City Walk Crestlane is Meraas's newest residential neighbourhood in City Walk, launched in early 2025 and sold in phases since. The first release is 201 homes in two low-rise buildings of G+11 and G+12 floors: one to four-bedroom apartments, four-bedroom duplexes and a five-bedroom penthouse of about 10,388 sq ft. One-bedrooms of about 788 sq ft start at about AED 2.62 M (about Rs 6.75 crore).
The plan is 20/55/25 with nothing after handover. Dates depend on the phase: Q4 2028 for the first release, Q3 2028 for Phase 3's 394 apartments, and April 2030 for Crestlane 4. Meraas awarded the Phase 3 main contract, worth more than AED 590 M, to Parkway International Contracting.

Meraas prices each phase separately, and its price list on the day settles the figure for the building you are offered.
Against the district, Crestlane is priced at the top. City Walk sold at an average of about AED 2,770 per sq ft in 2026 so far, on one market report, and the entry one-bedroom works out at about AED 3,100 to 3,325. The three-bedroom at about AED 6 M for 2,155 sq ft is closer to the average. If the entry price matters more than the newest building, Meraas's City Walk Northline starts at about AED 1.87 M for a one-bedroom of about 688 sq ft.
Payment plan and total cost
Meraas's standard apartment plan applies: 20% on booking, then six or seven dated instalments of 5% to 10% during construction totalling about 55%, and 25% at handover. There is nothing to pay after handover. Because instalments are tied to calendar dates, a buyer in a later phase gets a different schedule from a first-release buyer.

Location and connectivity
Crestlane is in City Walk, Meraas's district in Al Wasl between Al Wasl Road and Al Safa Street, with Sheikh Zayed Road and Downtown to the east and Jumeirah to the west. City Walk's retail streets, Coca-Cola Arena and Hub Zero are in the district, and Meraas Central Park is nearby. There is no Metro station inside City Walk, and the sources checked give no drive times, so we give none.
City Walk is one of the few places in Dubai designed around walking, with low and mid-rise buildings and street-level shops. Crestlane adds to that with buildings of 11 to 12 floors above ground. It also means years of building work: Crestlane's own phases run to 2030, Northline to 2027 and Central Park Plaza to 2027.

Amenities and specifications
Unit sizes run from about 788 to 846 sq ft for a one-bedroom, 2,155 to 3,798 sq ft for a three-bedroom and 4,397 to 6,828 sq ft for a four-bedroom, up to a single five-bedroom penthouse of about 10,388 sq ft. That mix is weighted towards families, with a larger share of big units than most City Walk launches.
Meraas's brochure describes contemporary interiors and premium finishes. Pools, gyms and landscaped podiums are standard in City Walk residences, but the sources checked do not list Crestlane's amenities in detail, nor the finish schedule, appliance brands or parking. The specification schedule in the SPA is final.
About the developer
Meraas, founded in Dubai in 2007 and merged into Dubai Holding in 2023, developed City Walk, Bluewaters Island, La Mer and the Bulgari Resort and Residences. It says it has delivered more than 50 ventures. One review counts eight completed residential projects with exact handover dates on its site, the most recent Bulgari Ocean Mansions on 15 November 2024, and notes that no launched Meraas project has been cancelled.
In City Walk the recent record is mixed but not alarming. Central Park's Building 1 finished in June 2022; its Castleton and Laurel buildings, due in Q1 2026 and December 2025, were still in final works in June 2026. Northline's contract was signed in November 2025 and Crestlane Phase 3's AED 590 M contract followed, both signs that money and contractors are committed.
For Indian buyers
Ownership. City Walk is freehold for foreign buyers, resident or not, and the Dubai Land Department issues the title deed in your name. There is no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee plus registration charges.
Remitting the money. Under the LRS each resident Indian can send USD 250,000 a financial year. AED 2.62 M is about USD 713,000. The booking plus DLD fee, about AED 630,000 or USD 171,000, fits in one person's allowance; a couple remitting USD 500,000 a year can meet the rest over the dated instalments to 2028.
Golden Visa. The ten-year visa needs AED 2 M of property. Every Crestlane unit clears it, including the entry one-bedroom. The rules for off-plan property change from time to time, so confirm them with the visa service when you book.
Rent and tax. City Walk one-bedrooms earn about 5.7% to 6.1% gross on the reports we found, about AED 149,300 to 159,800 a year on AED 2.62 M, before a service charge of about AED 15,800 to 19,700. Rent earned in Dubai is taxable in India for a resident Indian, so budget for your slab rate.
Exit. City Walk's ready stock is at a five-year low on one 2026 report, but Crestlane, Northline and Plaza will add supply between 2027 and 2030. One and two-bedrooms resell most easily; the large duplexes and the penthouse have a small pool of buyers.

Crestlane is Meraas pricing City Walk's newest low-rise buildings at a premium. The one-bedroom at about AED 2.62 M works out at about AED 3,100 to 3,325 per sq ft, above the district's 2026 average of about AED 2,770 and above Meraas's own Northline next door. What you get for that is a newer phase, larger family units and the Golden Visa on every apartment. The project is sold in phases, and that is the thing to keep straight: dates run from Q3 2028 for Phase 3 to April 2030 for Crestlane 4, and a portal page does not always say which phase it describes. The signed AED 590 M contract for Phase 3 is a good sign; the Castleton and Laurel delays nearby say to allow a few months beyond whatever the SPA says.
A reasonable buy for a Golden Visa buyer or family who wants a new Meraas apartment in City Walk and can wait until 2028 - 2030. Pin down the phase, building and SPA date before paying, confirm the DLD number, and compare the per-foot price with Northline and the resale market before choosing Crestlane over them.

Hidden Charges to Budget For
Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation. After handover the running cost is the service charge - roughly AED 10 to 32 per sq ft a year for apartments and AED 14 to 40 for villas - with no annual property tax on top.
