Quoted for the units: balconies, built-in wardrobes, central air conditioning and kitchen appliances, with private balcony pools on the eight four-bedrooms and on some duplexes. Quoted for the building: a concierge, covered parking, a lobby, security, a gym, a swimming pool, a children's play area and pool, and a spa; the building is described as pet-friendly. The mix runs from 420 sq ft studios to 6,788 sq ft at the top.

Not published: appliance brands, the smart-home fitting, parking per unit, the escrow bank or the construction percentage. Final specification as per the SPA.

About the developer

Binghatti Developers (Binghatti Holding, founded 2008, DLD developer registration 1051) had delivered about 12,000 homes before 2024 and reports more than 80 projects worth over AED 80 billion by end-2025, with seven handovers in 2025, AED 11 billion of buyers' money in escrow and 15 projects worth AED 15 billion due in 2026 — this tower among them. It builds in-house and fast — Phantom in JVC took 19 months, Canal beat its end-2023 target — but not always on the advertised quarter: Ghost in Al Jaddaf was sold on a Q1 date and completed in August, and Burj Binghatti's date has moved from mid-2026 to Q4 2027. On a Q4 2026 handover, read the REST app progress figure rather than the brochure.

For Indian buyers

Ownership. Business Bay is freehold, so an Indian citizen holds the title deed outright from handover, with the off-plan interest on an Oqood until then — no local partner, no residence visa. The UAE charges no annual property tax and no VAT on a residential sale, so the government's cost is the 4% DLD transfer fee, AED 52,000 on the studio, plus AED 40 at Oqood.

Remittance and visa. The Liberalised Remittance Scheme allows USD 250,000 per person per financial year. AED 1.3 million is about USD 354,000, and about USD 368,000 with the fees — more than one allowance, so a couple remitting together completes in one year and a single buyer needs two financial years, which is tight with handover months away; a 2 BHK near AED 2.85 million is about USD 776,000 and needs a couple over two years. The tower's real assets are the address and the height, which gives upper units a view the district's mid-rises cannot. One by Binghatti is a Business Bay volume tower months from its keys, and the interesting number is the gap between the developer and the resale market: original buyers ask less than the developer's own list, so the entry is on the resale market. The studio still prices at the launch end of the district and misses the Golden Visa line; the two-bedrooms clear it. The tower's real assets are the address and the height, which gives upper units a view the district's mid-rises cannot. Against that, 647 homes hand over at once into heavy supply, service charges are high, and no source prints a progress percentage or escrow bank three months before the date — buy the resale, buy a 2 BHK if the visa matters, and check the REST app first.
