Location and connectivity

Northline sits on Al Safa Street, the road that links Jumeirah Street with Sheikh Zayed Road along City Walk's northern edge. City Walk's shops and restaurants, Coca-Cola Arena, Hub Zero and Meraas Central Park are next door. Downtown Dubai lies to the east across Sheikh Zayed Road and the Jumeirah beach to the west. There is no Metro station inside City Walk, and the sources checked give no drive times, so we give none.

The buildings are L-shaped and low: Northline 1 stands alone, and Northline 2 is two buildings facing each other. Being on Al Safa Street makes the location easy to reach and a little busier than the park interior. Meraas is also building Central Park Plaza and City Walk Crestlane nearby, so the district will be a construction zone into 2028.

Amenities and specifications

Northline has 304 units: 114 in Northline 1 and 190 in the two Northline 2 buildings, all eight floors high. Apartments run from about 688 sq ft for a one-bedroom to about 3,957 sq ft for the largest unit, and Northline 2's three-bedrooms are about 2,155 to 3,528 sq ft. Shared pools and a gym are standard in Meraas's City Walk residences, but the sources checked do not list Northline's amenities in detail.

The sources checked do not publish the finish schedule, appliance brands, parking per unit or the service-charge budget. Meraas's brochure is the place to check what is included, and the specification schedule in the SPA is final.

About the developer

Meraas, founded in Dubai in 2007 and merged into Dubai Holding in 2023, developed City Walk, Bluewaters Island, La Mer and the Bulgari Resort and Residences. It says it has delivered more than 50 ventures. One review counts eight completed residential projects with exact handover dates on its site, the most recent Bulgari Ocean Mansions on 15 November 2024, and notes that no launched Meraas project has been cancelled.

The nearest comparison is its own Central Park buildings. Building 1 finished in June 2022, but Castleton (due Q1 2026) and Laurel (due December 2025) were still in final works in June 2026. For Northline, the contract was signed in November 2025, the structure reached level 7 by mid-2026, and Meraas publishes inspection percentages - all good signs, but the Q3 2027 date still looks optimistic.

For Indian buyers

Ownership. City Walk is freehold for foreign buyers, resident or not, and the Dubai Land Department issues the title deed in your name. There is no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee plus registration charges.

Remitting the money. Under the LRS each resident Indian can send USD 250,000 a financial year. AED 1.87 M is about USD 509,000. With 20% now and the rest spread to 2027, even one person could fund most of it over the plan, and a couple remitting USD 500,000 a year has room to spare.

Golden Visa. The ten-year visa needs AED 2 M of property. The entry one-bedroom at AED 1.87 M misses by AED 130,000. A larger one-bedroom or a two-bedroom priced above AED 2 M would qualify.

Rent and tax. City Walk one-bedrooms earn about 5.7% to 6.1% gross on the reports we found, about AED 106,600 to 114,100 a year on AED 1.87 M, before a service charge of about AED 13,800 to 17,200. Rent earned in Dubai is taxable in India for a resident Indian, so budget for your slab rate.

Exit. One 2026 report puts City Walk's ready stock at a five-year low. Northline, Crestlane and Plaza will all hand over between 2027 and 2029, adding supply, but City Walk's total stock stays small by Dubai standards.

The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none.
