A 1% monthly plan is a real convenience: about AED 11,750 a month here, manageable for a salaried buyer remitting from India. It is not free — you are paying a 2026 price for a 2028 building. Danube's plans put construction payments into the project's RERA escrow account while post-handover instalments go to the developer directly, a distinction worth knowing because escrow protection ends when the building does.
Location and connectivity
Business Bay sits immediately south of Downtown, framed by Sheikh Zayed Road and Al Khail Road, with the Dubai Water Canal running through it. Burj Khalifa and Dubai Mall are minutes away, DIFC is a short drive north, and the district has its own Red Line metro station — a real advantage over the cheaper apartment communities further out.
At 100-plus storeys the view is the product, so what you pay depends heavily on floor and orientation — the entry figure quoted everywhere is the lowest floor of the smallest studio. It also means a long build in a congested district, with competing towers delivering around you throughout.
Amenities and specifications
Danube's towers of this generation carry a large amenity deck — pools, gym and fitness floors, sky lounges, children's areas and retail at the base. The full schedule for this building is not published by any source we checked, and neither is the parking allocation, the appliance list or the fit-out specification.
Off-plan, those omissions matter more than they would in a resale, because there is nothing to inspect. Ask for the specification annexe to the SPA and read what is standard against what is optional. Take the SPA as final.

Danube Properties is the development arm of the Danube Group, founded by Rizwan Sajan. A supertall is a different engineering and financing exercise from a 30-storey block, and a good record on the latter is encouraging rather than conclusive about the former.

Our verdict
Bayz 101 is a serious building on a comfortable plan, priced like what it is: a new supertall in Dubai's central business district, at roughly AED 3,150 per sq ft against a community whose older stock trades nearer AED 1,750. That premium is not unreasonable for height, view and a 2028 completion, but it is a premium, and it only comes back to you on resale if Business Bay's new-build tier keeps commanding it.
The 1% monthly structure is the strongest part of the offer for an Indian buyer: it turns a USD 320,000 purchase into tranches that fit inside an annual LRS allowance. The weak parts are gaps in the record rather than flaws in the project — two irreconcilable descriptions of the payment split, no published price above the studio, disagreement on 101 floors or 108, and no DLD project number anywhere we looked. All are answerable in writing. Ask before you book, read the SPA's instalment schedule rather than the brochure, and hold the height caveat in mind: Danube delivers, but it has not delivered anything like this yet.
