Studios of about 411 sq ft start at AED 750,000 (about Rs 1.93 crore), and one-bedrooms at AED 1.15 or 1.25 million depending on the source.
Because it launched so recently, several basics are still printed two ways. The unit count is 525 homes on some pages and 771 units on another, the payment plan is quoted by brokers but not yet confirmed everywhere, and the only handover date in print is Q4 2027 on one source. We print AED 750,000 because every source that prices the studio starts there. The one-bedroom is the figure in dispute: AED 1,150,000 on one page and AED 1,250,000 on another. That AED 100,000 gap is too large to be rounding; it most likely reflects different floors or a pre-launch figure against a launch figure. Binghatti's launch price list for your specific unit settles it.
Against the district, the studio sits inside the band. Al Jaddaf guides put rates at roughly AED 1,200 to 1,900 per sq ft, and the entry studio at about AED 1,825 is near the top of it. The one-bedroom, at AED 1,602 to 1,741 per sq ft, is cheaper per foot than the studio, as is usual — you pay a premium per foot for the smallest unit because it is the easiest to rent and resell.
For comparison, Binghatti Wraith sells a 341 sq ft studio from AED 799,999 with the 4% DLD fee paid by the developer. Starfall's studio is AED 50,000 cheaper and 70 sq ft larger, but you pay the DLD fee yourself, which narrows the gap to about AED 20,000.
Payment plan and total cost
Broker pages quote a 50/50 plan for studios and two-bedrooms — 10% on booking, 40% during construction, 50% at handover — and a 40/60 plan for one-bedrooms. Some pages say the official plan is not yet announced, so treat this as provisional. Worked on the AED 750,000 studio:

Day-one cash is about AED 105,000. If the Q4 2027 date holds, the 40% construction share is spread over only about 15 months, which means instalments come faster than on a 2028 tower — roughly AED 20,000 a month on the studio if spread evenly. Ask for the milestone schedule, because Binghatti ties instalments to construction stages, not to the calendar.
No service charge is published. The nearest published figure in the district is Binghatti Creek at about AED 15.36 per sq ft a year, which would be about AED 6,300 on a 411 sq ft studio.
Location and connectivity
Al Jaddaf sits on the south bank of Dubai Creek between Dubai Healthcare City and Ras Al Khor, with Sheikh Rashid Road and Al Khail Road at its edges. The exact plot for Starfall is not given by the sources checked beyond "Al Jaddaf"; ask whether it is on the waterfront side, where most of Binghatti's recent launches sit, or the inland Healthcare City side.
District guides put Downtown Dubai about 10 minutes away off-peak, DIFC and Business Bay 10 to 12, and Dubai International Airport about 12. Al Jadaf Metro on the Green Line is inside the district. For a studio tenant — a single professional working in Downtown, DIFC or at the hospitals — that is the selling point.

Amenities and specifications
Broker pages describe the one-bedrooms with an en-suite master bedroom, a guest powder room and a private balcony, and the two-bedroom corner suites with a laundry and utility room, two en-suite bedrooms and wraparound balconies. One source also lists Royal Suites in the one and two-bedroom types, three units in all.
The amenity list, the appliance schedule, parking per unit, the service-charge budget and the escrow bank are not published by the sources checked. At launch, ask for the brochure and the unit's floor plan and keep them with your booking form, since the SPA is what binds the developer. Final specification as per the SPA.
About the developer
Binghatti Developers, founded in 2008 and run under Binghatti Holding, designs and builds largely in-house, with its own factories for aluminium, joinery and steel. It had delivered about 12,000 homes before 2024, handed over about 1,700 homes in the first half of 2026 and says around 15 projects worth about AED 15 billion are due in 2026. That in-house supply chain is what makes a 15-month build even thinkable.

For Indian buyers
Ownership. Al Jaddaf is freehold for foreign buyers, resident or not, and the Dubai Land Department issues the title deed in your name. There is no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 30,000 on the studio, paid at booking.
Remittance. The LRS allows USD 250,000 per person per financial year. The studio is about USD 204,000, so one person can fund all of it inside a single year's allowance, fees included. A one-bedroom at up to about USD 340,000 would need either two financial years, which the plan provides, or a co-owner.
Golden Visa. The threshold is AED 2 million. No published Starfall price reaches it: the studio misses by AED 1.25 million and the one-bedroom by at least AED 750,000. Below the threshold, a sole owner of a completed unit can still apply for the two-year investor visa, but that is a different product.
Rent and tax. No rent is published. District guides quote Al Jaddaf gross yields near 5.7%, which on AED 750,000 is about AED 42,800 a year; less a service charge near AED 6,300, the net is about 4.9% before vacancy. Studio yields in Dubai often run above the district average, but with hundreds of studios completing in Starfall and Wraith together, do not count on it in the first year. Rent and gains are taxable in India for an Indian tax resident; the UAE levies no income tax on rent.

Starfall is the cheapest way into a new Binghatti tower in Al Jaddaf, and the studio at about AED 1,825 per sq ft is fairly priced for the district. It is also the least documented project on this page. It launched days ago, no developer page has surfaced in search, the unit count is printed as 525 or 771, the payment plan is 'to be confirmed' on some pages, and the only handover date is one source's Q4 2027. If the 771-unit version is right, 528 of them are studios, which means a crowded rental market at handover — and Binghatti Wraith, launched in June with the same podium-and-14-floor shape, adds more studios next door with the developer paying the DLD fee. Launch buyers usually get the best price, but here they also take the most uncertainty.
Worth a look for a small-budget investor who wants a studio near Downtown and is comfortable buying at launch. Hidden Charges to Budget For
Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation. After handover the running cost is the service charge - roughly AED 10 to 32 per sq ft a year for apartments and AED 14 to 40 for villas - with no annual property tax on top.
