We print AED 2.6 million because it is the one-bedroom figure on broker price lists with a full unit ladder, while the source listing gives no price. The spread around it is wide: AED 2.2 million on a Q3 2025 figure, "from AED 2.5 million" and "from AED 3.2 million" on other pages. The 16% full-payment discount would take AED 2.6 million to about AED 2.18 million, close to the lower figure, but no source says that is where it comes from. Tiger's price list on the day settles it. The 873 sq ft size is the smallest unit in Tiger's published range, which we take to be the one-bedroom.
At about AED 2,980 per sq ft, the one-bedroom is priced well above the Business Bay average of about AED 2,002 per sq ft in 2024 and AED 2,090 in the first half of 2025. That is the height premium. Payment plan and total cost
Tiger offers two plans. The 70/30 plan asks 20% down, 40% in instalments during construction, 10% on transfer of ownership at handover, and 30% within two years after completion. The 60/40 plan is 20% down, 40% during construction and 40% at handover. One page quotes a 13% discount on the 60/40 option and several quote 16% off for full payment.

The post-handover 30% is the useful part: once the flat is let, rent can cover part of the last AED 780,000. The catch is the five-year wait for an unfinished unit, and you should check whether the SPA lets you resell before the post-handover balance is cleared. Paying in full for the 16% discount, about AED 2.18 million, is a bet on the developer finishing; we would not make it on a building this far from completion.
Service charge. Not published. Premium Business Bay towers run about AED 22 to 30 per sq ft a year, which on 873 sq ft is about AED 19,200 to 26,200. A supertall with high-speed lifts and a sky restaurant will likely cost more; ask Tiger for the projected budget.
Location and connectivity
The tower stands in Business Bay, with Burj Khalifa, Dubai Mall and DIFC close by and the Dubai Water Canal running through the district. Business Bay Metro station on the Red Line serves the area, and Sheikh Zayed Road and Al Khail Road are the main roads. The sources checked do not print the exact plot or drive times, so we give none.
At 532 metres the tower will be a landmark visible across the city, and a height of that kind shapes who lives there: short-stay guests, buyers who want the address, and tenants willing to pay for views. With about 848 homes, it will also be one of the largest single buildings in the district.

Tiger's own page lists a sky restaurant at 439 metres, described as the highest in the world, a tropical garden with wildlife, a rollerglider ride and observation spaces. The penthouses sit near the top, with the Royal Sky Penthouse at 426 metres. The building is described as golden, with design cues from Emirati heritage.
These are the marketing highlights of a building not yet built, and features like a rollerglider or wildlife garden can be scaled back before completion. Not published: the finish schedule, parking per unit, lift counts and the service-charge budget. Final specification as per the SPA.
About the developer
Tiger Group was founded in 1976 and is based in Sharjah. Tiger Properties has built in Dubai since 2005 and has delivered more than 20 residential towers, mostly in JVC and Dubai Sports City, on a build-and-sell model aimed at buy-to-let investors. It builds with its own contractor, Tiger International General Contracting, which is also building this tower.
The record is solid for a volume developer: one review rates it 4.3 out of 5 while reporting delays of four to eight months on larger projects, against Tiger's own claim of meeting its deadlines. Nothing it has delivered is anywhere near 122 floors. That is why we read Q4 2029 as a target and 2030 as the likelier planning date.

Ownership. Business Bay is freehold for foreign buyers, and the Dubai Land Department issues the title deed in your name. There is no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 104,000 on a AED 2.6 million one-bedroom.
Remittance. The LRS allows USD 250,000 per person per financial year. The one-bedroom is about USD 708,000, but the plan spreads it from booking to about two years after a 2029 handover. The 20% down payment, about USD 142,000, fits one person's allowance, and the rest can be spaced across several financial years.
Golden Visa. The threshold is AED 2 million, and every unit in the tower clears it, one-bedrooms included. Check the current rules on using off-plan property before you rely on it.
Rent and tax. No rent exists yet. At about AED 157 per sq ft a year, the rate one page gives for an older Business Bay tower, an 873 sq ft one-bedroom would let for about AED 137,000, roughly 5.3% gross on AED 2.6 million. Rent and gains are taxable in India for a tax resident; the UAE does not tax rent.

Tiger Sky Tower sells two things: a record-height address and a one-bedroom that clears the Golden Visa line. The one-bedroom at about AED 2.6 M, near AED 2,980 per sq ft, is priced like a premium canal launch, not a bargain, but its 873 sq ft and the 30% post-handover tranche make the cheque easier to write. The risk is the build itself. Tiger has delivered more than 20 towers, almost all mid-rise in JVC and Dubai Sports City, and a 532 m supertall is a different kind of project; its reported delays of four to eight months on larger buildings are a floor, not a ceiling, for this one. Neither the DLD number nor the escrow bank surfaced in our research, which we would want in hand before paying anything.

Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation. After handover the running cost is the service charge - roughly AED 10 to 32 per sq ft a year for apartments and AED 14 to 40 for villas - with no annual property tax on top.
