Handover: three dates

The DLD-fed tracker gives November 2026 and lists the building as under construction. Property Finder gives Q2 2026 and the source listing April 2026, both of which have passed without any source reporting a handover. Plan around November 2026. Imtiaz's record supports it: Pearl House II in JVC was delivered three months early and Westwood Grande two months early, and the developer already handed over Beach Walk Residences on these islands. Ask for the DLD project-status report before booking.

Location and connectivity

Dubai Islands sit off Deira, linked to the mainland by the Infinity Bridge. The Gold Souk and old Deira are about ten minutes by car, Dubai International Airport 15 to 20 minutes, Dubai Creek Harbour about 15 and Downtown 20 to 25. The building is on the beach, with the promenade and the night souk within walking distance. What is not finished: Dubai Islands Mall, the metro link and most of the resort and promenade programme, which Nakheel schedules through 2027 and beyond. Until then the neighbourhood is quieter and dustier than the renders, and rents will reflect that.

Amenities and specifications

Quoted amenities are direct beach access, an infinity pool, a gym, a landscaped deck, a kids' play area and covered parking, with sea-facing balconies on the apartments. The second phase is marketed as fully furnished; confirm in the SPA whether phase-one units are. Final as per the SPA.

About the developer

Imtiaz Developments has more than 40 active projects and a pipeline above AED 10 billion, including an AED 3 billion expansion in Meydan. It reports more than 2,000 units delivered, six handovers in 2025 and ten scheduled for 2026, and one tracker puts its on-time delivery rate at 100 per cent. On Dubai Islands it delivered Beach Walk Residences, the first residential handover on the islands, and it has several more towers under way here, including Cotier House and Sunset Bay. That concentration is a strength for delivery and a risk for supply: Imtiaz alone will bring hundreds of units to the islands' rental market between 2026 and 2027.

For overseas buyers

Any nationality. Dubai's designated freehold areas are open to buyers of every nationality, resident or not: no local partner, no residence visa needed in order to buy, and the Land Department issues the title deed in your own name. On the AED 2.60 million entry price the 4% Dubai Land Department transfer fee is about AED 104,000 (USD 28,300), and registration, trustee and agency charges take the all-in cost to roughly 6% to 7% over the price. UAE banks lend non-residents about 50% to 60% of the price, which is why the developer payment plan above carries most overseas purchases. The paragraphs below work the numbers for an Indian buyer, the largest single group buying in Dubai, but the ownership, visa and yield rules are the same whatever passport you hold.

Ownership. Dubai Islands is freehold; the unit is registered as an Oqood record now and a title deed at handover.

Remittance. AED 2.6 M is about USD 708,000. Under the LRS each person can remit USD 250,000 per financial year, so a couple can cover the booking and construction share this year and the 40 per cent at handover after 1 April, or add a third co-owner.

Golden Visa. AED 2.6 M clears the AED 2 M threshold; off-plan units count once registered. Confirm with the ICP.

Yield and tax. Dubai Islands forecasts run 6 to 8 per cent gross once the amenities open by 2027, driven by short lets; a 1 BHK at AED 2.6 M would need about AED 156,000 a year to reach 6 per cent, which is a beachfront short-let number rather than a long-let one. No UAE tax applies; in India the rent is income from house property after the 30 per cent standard deduction. Resale before handover is possible once a set share is paid, subject to the developer's transfer fee.

Two things to pin down: the current developer price list, because the source listing prints none and the broker figure is a year old, and the handover date, which is printed three ways. If both come back clean, it is a fair Golden Visa buy for a couple who will use it and short-let it.
