About Binghatti Orchid Jumeirah Village Circle Dubai

Binghatti Orchid is a finished 25-storey residential tower by Binghatti Developers in District 10 of Jumeirah Village Circle (JVC). It has 21 residential floors over three podium levels and a basement, and 303 homes from studios of about 454 sq ft to two-bedrooms of up to about 2,068 sq ft, some of which have a private pool. Its sports set - tennis and basketball courts, adult and kids' pools, sauna and steam rooms - is the longest of Binghatti's JVC buildings on these pages.

Construction started in August 2023 for a September 2024 handover; the building was completed in December 2024. Studios launched near AED 640,000 and now resell from AED 800,000 (about Rs 2.06 crore), and rent for about AED 45,000 a year. The question searchers ask most - whether it is chiller-free - has no answer in print, and this page says how to settle it.

Binghatti Orchid 1 bedroom. The one-bedroom is the expensive unit here per sq ft: about AED 1.36 M to 1.5 M for roughly 730 sq ft. One aggregator prints one-bedrooms "from AED 640,600", which matches the launch studio price and is probably a mislabel; we do not rely on it. Binghatti Orchid 2 bedroom. The two-bedrooms are the value in the building per sq ft, at about AED 1,000 to 1,280 for 1,646 sq ft and up, and the pool units sit in that band too.

These are asks, not sales. The DLD transaction record for Orchid shows what units have actually changed hands for, and a buyer should pull it before offering.

Against JVC

JVC apartments average about AED 1,150 per sq ft on one 2026 area guide, and studios about AED 1,473. An Orchid studio at AED 800,000 is about AED 1,760, around 20% above the studio average; the one-bedrooms are further above it. The two-bedrooms, at or below about AED 1,280, are close to the community figure for what is a larger, newer unit.

Payment plan and total cost

Binghatti sold Orchid on 20/50/30: 20% on booking, 50% during construction, 30% at handover. That plan ended with completion in December 2024. A purchase now is a ready resale, in cash or with a UAE mortgage; non-residents are usually lent 50% to 60% of the valuation.

If the studio is let, the tenancy passes to you; ask for the Ejari and the remaining cheques, and check the rent against the AED 45,000 average.

Service charge. Not published. JVC runs about AED 10 to 18 per sq ft a year on 2026 guides, about AED 4,500 to 8,200 on a 454 sq ft studio. Two pools, courts, sauna and steam rooms are costly to run, so assume the upper half until you see an invoice. The audited figure is on the DLD service-charge index in the Dubai REST app.

Is Binghatti Orchid chiller free?

No source we found says either way, and Binghatti's own page is silent on it. The difference matters: in a chiller-free building the cooling is paid by the landlord or through the service charge, and the tenant's DEWA bill carries only electricity and water; in a building on district cooling, the occupant also pays a cooling provider, which can run to several thousand dirhams a year for a small flat. Ask the seller for a recent DEWA bill and any cooling-provider bill for the unit. If you rent, get "chiller-free" written into the tenancy contract.

Location and connectivity

Binghatti Orchid address: JVC District 10, Jumeirah Village Circle, Dubai; one portal files the plot under La Riviera Estate. The Binghatti Orchid district is a short drive from District 11 and Binghatti Gardenia, Tulip and Galaxy. JVC sits between Al Khail Road and Sheikh Mohammed bin Zayed Road; Circle Mall is a short drive, Mall of the Emirates about 10 to 15 minutes, Dubai Marina about 15 and Downtown about 20.

Orchid and Gardenia look like cousins: both use Binghatti's interwoven-balcony facade, and both have some private-pool units. The differences are in the building: Orchid is 25 storeys with 21 residential floors over a podium, with 303 homes and a sports set of courts and saunas; Gardenia has four office floors at its base, 274 homes and studios that start much smaller, from about 269 sq ft. Orchid's studios start at about 454 sq ft, and cost more.

JVC has no Dubai Metro station; the nearest are on Sheikh Zayed Road, 10 to 15 minutes by car. JVC has its own schools, clinics and supermarkets, and the building has a minimart of its own. For more options see all Dubai projects we track or the full projects list.

Amenities and specifications

Binghatti Orchid amenities. The quoted set is adult and children's swimming pools, a jacuzzi, steam and sauna rooms, a gym and health club, tennis and basketball courts, a jogging track, gardens, a kids' play area, a minimart and parking. The courts are the feature Binghatti's other JVC towers on these pages do not list.

The facade carries Binghatti's interwoven balconies, which the developer says shade the glass and cut the energy needed to cool the flats. Apartments have large windows, open-plan layouts and private balconies, and some two-bedrooms have a private pool.

Binghatti Orchid floor plan. Studios start at about 454 sq ft, one-bedrooms are around 730 sq ft, and two-bedrooms run from about 1,646 to 2,068 sq ft. The Binghatti Orchid brochure from launch circulates on broker sites; for a finished building, the DLD affection plan of the unit you buy shows the registered suite area and is the document to rely on.

About the developer

Binghatti Developers was founded in Dubai in 2008, and JVC is where it has built most: Corner (715 apartments), Emerald, Gardenia, Tulip, Onyx, Phoenix and Orchid. It has since moved into branded towers such as Bugatti Residences. In the first half of 2026 it handed over 1,700 homes, and it planned about 15 deliveries worth AED 15 billion for the year; in March 2026 it said cancellations stayed below 1%.

Orchid's own record is mixed but fair: construction began in August 2023, the date on the launch pages was September 2024, and completion came in December 2024. Three months late is common in Dubai, but it is not the on-time delivery Onyx managed.

Binghatti Orchid reviews. We found no independent review of the building. The market record shows about 55 units for sale and 133 for rent on the portals, rents of about AED 45,000 for studios and AED 124,000 for two-bedrooms, and asks above the JVC average. Ask the owners' association for its latest minutes and check the sports facilities at a busy hour.

For Indian buyers

Ownership. JVC is freehold, so an Indian buyer can own an Orchid unit outright, with the title deed issued in their name by the DLD on transfer. Dubai has no annual property tax and no VAT on a residential sale; the 4% DLD transfer fee on a AED 800,000 studio is AED 32,000.

Remittance. Under the LRS each person can send USD 250,000 per financial year. The studio all in is about AED 854,100, roughly USD 233,000, so one person can fund it in a single year. A one-bedroom at AED 1.36 M to 1.5 M with fees is about USD 395,000 to 435,000 and needs two allowances. TCS of 20% on remittances above Rs 10 lakh a year is credited against your income tax.

Golden Visa. The property route needs AED 2 million. Studios and one-bedrooms fall short; the two-bedrooms, asked at about AED 2.04 M to 2.1 M, should clear it if the title deed value does.

Rent and tax. A studio at AED 800,000 letting for about AED 45,000 earns about 5.6% gross; after service charge and management, nearer 4.5%. Two-bedrooms do better relative to price. The UAE does not tax the rent; an Indian tax resident declares it in India with the 30% standard deduction and reports the flat as a foreign asset.

Binghatti Orchid is the sports-and-space building in Binghatti's JVC set: 25 storeys and 303 homes in District 10, with tennis and basketball courts, two pools, sauna and steam rooms, studios from about 454 sq ft and two-bedrooms up to about 2,068 sq ft, some with a pool. It was finished in December 2024, three months after its date. The price has run ahead of the rent: studios ask AED 800,000 and let for about AED 45,000, about 5.6% gross, well below the yield in Onyx or Gardenia. That makes it an end-user building more than an investor one. The one question it cannot answer from print is the one searchers ask - whether it is chiller-free - so a buyer must get a utility bill.

It was finished in December 2024, three months after its date. The price has run ahead of the rent: studios ask AED 800,000 and let for about AED 45,000, about 5.6% gross, well below the yield in Onyx or Gardenia. That makes it an end-user building more than an investor one. The one question it cannot answer from print is the one searchers ask - whether it is chiller-free - so a buyer must get a utility bill.
