We print AED 2.2 M because the source listing, Ellington's own page and Property Finder agree on it. One broker quotes an early-release start of AED 1,950,000; if that existed it was for the first days of sales and is not on the developer's list now. Recorded sales of two and three-bedrooms sit about 6% to 10% above the list starts, which is the floor and view premium. The DLD transaction record for each tower settles what units have actually sold for.
Notice the one-bedroom costs more per foot than the larger units: about AED 2,750 against about AED 2,380. Small units carry a premium in most Dubai launches, but here the gap is wide enough that the two-bedroom is the better value for anyone who can stretch to it.
Against Jumeirah Islands and Eltiera Heights
The research behind our Eltiera Heights page put Jumeirah Islands apartments at a median of about AED 2,070 per sq ft. Eltiera Views' list starts are 15% to 33% above that. Eltiera Heights (our page spells it Altiera, an older transliteration; Ellington writes Eltiera) is the single 41-storey, 355-home tower Ellington launched first, from about AED 1.9 M with handover in Q4 2028. Views is the bigger, later sibling: four shorter towers, more than three times the homes, a larger podium, a start AED 300,000 higher and keys a year later.
Payment plan and total cost
The plan is 20/50/30: 20% on booking, 50% during construction paid in nine scheduled instalments, and 30% at handover. Brokers call it 70/30. There is no post-handover portion.

Ellington's admin charges are not published; ask for them in writing. A broker adds 2% plus VAT, about AED 46,200 on this price. The DLD fee is normally due with the booking, so the first payment is closer to AED 528,000 than AED 440,000.
Service charge. Not published for Eltiera Views, and no source gives a Jumeirah Islands apartment rate, since the community had almost no towers until Ellington's. A four-level clubhouse, spa and several pools will not be cheap to run; the DLD's service-charge index on the Dubai REST app will carry the approved budget once it is registered. Ask Ellington for its estimate before booking.
Location and connectivity
The Eltiera Views location is the tower plots on the Sheikh Zayed Road side of Jumeirah Islands, the community of villas set around man-made lakes between Interchanges 5 and 6. The towers look over the lakes and the villa clusters on one side and toward Jumeirah Lake Towers and the Marina skyline on the other. Dubai Marina, JBR and Palm Jumeirah are each about 15 minutes by car, Mall of the Emirates 15 to 20 minutes and Downtown Dubai 25 to 30.
There is no Dubai Metro station inside Jumeirah Islands. The Red Line stations at Jumeirah Lake Towers are across Sheikh Zayed Road, a short drive rather than a walk. Daily shopping is at the Jumeirah Islands Pavilion and in JLT; the towers' own podium includes a supermarket and food outlets.

Amenities and specifications
Amenities are what Ellington leads with. The four towers share a landscaped podium with a four-level clubhouse, which Ellington says holds its largest gym to date, a cinema room, a vitality pool, heated relaxation beds, yoga spaces, spa and massage rooms, and zones for Pilates and strength training. Broker pages add a family infinity pool, sports courts, a dance studio, a games room, co-working space, a club room, a children's play area and a supermarket.
Apartments run from about 796 sq ft for a one-bedroom to about 1,672 sq ft for a three-bedroom, and each tower has two penthouses of up to about 5,914 sq ft. Towers 1 and 3 also carry retail units at the base. An Eltiera Views brochure and floor plans are issued by Ellington's sales team; the floor plan attached to your SPA is the one that counts.
Not published by the sources checked: the finish schedule, appliance brands, parking per unit and the service-charge budget. Ellington's finished buildings are known for their interiors, so ask to see a show apartment or a delivered unit in Ellington House II. Final specification as per the SPA.
About the developer
Ellington Properties is a Dubai developer that sells on design. Its delivered buildings sit in JVC, Downtown Dubai, MBR City, Dubai Hills Estate and Arjan. Belgravia Heights in JVC entered handover in December 2022, Ellington House in Dubai Hills Estate through 2025, and in May 2026 it began handing over Ellington House II and Arbor View, its first project in Arjan. Reviews of its record describe delays of two to four months rather than years, and the developer reports high occupancy in its finished buildings.
In Jumeirah Islands, Ellington launched Eltiera Heights first and then Eltiera Views, its largest single launch. A buyer here is betting that the developer can run a 1,180-home, four-tower build as tidily as its smaller ones; there is no record yet at this scale.
For Indian buyers
Ownership. Jumeirah Islands is freehold for foreign buyers. During construction your purchase is an Oqood record at the DLD; at handover the DLD issues the title deed in your name. The UAE has no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 88,000 on AED 2.2 M.
Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. The one-bedroom with fees is about AED 2.29 M, roughly USD 623,000, more than a couple's USD 500,000 in one year. The plan helps: booking plus the DLD fee is about USD 144,000, the nine instalments spread USD 300,000 over three years, and the handover payment of about USD 180,000 falls in late 2029. TCS of 20% on remittances above Rs 10 lakh a year is adjusted against your income tax.
Golden Visa. The property route needs AED 2 million, and every unit here is priced above it. Off-plan units can qualify, but the amount paid and the developer's approval matter; confirm the current rules with the DLD before you count on it.
Rent and tax. Jumeirah Islands apartments are quoted at 5% to 6% gross, but buying 15% to 33% above the community median pushes you to the bottom of that range or below. The UAE levies no tax on the rent; an Indian tax resident declares it in India, with the 30% standard deduction, and reports the flat as a foreign asset.

Hidden Charges to Budget For
Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation. After handover the running cost is the service charge - roughly AED 10 to 32 per sq ft a year for apartments and AED 14 to 40 for villas - with no annual property tax on top.
