 (roughly Rs 1.65 crore) with an average ask near AED 1.57 million, while Bayut puts the six-month studio average ask at about AED 901,659. Studios are asked above the launch price, yet the cheapest unit in the tower sits below it: a wide spread with impatient sellers in it. One 2026 data guide puts the median registered price in Dubai Sports City at about AED 1,329 per sq ft through August 2026, studios averaging AED 1,511 and two-bedrooms AED 1,234. Add 2% plus VAT in commission through a broker, and on a resale the developer's no-objection certificate fee plus what the seller still owes. One broker page quotes an off-plan Oqood charge of about AED 5,000 rather than the AED 40 certificate fee, so ask which you are billed. Service charges are not published; the community runs AED 13 to 20 per sq ft a year and this podium sits at the top of that band, so budget about AED 7,700 a year on a 385 sq ft studio.
Location and connectivity
Dubai Sports City is a mid-city community built around the cricket stadium, the ICC Academy and The Els Club golf course, bounded by Sheikh Mohammed Bin Zayed Road (E311) and Hessa Street with a link to Al Khail Road. Motor City is about 7 minutes away and Jumeirah Village Circle about 8; Mall of the Emirates and Dubai Marina are quoted at 15 to 20 minutes. Brokers claim both airports inside 20 minutes, which is optimistic for DXB once the E311 slows.
There is no metro station inside Sports City, and the nearest Red Line stops are a 10 to 15 minute drive, which matters because the tenant for a AED 45,000 studio often commutes without a car. The community is finished rather than emerging: towers, schools, clinics and the stadium have been there over a decade.
Amenities and specifications
The developer and the portals quote an adult pool, a kids' aqua pool, a jacuzzi, a gym, a jogging track, a paddle court, a basketball court, a green maze, a play area and 24-hour security across the three podium levels, with balconies, built-in wardrobes, kitchen appliances and covered parking in the units. For a tower whose entry unit is AED 750,000 that is a fuller podium than the price band usually buys, and every item feeds the service charge.
No source itemises the finish: appliance brands, flooring, parking per apartment or which layouts get a balcony. Binghatti's recent mid-market buildings come with fitted kitchens and one bay per apartment. Treat anything not written into the sale and purchase agreement as marketing. Final as per the SPA.

For Indian buyers
Dubai Sports City is a freehold zone, so an Indian citizen buys and holds the title deed in their own name, with no local partner and no residency requirement. The UAE charges no annual property tax and no tax on rent; your costs are the service charge and, if you let the unit, 5 to 8% of rent for management. While the project is off-plan your interest sits on the Oqood register until the title deed is issued.
Under the Liberalised Remittance Scheme each person can send USD 250,000 a financial year. The studio at AED 750,000 is about USD 204,000 including fees, so one allowance covers it; the 1 BHK at about USD 300,000 needs two allowances, and the 2 BHK at about USD 463,000 is one to buy jointly with a spouse. TCS on larger remittances is set off against your Indian tax.
